The Sales Personnel is Outstanding! However, the Project Management Unfortunately is Inexperienced, Lack of Pride in the Craft of Building a Home, Lack of Professionalism (No Shows at Appointments, No Sense of Urgency to Correct Issues, Etc.) and No Corrective Plan of Action within Supervisors to Apprehend those employees.

Communication was excellent. Quality of workmanship is very good.

Don’t go without a Realator and don’t believe the salesman John he will say anything just to make a sale and the he will lie and say he never said it. He had us fly from Hawaii for the frame walk and the project superintendent was not ready to do the frame walk because the home wasn’t ready for it. Remember your not to hold them up in anyway but it will never be there fault if they are not ready when they inform you that they will be. As for the quality of the home I would have expected it to have been much better. The drywall in the home is already cracked in one of the door frames by the garage entry, the paint has different shades in the living room , lights in bathrooms and chandeliers, along with light switches are obviously not level. The drywall on the ceiling for pendant lights in kitchen have areas around them that need to be repaired there is also a dirty hand print near one of the pendant lights on the ceiling. There is paint spatter on the flooring throughout the home. It appears that they put little to no effort in cleaning the home prior to us moving in. Also they are still building this community and the don’t seam to pick up there rubbish and it blows into everyone’s yard and you have to pick up their debris on a daily basis. It seems as though they only want pump out the homes as fast as they can with no attention to detail or pride in there workmanship. The workers leave nails and debris in the street. Even the stucco siding has a lot of cracks in it and the home has only been built for approximately 6 weeks. Come on Richmond American I know you can do better if you try and care about your customers or do you only care about sales, these homes are not cheap ours was just over 840,000 $$$. The purchasing experience was pleasant and efficient. The salesman, Rick was very helpful guiding me through the process, which went relatively smoothly. The communications between the financial institution, mortgage company and Richmond was seamless. During that initial process of walking through my future home, I requested and Rick promised a master bathroom cabinet, the 3rd automatic garage door opener and the raising of the block wall between my house and the neighbor to the East since I literally have to look directly into their master bedroom. There were several other smaller items promised to be installed. After moving in on July 28, 2024, I have gone through three walkthroughs with the Trades Crew Chief, Conner. At each walkthrough, Conner promised that all three major items and the several other items would be installed. As of today, August 2, 2024, I still do not have the master bathroom cabinet, the 3rd garage door opener and I am still looking into my neighbors master bedroom. In addition, Conner finally made a list of all the things that need to be fixed. While he was able to fix a couple if smaller cosmetic problems, the following list contains things that still need yo be completed: Rooms Repair/Paint front door peephole Bedroom 1: paint bottom door; put cover on plate on wall behind door Front Ceiling Grill: Loosen middle bolts on ceiling grills - bowing Front Bath: replace window screen Fix wall or tile at top Paint ceiling above tile Repair tub - severely scratched 2nd Bedroom Replace door - crack Screen repair Install 2nd shelf as promised Rick/Conner Front Door Entryway Wall and moulding issues on east rear wall, repair/replace Wall and moulding issues on west front wall Garage Repair/paint Entryway inside double Garage door Ensuite Bath Repair/paint wall above sink light Tub area left corner Repair tub, severely scratched Replace 1st row floor tile Repair/paint defective cabinet on right side bottom Laundry Room Ceiling above washer needs repair Dining Area Southeast wall at ceiling not at a 90 degree angle Kitchen Area Cleanup repair/painting of Southwest wall corner site Sticking pantry door Living Room Area Replace screen tear on window next to large window Master Bedroom Repair/paint bottoms of barn door Master Bath Level towel bar - Crooked towel bar on closet door wall Install cabinet as promised Master Closet Install 2nd shelf as promised Repair right screen door, it falls off track Conner has not responded to text messages and did not show for an agreed upon meeting on August 1, 2024 for the 4th walkthrough to schedule work to be completed. The qualifying of craftsmanship is border line. The entryway wall is crooked and therefore the baseboard moulding on the wall is a long wavy line. Every single door frame at the bottom looks bad because of unclean cuts. It looks as though the craftspeople used dull blades and instead of filing the ends and cleaning the area, they just painted over the mess. I am absolutely frustrated with trying to work with Conner to get what was promised me, and to make right the repairs needed. While work continues in building more homes further down into the community, it appears as though Richmond is not interested nor care less about completing work with quality and satisfying their customer. During our final walk we had a list of things that were wrong. Only half of them were resolved. Head contractor didn’t seem to care about the issues that were not fixed. We were unable to get a hold of him after that day. We had to contact home warranty people to have someone else come over and fix some issues. Shouldn’t the final acceptance form half to be signed and the customer satisfied before you release the home?? This never happened. To this day we have never signed off the final walk paperwork. Terrible!

A lot of issue I wish I can explain it

Our first time purchasing a brand new home and it was an okay experience the sales guy was not much help he mislead us in a few ways not very helpful. The head builder guy you contact for issues superintendent was completely worthless and he would ignore our issues had to get the higher ups involved!. Finally they are coming out to fix some issues but still waiting on others to get resolved.

