Michelle was Richmond Americans sales rep and I was her first sell and you could tell. Anytime we asked to see the house she would schedule an appointment get to the house and give us a 5 minute time limit say she needs to get on to her next appointment and did the exact same thing day of closing. Day of tape walk through it went good lots of paint and drywall errors Mike was great, the final walk through a week later come back and the paint is done but with different paint ex. the walls that are flat paint were touched up with satin, they painters got paint all along the carpet and were ...

Fit and Finish and Quality Control in all aspects are completely lacking and unfortunately very frustrating to get issues resolved. Their staff is overworked but trying the best they can.

Not impressed with the quality of work at all .. Roof leaked bad during the rain for a Mew Home very Dissatisfied .. the Moisture test man does Not allow enough time to get to the home, NOT DEPENDABLE at all Still awaiting on the moisture test, it’s been over 3 weeks, Give last minute notice. Not Acceptable. People have Jobs. Walls are cheaply made too much DRYWALL. Cheap toilets, bathroom & kitchen fixtures also very cheap.… DISHWASHER is very cheap DOES NOT WORK PROPERLY! Overall, I'm disappointed in the quality and craftsmanship of our home. After being moved in for just over a month, more and more issues are coming to light. Corners were definitely cut to save the builder money. The home seemed rushed to get completed as well. The silver lining to all of this is that so far, they have been fixing issues in a timely manner once they are brought to them.

Good plans! Workmanship is poor. And supervision of construction. Very poor. I still have issues that I need to now try to get fixed on my time. I’ll be by the grace of God to get these things done. Not to mention some of the main construction there’s issues. I still may have to take things up to the Better Business Bureau.

Sales people were somewhat helpful. Did not disclose some issues specific to lot. Home office was no help. Switched superintendents during construction. Pushed for an early close prior to year end yet haven't completed all punch items so can't use part of house

Overall, it’s clear that Richmond American used the cheapest materials and cheapest workers to put up the home as quick as possible. The community roads are terrible with the asphalt having huge dips likely due to unsettled ground or the ground not being compacted correctly. I highly recommend getting a inspection from a quality person prior to closing. Our inspector found a multitude of small issues that quite frankly shouldn’t have happened in a brand new 2024 build. We did not go through the customizing so cannot speak to that. However, our experience throughout the purchase and after has been sad. We paid for an outside inspection, highly recommended, and had a huge report on a new home. The first site guy was terrible to work with then we got Chad. He helped move the process along but there were still a bunch of items that were never done properly before our close. Still waiting on cabinet repairs (3 months later) and it took a full on fight to use our "warranty" to fix a gas leak at the range. I would not recommend friends or family to use this ...

The Sales staff lacks professionalism, is very unresponsive to any issue or concern. Where they rate higher is their Superintendent who takes great care during the building process and after.

A Band of Brothers - Some Good Some Bad

Our overall experience was mixed, some people like our Super Intendent were terrific while others in Sales and Finance were not very good, being difficult to work with, getting details incorrect because it seemed like they did have time to focus on you or make sure Richmond appeared like a united company. Systems like the main drain were untested until we moved in, and turned out to be an issue that caused the company huge repairs. This is our second Richmond American home and the first one went a lot smoother and I feel was constructed with higher quality.

Everything was going good until we got close to the end of closing and we had an issue with Richmond lending team. We were easily approved and funded with our original lender and he pushed us to look into Richmond because of possible incentives so we did and decided to work with them. But 3 days before closing they came back and said we were not approved even though we signed and filled out all paperwork in the time leading up with no communication from them that we had an issue. Tried contacting Homewaranty for issue with pin holes in the floor grouting all over my new home, I acknowledge of being a Holiday weeks and was given 10 working days for replies until up to date. The overall financial part of buying was good. We put 5% down to start construction and did not need to pay anything more until closing, the time it took to complete the build ended up at what was originally scheduled. I feel the value of the house and land is good for the price paid. The quality of workmanship is very poor from the things I can see with my eyes. Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Even after I brought a moisture meter that showed the cabinets were 30% wet.
