But sloppy where you don’t look. Gutters full of roofing nails. Backyard full of nails. Metal Flashing under roof tires extends into the gutters. Time will tell durability. Nice people though. Pretty smooth purchase

The lender used by Richmond is horrible. My sales associate Pam was amazing. The lender was in organized and wanted to change my closed date after driving 4 hours to Haines City. Their communication skill

they charge for too much that should be included.. adverstising was mis leading.

It was a long process. A lot of endless paperwork-The house is good-a few concerns-they fixed quickly. It was not an easy process. House is in a great location.

I am pleased to provide a positive evaluation of my buying experience. The service I received from Terri was exceptional, surpassing my expectations. Terri's willingness to assist me went above and beyond, even extending her support outside of regular business hours. Her enthusiasm and constant smile made it effortless for me to approach her for any assistance I needed. Terri's exceptional customer service has undoubtedly created a lasting impression and will make me return for future help without hesitation.

Overall, mostly positive experience. The sales, and construction team were professional. The only exception was the representative for American Home Insurance, who recommended and attempted to push the highest possible insurance and underwrote a policy for $750K for a $500K loan. Needless to say, it was cancelled immediately after closing. Only minimal items noted after move-in. For example, ship item sticking up from under carpet in one room.

Been a month since moving into our new home and there were a few minor issues and the warranty department is pretty responsive. While the house look and interior feel is good, can't help but notice some of the low end products used in construction, which is pretty common with today's track home builders. Got the benefit of the rate buy down, which helped a lot. Field staff, Chuck Salo and Manny Tacho were very responsive, approachable and helpful. Loan processing team members, Jennifer and Darcie provided excellent and responsive service. Not a good experience with their Sales Rep Sonja (is a rep at Firefly subdivision) who was great until making a commitment to purchase but became unfriendly and unhelpful for the remainder of the process. She needs to develop customer service mindset and learn how to communicate better. ... More

High-quality workmanship and materials. Everything is great until you close. But the final walkthrough was not great; they didn’t deliver or fix all the touch-ups. They were nice until you signed the tour dues sheet. After that, the response was poor and communication was unclear. You have to follow up a lot. I recommend not signing the tour dues sheet until 100% of the work is done. The closing experience was okay, not great.

It took the painter a month to come back and paint the trim they missed and the front door. Still waiting for the screen door people to come by a adjust the screen door. Waiting to hear back from dishwasher installer to come back and level the dishwasher so the door doesnt keep flying open.

It was a less expensive starter home and a quick build. You can see where corners were cut. But expected that going in. Sales rep "stretched" some details about the buying process which forced me to double check everything. Building superintendent James was great.

It was an easy process using their lender. One thing I would say to someone buying with appliances included, make sure you know what appliances your getting. It will not be what's in the model. This was a problem for me because they provided the cheapest appliances they could. Some of the items pointed out during walk thru, they seemed to always have an answer why it can't be done. Some of the smaller things they said would be done was not. Put everything in writing even things they say they provide, like more barkdust, cleaning, and pressure washing before move in.

Jason, the salesperson for our area, did a very good job. He's pleasant to work with and a good communicator. The house itself is exactly what we wanted and we like it very much. Because of the price point, everything is not high quality, but acceptable. We are impressed with the carpet/pad, stove and dishwasher. The real issue is quality of workmanship - it is not very good overall. Many problems are easily avoidable if workers took didn't splatter paint, grout on the tile (use drop cloths or paper!) and used the correct chemicals to clean silicone, adhesive, etc. off the floor rather than wipe with a rag and leave smears all over the tile. The other issue is responsiveness, none of the issues we've reported have been fixed but we're hoping we'll be addressed at the 45 day walkthru. ... More

With any large transaction you are going to have some issues along the way. But one thing that I felt confident about along the way, was that those issues would get solved. Travis was always a phone call away and willing to help or point me in the right direction anytime I needed anything. The loan team (Jenn Fuggi) did a good job breaking things down for us so we could understand our options. This was our first home, so it was a bit overwhelming ant first, but Travis and Jen helped calm us down and Keep us on pace. Overall I felt satisfied with the experience.

Go through your home with a fine tooth comb, there were a lot of things that were not properly done and covered up, things like chipped tiles that had been painted ect. If we were to do it over again we would definitely hire a home inspector to help identify deficiencies up front.

Experience with the Builder Superintendent Was Not Good

We love our home beautiful home and it’s in a beautiful area in Black Ridge Cove. We love the deck and terrace, size of rooms, etc., but as a spec home there are things we couldn’t give input on through the building process. There appears to be a clear emphasis on speed of subcontractor work and not quality. The floating floor was not checked to ensure that it was cut close enough to the walls so that when the floor moldings were installed, the ends were covered. The floor moulding subcontractor also didn’t pause when they clearly saw that the floor was cut short, so now we have several areas where the floor is cut short of the moldings and are still waiting for resolution of the issues more than a month after closing. Shouldn’t someone inspect the work at each stage to ensure it meets a certain standard? Other issues that are head scratchers include no light over the sink and not installing lights over the kitchen island. I realize that an electrical line was put in the ceiling so that we could install them ourselves and choose between two or three lights, but that doesn’t seem like the right thing to cut costs on. At my age it’s difficult to install lights over a large kitchen island with 10 foot ceilings. I have to put a ladder on the island to reach the ceiling. The other thing I would have done differently is to put the light by the door to the garage on a separate switch from the can lights in the family room. The light is primarily used for the closet by the door, but when you turn it on to get a coat from the closet, you also turn on the 4 can lights over the family room. That makes you not want to turn that light on if others are watching tv in the evening. Did they talk to anyone who had actually lived in a home before designing the lighting? ... More

Better don’t go to Richmond preferred lender. It’s a life long traumatic experience. They operate with a selfish, customer don’t care approach. It’s haunting and my body became weak due to huge stress.

Straightforward experience. We utilized the broker from Richmond American. It was a very big purchase and I'm disappointed there was no real home warming gift besides a keychain. The house when we toured it was basically finished and the builders prioritized other homes to put up. While sitting there were multiple things in the house they had to come back to finish such as handles on the cabinet.

The house itself was delivered ok. The workmanship was less than stellar. When we did the final walkthrough we placed lots of blue tape but maybe 10% was fixed and then the clean up was terrible. When you move into a new home you shouldn’t have to clean up before moving in. We found lots of drywall dust in wall and trim throughout the home. The front door looks terrible with bubbling paint and streaks. The painters were sent back but it looks worse now. When we did the 30 day checkup she assured us that it will be taken care of. I really like the home but the little things make it hard to be happy about paying so much for a house. When everything is completely taken care of then I’m sure I will feel better about things. ... You are getting a nice, quickly built new construction home, but ... the appliances are crazy cheap and garage walls move when opening and closing the side door. What other quality issues exist under the surface?

Everyone has been busy here, clearly taking on a lot of work. I have seen this before in new home construction. Things get overlooked, not done at all, or flat forgotten about. I am thankful for James, our warranty contact, as he has done a lot for us. We have a long way to go to be fully happy, but we will get there. Praise The Lord for everyone’s hard work here, before, during, and after the builds.

Great pair of dudes here. This is my first home and although the process was overwhelming at times, these two gentlemen made it a little better. Overall I have enjoyed our new home. Some issue still to be dealt with but I know the team will get them done. The one thing I will say is training needs to be done on the sprinkler systems. We could have avoided some issues with a better review of the equipment. Jim even came by to address an issue and still didn’t get it resolved. That’s my only complaint. As I said some items will still need to be tended to but I’m positive the team will get it done. ... More
