During the lead up to signing the contract to build, there were often times that were a bit frustrating related to the pricing of the home and different decisions that Richmond made and changes during our lead up to signing. By the time we were ready to sign RA instituted a fee to be able to choose our own options. The alternative was to let Richmond pick our options. When we inquired about pricing for their high medium and low options for their spec homes they couldn’t give us prices. Additionally, they were going to pick all the structural options so we kind of fell between a rock and a hard place. When it came to being able to choose the home we wanted we had to pay a $25,000 premium to get to the point where we could do that. Ultimately once we signed the building process was relatively smooth. There was a hiccup in the design center where a flooring option that was not included in any pictures or discussions we had was included on the final contract and we did not catch it. Once the wrong floor was put in we brought it to the attention of RA. They were slow to respond and when they finally did their answer was to charge me $1200 and delay the closing. If they had handled this and responded earlier in the process we wouldn’t have had to delay closing. I felt like this is an opportunity for Richmond to realize that they played a part in this mistake too. They took no accountability and offered a solution too late. She is experienced and knows a lot of real estate-related knowledge. She helps Buyer and answer various questions. She is very patient and helpful, making buyer very satisfied and have good experience.

It has been almost 2 months since we closed on the home, and it is still unfinished. Missing cabinet door hardware for 16 cabinets throughout, and they keep telling me they can't get the hardware for some unknown reason. I have repeatedly pointed out issues in workmanship such as paint overspray on the front gate and garage access door. Paint drips/ stains on driveway, defects in drywall/paint inside and out. Carpet pulled / detached in 2 bedrooms. Cracked floor tiles inside, towel rod in bathroom completely just fell off when we first hung a towel on it. The list goes on! I understand that no one is perfect, and that there will be defects and things missed here and there, but I would expect that the builder would be prompt about resolving these issues and responding to home owners when they raise concerns. I will gladly edit this review if anyone decides to resolve these issues any time soon. The home is very advanced compared to other home builders. Would recommend builder as starter home.

The home is okay. There could have been a lot more smarts used when planning the backyards. Why are the homes backyards sloped?? Well because they didn’t want to make the effort to actually level out the backyards & make the homeowners pay extra to have retaining walls built. The builder definitely cut corners on materials and craftsmanship when making these homes.

I love my new home and very happy with the lay out and neighborhood.

I expected a better quality build, materials and especially workmanship very disappointing.

First and foremost, I have to appreciate the design of the home and community but the rest part like communication on the overall process especially from the loan department and the quality of workmanship and delivery of home needs a hell lot of improvement. During the walk through you can’t identify the minute details but when you start living, notice like uneven application everywhere, dirty finishes, chipped off paint and cabinets and door, careless work in workmanship and uneven floor. Many people warned me that the home-buying process would be stressful, but my experience with Richmond's lender was horrible! Unfortunately, you have to go through them to get the best rates...brace yourself. Now that I'm in the house, I'm okay. I still really like the house, but I am finding negligent things here and there. For instance, there were bumps underneath the carpet. They ended up finding entire bundles of nails leftover by the carpet people! Thankfully, they are pretty responsive and quick about getting things fixed.

We love our new home and we are overall happy in it. The homes and the neighborhood is beautiful and there is plenty of space. It is also very quiet inside the home so even with construction still happening we don’t bear anything when inside. I’m giving three stars because considering how expensive things are, and how experienced Richmond is in building homes, things should be completed by closing and the warranty should be a last option. Instead, Richmond relies on making the buyer file a warranty claim rather than just having everything complete in the first place. If you do need to file a warranty claim you will have to wait 30-45 days before you can even get that process started. ... More

The salesperson in the office was very nice and helpful prior to moving in. However, I found an issue with construction regarding our property. I called the office to check on the warranty and to fix this problem but they never responded back to me. I am very disappointed with the response and still after all this time no one has responded back.

Michelle was the second representative I had. She was fantastic she sent new pictures of the my build every week and updates.i do love my new home!

Underwhelmed but good enough house. Some cheapness in finishes, appliances/AC unit, materials and installation for cost sitting, cutting corners. Dealings were deceptive or non responsive.

We were most disappointed with the spec only process. We were not allowed to pick anything for design or finishes. We were also disappointed when we were told we had a specific lot to find out a new agent to the development sold it to someone else when our agent wasn’t there. We were told we would be updated through email weekly on the progress of the build. We never received an update until the pre-closing walkthrough.

Disappointed with having half bathroom floor dug up to repair issue with flange lodged in sewer piping. Vinyl floor material used in home is very poor qualify. Very disappointed with it.

