With any large transaction you are going to have some issues along the way. But one thing that I felt confident about along the way, was that those issues would get solved. Travis was always a phone call away and willing to help or point me in the right direction anytime I needed anything. The loan team (Jenn Fuggi) did a good job breaking things down for us so we could understand our options. This was our first home, so it was a bit overwhelming ant first, but Travis and Jen helped calm us down and Keep us on pace. Overall I felt satisfied with the experience.

We had a smooth process in buying this house. We have only had 1 issue with our kitchen sink which was fixed in a very timely manner. Everyone has been very helpful and nice.

The home buying experience was pretty decent, however I didn't like how I was expected to read all my paperwork and understand all the terminology used, without anyone going over it with me. Being a first time home buyer it would have been nice if someone took the time to go over things with me. I couldn't share my documents with my realtor either. Responsiveness to issues is very poor, it took 3 weeks to address my garage door opener issue, and nearly 2 months to obtain a working set of keys to my home.

Go through your home with a fine tooth comb, there were a lot of things that were not properly done and covered up, things like chipped tiles that had been painted ect. If we were to do it over again we would definitely hire a home inspector to help identify deficiencies up front.

We love the town that we are in and the neighborhood. Our sales rep was fantastic, as was the loan officer. However, we were pressured by “corporate” to move up our closing date to meet “their” quarterly sales goals…..which meant that the actual construction crews had to “rush” to finish our home. You can tell by the finish work and attention to detail. (Paint quality is terrible, caulking on countertops is sloppy, contouring of front yard is shoddy, drywall and texture around bathroom light fixtures was sloppy, it was obvious that everything noted issue on the walkthrough was “rushed” to make closing happen….and after talking with other neighbors, I doubt they will be corrected at the one year walk through. We were told of their experience with Richmond, “ that once they sell you your home, good luck getting any response from them…..”We’ll see, I have faith that we will….. ... More

Experience with the Builder Superintendent Was Not Good

I had a good home buying expérience with you guys.but otherwise i missed to see a broken glass on the garage door on my final tour.as i moved the same day in afternoon i noticed the damage and claim a repair. I have got a promise but nobody have yet showed to fix anything.

Overall I had a good experience buying my first home. My sales rep was amazing. She reassured me the entire time, didn’t pressure me, and overall made me feel like I could do it. Buying your first home can be so nerve wracking but she was such a calming presence and made it a lot smoother. The loan officer I worked with was awesome too. She was very responsive and laid everything out clearly. I had a great experience with the title company as well. Very responsive, answered all my questions and signing went very smoothly. Where the issues started happening was with the loan processor (or back end person) and the insurance officer. They didn’t respond to my questions in a timely manner and left me in the dark around timing which was very frustrating. The insurance broker did not include all of the discounts in my quote and I ended up having to pay more upfront. Even though I told him over 3 times to review the documents, which he did not in time for closing. We had our own financing. You treated as if you were our lender. For this reason I would not recommend Richmond homes for anyone that does not want to finance through you.

We just purchased a house about a month ago, well, there were some issues and delays on documentation but all were justifiable. But so far we are loving the place. The house is beautiful kids love it.

We love our home beautiful home and it’s in a beautiful area in Black Ridge Cove. We love the deck and terrace, size of rooms, etc., but as a spec home there are things we couldn’t give input on through the building process. There appears to be a clear emphasis on speed of subcontractor work and not quality. The floating floor was not checked to ensure that it was cut close enough to the walls so that when the floor moldings were installed, the ends were covered. The floor moulding subcontractor also didn’t pause when they clearly saw that the floor was cut short, so now we have several areas where the floor is cut short of the moldings and are still waiting for resolution of the issues more than a month after closing. Shouldn’t someone inspect the work at each stage to ensure it meets a certain standard? Other issues that are head scratchers include no light over the sink and not installing lights over the kitchen island. I realize that an electrical line was put in the ceiling so that we could install them ourselves and choose between two or three lights, but that doesn’t seem like the right thing to cut costs on. At my age it’s difficult to install lights over a large kitchen island with 10 foot ceilings. I have to put a ladder on the island to reach the ceiling. The other thing I would have done differently is to put the light by the door to the garage on a separate switch from the can lights in the family room. The light is primarily used for the closet by the door, but when you turn it on to get a coat from the closet, you also turn on the 4 can lights over the family room. That makes you not want to turn that light on if others are watching tv in the evening. Did they talk to anyone who had actually lived in a home before designing the lighting? ... More

So the home has some pros and cons. Some of the upgrades are nice but then they went cheap on other things…such as upgraded fixtures but didn’t even put in a smart thermostat or the wire for a smart thermostat. There are many things that they went cheap on. In addition we were told before we entered into a contract and received the hoa rules that the only thing we had to worry about was drainage. Once we entered into contract and were towards the end we finally got hoa requirements and by then it was to late to back out as we would have lost all of our deposit. We were not told the truth about the hoa and had we known the truth we would not have purchased. ... More

Richmond is very restrictive. They make no allowance for any changes or upgrades.

Over all not to bad. Still have a hand full of small things that need to be fixed

Builder realtor name Katrina is very nice and she helped me with all the things I need. She is very approachable. The house plan is very nice only one thing didn’t meet my expectations is the flooring. I was told in the first place that the flooring is white vinyl but it turned out as light brown. Also David still has 3 things to complete in the house until now he still not scheduling to complete it.

Oliver is wonderful and truly one of the best parts of purchasing with Richmond. He is there for every little thing you need. Incredible communication. The cons: there were a few miscommunications with their mortgage company relating to their incentive. Also the workmanship could def. be better. They will fix everything you ask so it seems they rely heavily on waiting until you ask for it. Overall, the community will be lovely and we are happy with our purchase so far.

Better don’t go to Richmond preferred lender. It’s a life long traumatic experience. They operate with a selfish, customer don’t care approach. It’s haunting and my body became weak due to huge stress.

Straightforward experience. We utilized the broker from Richmond American. It was a very big purchase and I'm disappointed there was no real home warming gift besides a keychain. The house when we toured it was basically finished and the builders prioritized other homes to put up. While sitting there were multiple things in the house they had to come back to finish such as handles on the cabinet.

Home buying experience was very quick and easy for the most part. Quickly of home seems like a quick done job with cheap materials. Not attention to detail.

Purchasing was fine. The readiness for walk-through was an issue twice. The first time I verified on Friday that the house would be ready Monday. I was traveling from 10 hours away to get there. When I arrived they were framing the driveway to be poured and there was still work to be done inside. The second time it was still not totally done and we discovered that where there was supposed to be an 8 ft french door per the JIO, there was a 5 ft empty opening. I closed anyway thinking it would be handled quickly. I have been out once since then and it wasn't done yet. At that time I also discovered with the help of Richmond staff that there was no modem in the utility closet to set up internet. I plan to be there the week of Thanksgiving for most of the move-in and I have no idea if it's been resolved yet. ... More

Quality was not what we were hoping for. A lot of paint issues, loose towel bars ,and recently noticed windows aren’t level

We feel that the motto was “ build a home For as inexpensive as we can. No way to hook up a water softener No way to make changes when the house hasn’t even been framed ( little changes even) Heating registers are at the bare minimum

Have had some post closing issues that have not been addressed.

I am pleased with my overall experience. Moved in just days before the hurricane, and to my surprise, the home held very well. Some water was entered through the ventilation system, but nothing to complaint about.

I’m happy with the new home, but we have been addressing a bunch of minor issues.
