Would highly recommend that home buyers have a pre-dry wall and final inspection and do not assume because it's new construction that everything is fine. My inspection revealed workmanship that would void the manufacturer's warranty.

Great to start… lacking in follow through

Initial buying experience with the sales team and mortgage team were great. Since moving in it has gone downhill. Slow response or no response from our original Warranty person. Better response from second warranty person but little to no response from any of the trades who should be coming to fix any issues. It’s disappointing to spend this much money to be treated as if we don’t matter once the sale is closed. Overall we are happy with the house but are very disappointed in some of the quality and lack of timely service regarding issues beyond closing.

Before we moved in to the spec home, everybody wwas so responsive, so responsive. After that event especially when it comes to fixing things, even major things is absolutely negligent. You can't get a person on the phone or if they finally come out, they don't have the time to spend to look at and take into account. Leaking garage under door, inches space on roofing, uncentered doors, etc. So first, the workmanship. There are goods and bads. Labor quality is divided. Some do really bad job, some do excellent. All carpets had nails sticking out, all my doors are damage from the bottom, the silicone in my shower was not done right very sloppy work, all my kitchen cabinets schatched, many of my outlets are not on correctly, the paint job in this job is hideous, oh my wall isn’t straight. Our house was built very fast. Because of the speed of the build, some details were glossed over. Window trim drywall is wavy around the windows. The painters that were used to paint our house are pretty bad. Many parts of the house had to be re-painted due to poor quality. The painters left a lot of paint spots on the floors and did not appear to use drop clothes while painting. The other problem is that they spread caulk and drywall on the carpet that I have been cleaning up. The ceiling drywall is wavy. Walked through the model home and inquired about options, minor changes and or possible upgrades. I was informed that upgrades / changes were no longer available. So I verbally confirmed that the model home that we were observing was the home that we would be purchasing. The buying experience wasn't too bad, but going through our "blue tape walkrhrough" we found many items that should have been done that weren't (marks all over the walls, window framing that never got painted at all, paint all over the LVP flooring, a closet door put on backwards). Spec home. Highly disappointed in low end appliances and driveway. Rigid rules on walk-through for our situation was not pleasant. Several issues that need to be fixed. Fridge does not work on the first day move-in

When we tested the water dispenser during walk through, but it does not work after we moved-in. It took 3 weeks to get someone from home warranty team to fix it. It turned out some dirts get into fridge water filter and blocked the water flow. Since the water filter is not in the warranty so we have to spend $50 to purchase a new one to replace the one that was new, but we could not use.

My overalls buying experience with Richmond wasn’t so great. Not to mention when I did my walk thru’s I notice in the final walk thru that they had taken tape off but hadn’t fixed the issue and when I asked about it the response was oh it will be fixed before you move in and it wasn’t. So now I find myself calling frequently to address issues I’m finding that should have been fixed before move in which is annoying but at least the builder is quick to take care of things and is very easy to work with.

We’ve been living here for a month now and have had a few important issues that have yet to be resolved. I get the typical response to shut me up and continue to drag the issue on. Then I get timeframes during the day that never get concluded either. I’m really frustrated and not sure what else to do in order to get real traction on the repairs that are needed.

No. 1: After demanding an ridiculously large deposit because this purchase was for an investment, the builder negotiated a price (list price to include appliances, etc.). Then, in addition to forcing us to sign its one-sided contract, at the end of the sales process Richmond American demanded a $500 processing fee just to do its own paperwork. There is no other word to describe this than dishonest. This practice should be outlawed, but no doubt it won't be because of lobbying by the builders.
