Overall our experience has been positive. This positive experience was driven by David, Carl and Austin. My initial support system was very lack and almost deterred us from buying but the crew of gentlemen came in and showed us otherwise.

Way too many issues for a new built

The home that we purchased is already built and too many issues we are dealing with and it’s been a month since we moved in. A/C was not working, had to call the maintenance to repair after 2 days of moving i , water leaking from the roof, scratches in the window.

Honestly the quality of the home mostly seems to be poor. The craftsmanship shows plenty of cut corners. We were lied about a free fence being installed in our backyard and then were quoted over $1000 by Richmond’s fence contractor. The air conditioner has yet to be installed 2 months after moving in and the installers of the HVAC system did a pathetic job. There are some nice features of the home but for the most part it’s clear this company is only after money and have no regard for the homeowner. Fortunately the superintendent of our community has always been helpful.

Our experience with Richmond American was mixed. The trust level and interaction with a offsite sales representative was poor, but the follow up with the construction supervisor was excellent. The quality is what is to be expected with a starter type home.

The buying experience begin smooth due to a wonderful realtor called Anastasia. Honestly if it wasn’t for her we would have walked away from the purchase a few times. During the process we were promised a few things that couldn’t or they did not want to deliver. Sales person in office lied to us from the start which forced us to purchase the home we bought which wasn't our preferred location by telling us many many people had offers on the model home with the same floor plan, as they had accepted an offer on the model & had back up offers. Come to find out it was a lie as even a month later once we moved in, then two months later the model home is still for sale.

After weeks of negotiating with the realtor for Richmond American homes we were finally ready to commit. On Thursday we had been in touch all day and I finally sent a text saying we were ready to go to contract. The realtor should have called me at that time and secured my earnest deposit He didn’t respond until the next morning by which time the price of the house had been raised 5k and no amount of proof that he was in the wrong made a bit of difference. Your sales person was your typical sales person, very nice and friendly in the beginning till I signed on the dotted line. To this date, it does not give me updates on issues happening with services. An example is your shoulder company went bankrupt, she never bothered to contact me to let me know and has been dismissive whenever I have called with questions or issues. Your loan officer pretty much the same as your sales person was not responsive to questions. During the lead up to signing the contract to build, there were often times that were a bit frustrating related to the pricing of the home and different decisions that Richmond made and changes during our lead up to signing. It has been almost 2 months since we closed on the home, and it is still unfinished. Missing cabinet door hardware for 16 cabinets throughout, and they keep telling me they can't get the hardware for some unknown reason. I have repeatedly pointed out issues in workmanship such as paint overspray on the front gate and garage access door. Paint drips/ stains on driveway, defects in drywall/paint inside and out. The home is okay. There could have been a lot more smarts used when planning the backyards. Why are the homes backyards sloped?? Well because they didn’t want to make the effort to actually level out the backyards & make the homeowners pay extra to have retaining walls built. The builder definitely cut corners on materials and craftsmanship when making these homes.

First and foremost, I have to appreciate the design of the home and community but the rest part like communication on the overall process especially from the loan department and the quality of workmanship and delivery of home needs a hell lot of improvement. Many people warned me that the home-buying process would be stressful, but my experience with Richmond's lender was horrible! Unfortunately, you have to go through them to get the best rates...brace yourself. Now that I'm in the house, I'm okay. I still really like the house, but I am finding negligent things here and there. For instance, there were bumps underneath the carpet. They ended up finding entire bundles of nails leftover by the carpet people! Thankfully, they are pretty responsive and quick about getting things fixed.

We love our new home and we are overall happy in it. The homes and the neighborhood is beautiful and there is plenty of space. It is also very quiet inside the home so even with construction still happening we don’t bear anything when inside. I’m giving three stars because considering how expensive things are, and how experienced Richmond is in building homes, things should be completed by closing and the warranty should be a last option. The salesperson in the office was very nice and helpful prior to moving in. However, I found an issue with construction regarding our property. I called the office to check on the warranty and to fix this problem but they never responded back to me. I am very disappointed with the response and still after all this time no one has responded back.

We were most disappointed with the spec only process. We were not allowed to pick anything for design or finishes. We were also disappointed when we were told we had a specific lot to find out a new agent to the development sold it to someone else when our agent wasn’t there. We were told we would be updated through email weekly on the progress of the build. We never received an update until the pre-closing walkthrough.

Signed on at dirt lot. Found out later was quick build. No changes allowed. Builder continually stated to not allow viewing at home could be breach of contract. Though found multiple issues, pointed out. Hopefully fixed. Probably hidden issues, Many neighbors raising concerns about builds related to water, water temp, creaks, cracks, builder repairs, false expectations, false repair orders, sub contractor issues with improper installation or any/appliances or other utilities. The homebuying process went smoothly. The quality of the work was sub-par by some of the contractors, i.e. the electricians, painters, and dry wall workers. The foreman promised things fixed at walk through that have not been corrected, and since ignored. I like my home and the neighborhood but was not told about all of the taxes at the location I live.
