Very bad and warranty long process And quality of materials very low

I wish the builder would pay more attention to the details and quality of work. I had unfinished doors and cabinets. The bathroom countertop was scratched quite badly. The rain gutter was missing, I had to point it out and then and it took 4 weeks to get them to install it. After four weeks, I'm still waiting for repairs to be made, such as replacing a damaged door weather strip.

Overall not a very good experience, I would try my luck with a different builder, they definitely could’ve done better.

One of the biggest reason of me and lots of my friends and clients bought homes in Lathrop because of your sales person ESTHER AGGAZARIAN. One of the best sales person I have ever seen with any builder. She is so responsive and trustworthy, and always very prompt to reply to any of the questions we had. But on the other hand responsiveness to respond to warranty requests within 30 days of purchase is completely ignored by our service rep Paul Hooper. He was very good until the close of escrow but he took 360degree turn with his behavior and very BAD to communicate with. I can say he is one of the worst service rep I have ever seen. I would appreciate if you can look into my service request (which is more than 10) and take some action on it because I don't think Paul Hooper will do anything. ... More

I love the beautiful house that was built. The workers made sure to build the house with great care. However, there are portions of the house that are different than what was discussed with me by the sales representative. In fact, there are quite a few surprises that have come up that were not communicated to me by the sales department. Three weeks before closing I was blindsided by what I was told was a "decision the builder made". I've tried calling to get clarity several times but I was told the Sales Manager and the original sales representative, Rena, would return my calls so they can answer my questions. To this day I have not heard from either of them and that was over 2 months ago. Even if they couldn't change the situation, I would've expected, at the very least, that they would be professional enough to return my calls. They made a very exciting life-changing situation into a sad disappointing one. It's a beautiful house but I can't help but think Richmond American Homes sales representatives will say anything to get the sale. They purposely omitted key items of the house and community requirements to get the sale but then they hide when the buyer is seeking clarity (bait and switch). Richmond did not stand behind their price incentive commitment, and their preferred lender was the worst I’ve ever worked with, however, the project manager/superintendent of the home build IS EXCEPTIONAL, and I would trust buying with this company again because he is where the rubber meets the road.

Recently bought in the Lathrop area and everyone on the RA team was great! My sales rep, Esther, was extremely helpful and responsive which put my mind at ease since I bought from out of the area. Always kept me updated through the building process. You won’t be disappointed!

We have numerous issues in this home all related to workmanship. I called the representative for home warranty and left a voicemail mail and no one responded.

Location is nice to new comer. All the things you want in a brand new house, the designer already put in it. The size of house fits into the lot size perfectly. Buy a brand new house is lots better than the old ones. Don't worry every thing is covered under the warranty. Interior colors are well chosen. After closing service is looked after very very good by the Richmond American homes workers as Jon, Angel and Raul. They are proud of their job so as me happy to deal with them. Eager to see your guys in August.

I’m keeping this review short and sweet. DO NOT buy from Richmond American. They don’t build quality homes for the price, we’re extremely rude during the walk through process, and have been slow to fix the almost 20 plus issues with our home. Again to keep it short and sweet, DO NOT, but Richmond American homes.

I was happy with the communication with the sales office and getting all of my questions addressed. I believe that we got the best deal in our area with this home. Our home was already configured when we purchased and we are happy with the selection of materials and options in the home.

Sales team had zero knowledge of the process. Including the supervisor. Also, my lawn looks like a 9-year-old installed it.

Sales person is very nice and accomodating

First, for future buyers, read reviews on the builder to know what you’re facing. Next and most important is to have an inspection. There was mold in both the attic and crawlspace and now I cannot get signed documents that remediation was done. I plan to have another inspection done at 10 months. Take several people with you who have great attention to detail capabilities before you buy! The workmanship is substandard! I will have to have the eaves sprayed for mold and the whole house repainted in the next 2-3 years. There is some exposed wood visible on the exterior. At a month now, several doors will not close and the back sliding glass door cannot lock! I have a list of 20+ items that need attention. Had I seen the poor workmanship, I may not have bought this house. The financial process was a very rushed, daily nightmare with so many daily emails, some contradictory that I didn’t sleep for several days wondering what’s next. The Sales staff actively worked to resolve any issues during the process. The construction team as well as onsite customer service team were responsive and quick to address items needing attention.