Overall price and layout of the place wasn't bad. Only major issue is drywall, paint and uneven walls seems to be pretty bad. Even stuff that I had marked on the walkthrough before purchasing the home they had attempted to fix but still did a poor job.

I recently purchased a home with Richmond, and overall, my experience was good. I would like to specifically highlight Henry, who was exceptional throughout the process. His professionalism, attentiveness, and dedication made a significant difference. Dealing with underwriters is often a challenging part of the home-buying process, but I found it to be relatively manageable. Henry was always there to guide me and answer any questions, ensuring that everything went smoothly. Richmond took great care of us and really cared about the product they were selling. Any of the few issues were addressed quickly and eh house is really well built. Very happy with the home and the building process.

Y muchas mentiras por parte de los vendedores le dicen muchas mentiras a los cliente solo por vender y ganar su comisión deberían de darle salió para que mientan . Y me dijeron que mi casa iba hacer igualita a la casa modelo y nada totalmente diferente . Muchas cosas no me gustan también me digerían que el terreno iba hacer más grande y nada pero voy agarrar un abodago por que tengo pruebas mensaje donde me disen las medidas del terrero y no es verdad

While the layouts of these homes are appealing, that’s about where the value ends. The construction includes the absolute bare minimum of items, and what is included is often installed poorly. Be prepared to make numerous warranty claims, which can take anywhere from days to months to get resolved. You'll need to budget extra for essentials like additional cabinetry, garage door motors, ceiling fans, a fence, a screen for the lanai, blinds, and much more. The carpet was installed with builder-grade padding, and the flooring is disappointingly curvy and bumpy. I’ve also noticed exposed screws on the drywall that were just painted over, and there are random items with screws missing entirely. I also have exterior cracks that look like foundation issues which the builder claims is no big deal. Most importantly, the HVAC system is a major letdown. They provide an underpowered system, so if you have a larger home, expect to run your AC nearly 20 hours a day to keep the place cool. If you are deciding to go with the builder lender for the incentives they offer, it’s going to be an extreme headache. The lending experience was the worst I’ve ever had and owning multiple homes. While my experience with this builder was poor, from what I’ve heard from other buyers from other builders in my surrounding area, their experiences were not much better. I choose my home due to the location, timing, and most importantly home layout. Additionally, the Richmond sales rep who showed us the homes was very sweet and accommodating. The final Walkthrough was through explaining every detail.The Communication with me through the whole new build was right on. Whole experience was GREAT!

The beginning process was great, onece it came to finish work absolute trash, light fixtures secured to sheet rock not the boxes, tile alignment, paint work all trash, the hand rail to the stairs missing hardware if used it falls off the wall.

I love the craftsmanship of my home. The 2 x 6 construction and design is great. The issue I have is with the sales rep Steven A. He out right lied to me and my realtor about the options for my house - specifically the windows in the basement. I spent a lot of money for several options that were important to me. I wanted to a full size window in an unfinished bedroom in the basement. I would have paid to have a regular size window put in and he said that I would get a regular sized window as I do stained glass & need the light as well as ventilation. The day they poured the foundation, I came by and found a small window in that room. My realtor was sitting right next to me when we went over the house details so I have her as a witness when I went through the options for my house. I am so disappointed and angry at the sales rep, Steven A, because he knew how important this feature was but totally disregarded my wishes. If he would have told me it’s extra, I would have paid for it, so in the end, he missed out on extra money for his commission. Otherwise a sinkhole has developed above my sewer pipe leading to my house and the backyard is not graded per the plan. Part of the backyard is always wet due to insufficient fall and grading to the backyard. They emailed me back on 7/17 saying due to staffing changes there is a significant backlog. Sale Dept Great, Designer Ctr Great, Mortgage Company Great, Insurance Co Great but Construction Dept is lacking Pride and Supervision or actucally there is none and when you send emails you get no reply back and I not even sure they read them because nothing is completed or communicated back to you. Had recommended 2 friends and have gone back to them to express my disappointment and wish I had not referred them due to the construction department. Its just sad and heard from my New Neighbors they have had the same experience.

Our experience with Richmond America has been extremely disappointing, primarily due to being misled multiple times throughout the process. First, we were lied to about how the incentives work. Additionally, we were given an incorrect cash-to-close amount, which was nearly double what we were initially told. Despite having my child support amount accurately listed on all signed papers, I was treated with suspicion and accused of lying about it. This resulted in the child support not qualifying, and I was required to pay off all my remaining debt to get approved. This process took about a month to resolve. After finally getting our house, the issues only continued. During our first walk-through, we pointed out several problems that still have not been fixed. The attitude from Rafael, our point of contact, has been particularly frustrating. He dismissively told us that no house is perfect, which we understand, but the number of issues we found is unacceptable. For instance, the backyard grass was dead, and we were told it would come back to life, which it never did. Even our lawn care professional confirmed that the grass was dead. We sent an email about a month ago detailing all the issues we found, and we were promised a response within 3-4 days, but we never heard back. I sent another email yesterday requesting an update and to provide additional issues. Since then, I have discovered two more problems: our sliding door doesn’t stay closed, and three plants have died despite daily rain. Overall, the entire process has been horrible, and our experience with Richmond America has left us feeling frustrated and disappointed. ... More
