The process was amazing! We are enjoying our beautiful new home. It almost perfect. There are a few issues that still need to be addressed and it takes a long time to get a response back and to actually get them fixed. The trades could do a better job at paying attention to details so that we could avoid having to fix things.

Sales agent Jason Was super friendly and accessible. The superintendent of construction Rynn was great attentive and easy to talk to made everything very easy to understand and followed up through and through.

From start to finish the builder deserves 4 stars. I used their lender for the special rate on the table and they were fantastic, title company amazing, and most people friendly. Sales made some misleading or unknowledgeable wrong answers and there have been a few hiccups with warranty. That said, overall I’m incredibly happy with the home and time will tell on the long term quality. I was very disappointed the builder didn’t allow option selection but ultimately found my ideal lot and the color scheme I wanted. You do end up paying twice for paint or finishes you want after the fact since they don’t let you choose that either. The positive side of that is it was move in ready quickly, but I do wonder if that will bite me at some point. ... More

Jim, Mike and Jennifer made a great team and were professional, knowledgeable and helpful through out the process. Would highly recommend working with them.

For me the finish work before moving in was not good. The attention to detail was poor as we had to have cabinets re worked patch work and painting still in progress and cleaning before move in was very poor. Still waiting for work on the fence and gate and paint repair on facia board. I know we have a year to get all these things corrected but who ever is responsible for making sure everything is in order should slow down and take more pride in the finished product as this represents Richmond Homes.

During the punch walk , we found issues and later some of the things were fixed but not all, had to wait a month because the kitchen drawer was never attached and my mom fell back and hurt herself, another was the kitchen knob, all has been resolved except for the dead tree on the front yard, that should’ve been and still should be replaced by Richmond, but myself and kids love our new home.

Warranty service seems to never respond

After a change in construction Foreman’s I noticed a huge change in customer service. The new foreman Paul was extremely helpful with concerns or questions. He was also very good at communicating what could and could not be done for small discrepancies we notice during the building process. Paul made the rest of the experience much better. Unfortunately we felt the lender was not as responsive as we’d like. It seems there was little to no communication between the builder, lender and sales team. Our close date changed several times (which was expected). But however, when we asked for an updated close date, often times we got three different answers. Additionally, the lender would tell us to ask the sales team and the sales team would tell us to ask the lender. That at times was frustrating because during the last two weeks, we were living in a hotel. Overall the process was good though. ... More

The overall buying experience was great. Some minor issues with communication but that was fixed. The one thing bothering me now is I have submitted a work order of the things not fixed from the final walk through and now 30+ days. I still have not heard from anyone to come and fix these issues. My dishwasher currently does not work and has not worked since day 1.

But sloppy where you don’t look. Gutters full of roofing nails. Backyard full of nails. Metal Flashing under roof tires extends into the gutters. Time will tell durability. Nice people though. Pretty smooth purchase

This is my second home, but first time with Richmond. Sales representative is great. I appreciate Brad for his prompt replies and sharing progress every week. Construction manager was responsive to the issues reported to him with immediate actions. I am yet to evaluate with the warranty guys as I will need them very soon for the recently discovered construction issues. Overall not a bad experience but could have been better if Richmond had a better policy about after sales and service. This is not people problem, but the Company policy. Problem:. Most of the buyers will have trouble finding drywall's/paint issues during inspection causing them to live or fix their own. Richmond doesn’t provide warranty on drywall and paint which is standard with all the builders. BUT, Most of the other builders provide a couple of “free hours” for paint/drywall post closing, but Richmond just wants you to live with that. Sales representatives, Chris, helps us a lot, and very responsible. Location is good and some of house design is good. The building workers are bad, quality of overall finishing is poor, finding a lot of small issues after move in . Warranty service is bad.

The lender used by Richmond is horrible. My sales associate Pam was amazing. The lender was in organized and wanted to change my closed date after driving 4 hours to Haines City. Their communication skill

Cindy DeValle may the whole experience great without the purchase would have never happened John made walk through easy. The old saying you get what you pay for. I think quality on products in house could be better than what you represent in retail numbers you have a huge buying power for your products. Also your 24 hour policy is terrible with closing escrow arranging move un your expected to get problems reported and then you say it takes 10 days to schedule for problem to get resolve. Jennifer is great at getting problems done. Except you only had 24 hours to report. If you asked would I buy this home again I would honestly say NO. That came with finishes picked and no offer to change anything cost me a lot to make my home . Please better quality quartz that’s the biggest thing for me the quality of the workmanship mainly rough edges can’t be address because I noticed past the 24 hours. Plus had crushed ducting if it weren’t for hiring electrician to wire my spa would have never known it has been resolved took 3 weeks since filing an issue. ... More

If you don’t do any upgrades the quality of material used is very cheap. A lot of simple mistakes are made. Seems like they rush through the process of building these houses. In our experience we had a leak, excess foundation, solar panel box put on wrong, flooring was scratched, carpet was lumpy and you could see the seems, breakers tripping and paint that needed to be redone. They give you a matte finish which scratches and stains very easily. Overall I am happy with my home, just wish everything was done right from the start. This is difficult because not every team should be grouped into a rating whereby their performance and responsiveness is tallied with other groups that do not meet a certain standard. The volume that each team has to handle and move production through the process should not be measured collectively nor grouped with another team whose standards fall short of client expectations. Ratings above need to be grouped into the different teams so each team can be rated accordingly. Overall the Sales team, Design Center, and Finance Teams met our expectations and were an absolute pleasure to work with but once production began, Line Production fell short. Knowing that the vendor / contractors in which Richmond contracts with are an absolute representation of the workmanship and quality standards I hold Richmond to, make your vendor / contractors accountable. If I have an issue with quality and craftsmanship so should Richmond. I shouldn’t have to concede to and/or lower my standards because it is a burden to a Richmond representative or that he/she is just Reluctant to Resolve in managing the quality issues I have with the final product. Defend your clients, not your contractors. Hold them to the same standards of quality and craftsmanship I bought into during the initial purchase phase, especially when thousands of dollars are invested in with upgrades and higher quality materials. ... The main problem with the house is that all the noise from outside feels as if it were inside the house.

The overall look of the home is very nice.. The finishing touches that were done was sloppy and careless in regards to the drywall and painting.

It sounds frustrating that the promised gutter and other items weren't addressed before closing. I have contacted the superintendent to express my concerns and inquire about getting these issues resolved. Nothing has been done yet.

This was my FIRST home buying experience and it went fairly easily. The sales team was exceptional, the loan team was okay, the building team was also fine. The loan team had some gaps in communication throughout the process due to their volume of applicants. The construction team also felt pressed for time and breezed through the inspection but they completed most of the adjustments.

Not too happy with certain problems that I have encountered and still dealing with. I would have hoped for a better experience with the final walkthrough and fewer house problems.

Low quality material repair work are to hard to get done bathrooms are ridiculously small very very unsatisfied.
