Workmanship is very poor. Quality of products used throughout are less than desirable. Still waiting on repairs from initial walk through and 10 day inspection. Lack of communication post close. They were great to deal with in the beginning to buy the house. Once closed, it’s been complete opposite

Th home supervisor was great

So we love the house and the location. The floor plan is exactly what we have wanted for years and the community is quiet and will be great as we move into retirement. Material quality if very good although I marked down worksmanship because of the many sloppy minor errors made that had to be fixed. I've gone through several houses and honestly the subcontractors need to just care a little bit more and take a little more time. Overcutting holes in drywall, sloppy painting, messy work areas, breaking windows, etc. Just ongoing slopiness that ultimately wastes money. For trustworthiness, this is tied to responsiveness for me. There were several things that needed to be corrected from our final walkthrough and the onsite superintendent just didn't do anything with them. This led to him being replaced about a month later and now the updates are getting done pretty timely. I would have marked both lower, but the company is working to take care of the problem now. Also, the warranty claim process appears pretty unresponsive. We submitted one item and never got a follow up call on it and we have heard a similar complaint from another homeowner. That said, we figured out the problem and doubt we will have other issues based on the build quality. For value, they are good houses, but I would argue that they are priced at the high end of the market. Probably about $20k overpriced but we wanted the location and the floorplan so went ahead and bought knowing the long-term payoff would be good. ... More

Buying a new home with Richmond American is by far the best decision you can make. The representatives (sales, loan, building operations, etc., were super responsive and went out of their way to make the process easy relatively simple and super-efficient. I would like to specifically praise the work of Tanner (our sales representative) and Tyler (our building supervisor) at Arborbrook. Both men were incredible in performing their jobs and were a pleasure to work with. I would also like to note the outstanding work of Erin, our loan representative. Erin was very responsive answering loan questions and ensuring that we understood all aspects of our loan. I was working with 3 new home builders for months, before I chose Richmond American in about two weeks, specifically because they were so responsive and seemed to really want to help our family purchase their dream home. We were looking for a new house in a neighborhood that is currently under development and has multiple builders. After making multiple trips and visited all builders in the community we decided to go with Richmond. At Richmond we found the most house for the money, build quality is fantastic, lot size, sales rep Jesus went above and beyond for us, loan department as well. We made the right choice with Richmond and we couldn't be more happy.

Quick smooth and easy process

We recently purchased a new construction home at Seasons at Wekiva Ridge in Mount Dora, FL, and the entire experience has been fantastic from start to finish. From the moment we walked into the model home, we were warmly greeted by Samantha. Her professionalism, knowledge, and patience made us feel completely comfortable. She answered all our questions thoroughly, which made our decision to move forward with Richmond American Homes very easy. We also chose to use their mortgage company, and the financing process with Mike and his team was incredibly smooth and straightforward. They guided us every step of the way, making the approval process stress-free. Our final walk-through with Bob was detailed and organized, and we’re happy to say there were no issues at all. Buying a helmet, Richmond American has been a wonderful experience in many ways. From the person we worked with when we purchased it Matt to the contractor that we dealt with Todd. We have had a wonderful experience. The only problem we’ve had is with our Postal Service, we cannot seem to get our mail changed over because it keeps saying that the address is not valid. That is the only problem we’ve had, but it has been a significant one. I’m not sure who is responsible for this, but it is driving me out of my mind! So the only thing I would suggest in the future is that everybody is connected on the fact that these places need to have an address in place before people move in because it’s been very frustrating. Not being able to have our mail delivered properly. I have done everything including going to planning and zoning and no one really is dealing with it. Everybody just keeps saying it’s someone else’s fault and I’m not sure who’s fault it is. I just wish it would get fixed! There has been a lot of issues since buying and it seems as alll the nice people during the buying process have now disappeared or just send over a warranty link when I ask them to fix something but conveniently enough it seems like almost nothing is covered under warranty

Worked with Cori and she kept us informed on what we needed to do. The closing process was great. We closed on our old house in the morning and got the keys for our new house that afternoon.

Quality of work is lacking, during initial inspection many items were brought up. During the final inspection most of the initially mentioned issues had not been resolved. We already have a list for about 30 items that will need to be addressed during the 30 day inspection. Most minor, but a handful of issues are pretty big.The assistant superintendent that did the walkthroughs did not seem very knowledgeable and seemed rushed. He also tried gaslighting us about and issue, saying the shower door is intended to only swing one way, which is incorrect, the issue is the alignment and or the tile floor. Jason, the salesperson for our area, did a very good job. He's pleasant to work with and a good communicator. The house itself is exactly what we wanted and we like it very much. Because of the price point, everything is not high quality, but acceptable. We are impressed with the carpet/pad, stove and dishwasher. The real issue is quality of workmanship - it is not very good overall. Many problems are easily avoidable if workers took didn't splatter paint, grout on the tile (use drop cloths or paper!) and used the correct chemicals to clean silicone, adhesive, etc. off the floor rather than wipe with a rag and leave smears all over the tile. The other issue is responsiveness, none of the issues we've reported have been fixed but we're hoping we'll be addressed at the 45 day walkthru. ... More

We didn’t build, but we purchased a new Richmond American home and have been extremely happy with the quality and design. The layout is thoughtful, the finishes are beautiful, and everything feels solid and well-made. I absolutely love the sunroom! The sales team was wonderful and very responsive. Great value and a great home!