I had an extremely disappointing experience working with Richmond Homes. While exploring a new development in Winchester, Virginia to be closer to family, we were initially drawn to Richmond Homes due to a lower discounted interest rate offered through a preferred lender and what seemed like a decent price for the home, along with a $10,000 closing incentive. Despite flying out from California to check out the property, we encountered numerous issues throughout the home, which we flagged with blue tape during our walkthrough. As we progressed towards closing, just two weeks before the scheduled date, we were informed by the lender that our home would be considered a secondary property, resulting in a significantly higher 9% interest rate due to the value of our California home and other properties we owned. Even though we had rented out our previous home and had all necessary arrangements in place, Richmond Homes refused to honor the initially promised 5% interest rate. In a scramble, we managed to secure another lender who could close on time, but this switch meant losing the closing incentive and lower interest rate. By the day before closing, we noticed that many of the issues we had flagged with blue tape remained unresolved, with over 50% of the work incomplete. To add to our frustration, the builder claimed we were outside the 30-day warranty period for addressing these issues, despite them being raised during our walkthrough. Our attempts to communicate with Richmond Homes, including the floor man, have been met with silence – phone calls and emails have gone unanswered, with no response to multiple attempts to reach out. They only care about you buying the house. On our pre close walk we found out the microwave had been used but they didn't care to change it or do anything to fix the problem since they already had the earnest money. They said they would only clean it and that microwave was very stinky. Seller Moises never had a solution, only kept saying that was not part of the deal, Horrible seller that only cares about making money and not the customer.

I would advise you get a third party inspector to ensure the roof won't leak. I'm also unimpressed with the quality of materials used for the cabinets - no slow close hinges or higher quality wood. Be careful to not be fooled by the "design package" document which shows just SOME of the design elements that will be included in your house. We were showed a design package with hexagonal tiling for the master bath, but instead, we have a cheap plastic master shower.

Many issues encountered and some sloppy workmanship, however the construction supervisor and warranty person were very helpful. The salesman was excellent.

For almost half a mil not worth the price and experience

Since the beginning of the purchase was not clear and the communication not at all. For approval of purchase took to long to said not approved and in the between of the process they always ask for documents that was already upload in the portal meaning they never look the docs provide. After purchase of the house I am still waiting to solve or repair the issues that was address.

They need to communicate better and figure out how take care of issues on rollover items from the walkthrough inspections.

No issues with Selecting the home, Making upgrades, Getting answers to questions from sales staff on site. Their lending team is not efficient. We have bought multiple properties and have never had so many issues with a Lender. The Lender team would continuously request information that was previously requested Over and over again, we went under contract in July 2023 and my file was still incomplete and unorganized in the last days of closing April 2024. We ended up closing late. It was frustrating to go back-and-forth with the Lender assistant continuously advising documents were already sent. Team was not checking that the documents were turned in, instead, they were just request them. I imagine they had an endless amount of files coming into the same email where people were turning stuff in. It seemed as though no one was organizing the documentation that was coming in. At closing, I was told to send wire transfer payment into an account, Then advised that was not The correct account to send it to a different one, Total disorganization. I paid the wire transfer fee both times. I would never work with this lending team ever again if I had the choice. Have been living in the home for about three weeks, we have found multiple cosmetic issues with the home, Paint washes off with water, Unpainted spots on the walls, Stucco texture missed Outside the property, Light fixtures loose, Cooktop and kitchen not properly fastened to cabinetry, Hanging pole in closet cut too short, Paint splatter on bathroom vanities, faucet with incorrect temperature signaling, And the list continues. I have submitted multiple warranty requests, Still waiting to hear when those will be scheduled for repair. I have observed work getting completed on the homes since I’ve moved in and construction is still very active, only One coat of paint applied this would explain how the paint falls off when you wash the stucco. The same applies to paint job done inside the home. It seems as though the work getting completed on these homes is paid by contract so it’s getting done as quickly as possible, and lacks quality. ... More