Signed on at dirt lot. Found out later was quick build. No changes allowed. Builder continually stated to not allow viewing at home could be breach of contract. Though found multiple issues, pointed out. Hopefully fixed. Probably hidden issues, Many neighbors raising concerns about builds related to water, water temp, creaks, cracks, builder repairs, false expectations, false repair orders, sub contractor issues with improper installation or any/appliances or other utilities. None of our appliances were tested prior to purchase date as water/gas wasn't turned on.Now with nee 2024 pricing value of build doesn't make sense probably really 150K less value than reality but 2024 is where we are and hopefully our fixes, modifications and they should have fired their curator as options chosen don't make sense. The homebuying process went smoothly. The quality of the work was sub-par by some of the contractors, i.e. the electricians, painters, and dry wall workers. The foreman promised things fixed at walk through that have not been corrected, and since ignored. I like my home and the neighborhood but was not told about all of the taxes at the location I live.

Overall we love our new home, the design , space and flooring are the best. We did not like the fact the loan company did 3 separate credit inquires within 6 months. This greatly decreased my credit score. I did not also like the fact that we had to call several times for your company to fix a broken tile and fill up a hole next the water and gas meters.

Having issues with grading of land and concrete

I had a lot of moving pieces in my life and needed a house. Richmond American was there to fill that need. Our house is okay. It's an okay starter house. Workmanship is okay. There is some pretty mediocre tile work going down. Otherwise things are functional and overall acceptable. Acceptable is the key. I'm sure you didn't want this review. Maybe stop spamming my email with these requests. This was a reasonable review, I definitely could have submitted worse.

- Financing deals-felt like they tried to get out of offering to us on a technicality. Very frustrating. - Blue tape- they out it everywhere so it essentially meant nothing. Plenty of imperfections after blue tape - Yard landscaping. They put down mulch with no ground cover. Terrible recipe for weeds. Cheap. - Wouldn’t let us change common sense things. Don’t put down mulch where we are immediately about to put grass. This just makes more work for us. We asked them not to paint the bannister so we could paint it a better color (saves them money saves us time) they said absolutely not. - The in house financing has zero customer service. I had to micromanage the process. They never had answers for me about rates and deals. Darrell was specifically hard to work with. We had the go find another house and threaten to walk on our earnest money to get the rate deals that Richmond was literally advertising on their website. They tried to screw us on a technicality when they told us in the sales office that we could get those rate deals. - Selling our current house at their pre-determined price is LUDICROUS. They clearly want a choke hold on every part of the deal. They didn’t care about our best interest. They wanted to protect their deal. We almost left 30k on the table if we had sold without getting an appraisal first. - The title company was fantastic. - The house was great and we love the space and price. - The rate deals were the only reason we were willing to buy. Keep these. - Melissa was great to work with but lacked the authority to make and inform on key decisions. Rate deals, negotiate price, etc. - sprinkler controller outside. Wires exposed to elements etc. - the bulbs flicker whenever appliances run - it’s because of cheap light bulbs. The electrician that Richmond sent out to tell us we just bought a cheap house showed up 1.5 hours late just to tell me to screw off and I have to buy new bulbs. He did it nicely but huge waste of time - they forgot to finish the two tone paint and paid us at closing to prevent a delay. 4 months in the house and everything is chipping. ... More

At the time of signing, house was framed. Issues began almost immediately. A section of the garage foundation had to be cut out and repaired. This left a small portion of the garage floor discolored and scarred. It also added about a month to the estimated close. Once the house was back on track, the plumbing/electrical began. County inspection occurred and the dryer vent was determined to be too long and out of code. Between the redesign, county approval, and the fix, this added an additional two months OR MORE to our close date. It seemed like after that was finally sorted out, the house moved pretty fast.. Almost uncomfortably fast. The sales lady, Hala, was nice. We had a superintendent for one week in the beginning and then he left. We got a new one named Danny. Probably the worst, most incompetent person that works for Richmond. Not sure how he still has a job. We ended with Albert and he is better. Hala was a good communicator. Danny was terrible and would sometimes not even respond to my emails or questions. Albert responds to my questions. We'll see how warranty goes but I am not holding my breath. This is our second new home and our experience is about the same as our first. These are track homes, I didn't expect it to be an amazing experience but I did think it would be better. ... More

Salesperson, David and the construction supervisor, Bob are the only persons I can say, WOW they are amazingly amazing!!!! Responsible, responded in timely manners, kind, friendly… I can’t really finish the list of how incredible person they are, God bless them!

Not impressed with customer service and constantly having to remind people on how to do their jobs. Horrible at returning texts and phone calls. Disappointed because I thought Richmond was a good and reliable company.

Overall my experience at first hit a snatch with Brandee. But overall I gave them a second chance and Anthony was superb in getting me back on track. Great home but overall it needed Anthony’s oversight which allowed him to deliver a home for my family. Appreciate overall everything and their continuing professionalism.