Richmond American has great incentives right now. It was a super tight time line to close on a move-in ready home. Using their in-house lender was challenging, but it all worked out in the end. We got a modern, energy efficient home in a great neighborhood. What more can you ask for?

Our experience was very good. There were a couple of hiccups along the way, but that is expected for a new build. The only negative was being surprised by things that are not in our home that were in the model. That was a bit of a disappointment. Being a spec home there were no choices. Overall we are satisfied.

Whitney was fantastic and kept me in the loop, while Matt made sure all my thoughts were addressed prior to closing. Mike has been fantastic in the Warranty team when I noticed some small things that needed to be addressed.

Only major issue that I have had is with the back sliding door not wanting to lock until I used a item to press the pin in. Maintenance have came by and adjusted it twice but it still having the same issue. So I had to put the object back in place in order to get it to Lock back correctly.

My experience was great, all the personnel was knowledgeable and friendly.

Many problems exist with the new home. Builder cut corners and forgot to do many things properly. Responsiveness has not gone well.

Very disappointed in the workmanship and quality of the home. I have a dual zone HVAC system and now am running 2 humidifiers because my house was registering 60% humidity. Their answer? it’s just MD! Called their technician and they said we need a whole house humidifier! Are you serious? We were less than 30 days in and now saddled with an expense for a house that is under warranty. No deadbolt on the garage door and I had a huge boot print on the door. They did not even paint the door even after I asked about. Basically they give you a new car with a dent in it and refuse to lower the price. The mortgage loan process was a disaster and we have a great credit but only the loan officer will communicate with you. Even the closing process I had to sign an Affadavit after we had closed regarding The MD First time home buyer credit that was mentioned up front. Not a great experience and extremely disappointed. The house has some nice features but the drywall work is horrible and does not match the price point but does match the current market. If I had more time I would have purchased a resale. The best benefit is the below market interest rate of 4.99%. I am very disappointed in Richmond and this is the worsts purchase experience we have had and this is a 180 degree difference from the last new home we built. Richmond’s stance is what the will not do and a very inflexible. Typically, anything you ask for the answer is no. We had to reach out to district management to recoup a tree credit of 2,500 because they did not know their own rules regarding the Transfer taxes being paid by them and at the last minute they attempted to use the credit they provided towards the transfer taxes. I was able to get them to plant 4 trees that we are still waiting for but we do have it in writing. Currently we are dealing with our 30 day inspection and will see how that goes. Unimpressed! ... Pleased with the home and love the location.

Buying a home with Richmond American was an extremely interesting experience. Initially they drew me in with a promotional 3.99 interest rate which is as good of an interest rate anyone can get in the current climate. Unfortunately, that is about the only upside to buying a house with them. Everyone associated with Richmond American knew little about how the house was set up and worked. The HVAC was zoned incorrectly from how they sold us the house, the sprinkler system misses multiple spots in the front yard, and the upgraded features were installed incorrectly. The actual process of buying the house was also equally difficult and frustrating, on the day of our closing they had secretly moved our closing date. This compiled with both Richmond American’s in-house lender and their preferred title company accusing each other of engaging in mortgage fraud and breaching their obligations did not sit well with me. Ultimately, this has been one of the most interesting, bizarre, and awful experiences I have had and it happened to be with one of the most important and expensive purchases one could make. I’m sure your experience will go better, but my experience was too bizarre to not give others a fair warning especially when they are spending upwards of $600k on a home. ... More

The home has high quality finishes and features. (Quartz counters, 2 a/c units, tankless water heater, paver driveway, double gates for yard, sherwin williams paint). My sales person was lazy. Handed me her master keys, no explanation or details. That is, when you could find her. Often I would go to the sales office and remnants of her were there - phone, purse, but her? No. I think she was fired, justifiably, before my close. Construction supervisor emailed saying I’d get weekly updates on the progress of the build. Got one in six weeks. If you asked him 3 questions, he answered one. So you had to follow up. He’s likely delegated some things, but not to a great worker… Construction supervisor has an assistant guy. Assistant guy gave incorrect information at walkthrough. Forgot to do our 30 day review. He’s newly hired and easily frazzled it seems. The house is great. The people are bla. Thank goodness I was local. I checked on my house myself. If this was an out of state purchase I’d have been furious. But I’m moved in now. The buying process is brief in the cycle of home ownership. So don’t let my review deter you. I just think Richmond needs better service. They build a great home! ... More

Santiago made the beginning of our home buying experience very good. He didn't mind showing every house we wanted to see. I would definitely be referring him to anyone in the market for a house.

Suzanne was absolutely amazing. She was there from beginning to end. We never went a day wondering. She was so attentive. Chris the Assistant Super was so knowledgeable. He was very responsive to emails and concerns. There was not a question that he didn’t find the answer to. Because of Suzanne I would go through the buying experience over and over again.
