Poor sales experience and a few poor building practices

A couple things, first the sales representative was horrible, total lack of response to multiple inquires, I felt many times he blew us off. As far as the home, I’m mostly happy but there are a few issues I would expect a seasoned builder to get right. First not all studs are 16” on center, a big problem I noticed when mounting brackets for TVs in what I consider logical places. Some I found were 17, some at 21, very frustrating. Also electrical outlets, same with TV locations, they are not center in walls where they should be logically. This shows poor care in craftmanship

The house has been ok. No serious issues.Mostly normal new house issues. It would have been nice if there had been at least one pest control treatment as the spiders are out of control. However, with exception of financing part of Richmond, no one else cares about follow up or the buyer. They expect you to meet their schedule for every step and act like they are doing you a favor selling you a home. There is generally no respect for the owner at any point: be prepared to continually call or text if there are issues immediately following move in.

Quality of work is lacking, during initial inspection many items were brought up. During the final inspection most of the initially mentioned issues had not been resolved. We already have a list for about 30 items that will need to be addressed during the 30 day inspection. Most minor, but a handful of issues are pretty big.The assistant superintendent that did the walkthroughs did not seem very knowledgeable and seemed rushed. Home buying process was not good. Their lender was terrible and I had zero communication with sales rep declined and a few things he described were inaccurate. He also didn't tell me about the upcoming inventory. Their site project manager was the saving grace. Two weeks after signing we had a huge leak, thankfully we were connected to a plumber and they stopped it but it took builder a month to fix under the warranty (thank goodness for a warranty). We purchased a home and did the final walkthrough etc and all was taken care from the list our inspector provided. Their was one issue that wasnt…water dispenser from fridge. We were told part had arrived and scheduled the technician to repair. Technician arrived no part was given to us and tech knew nothing about it. The technicians made several trips and still hasnt been fixed as of 11/25….moved in 10/11. My wife or I have had to take time away from work and be at the house each time. Appears to be no sense of urgency or desire to get this resolved. Lesson learned….always have issuues ...

After moving into the home I realized that all the appliances are very poor quality. My dishwasher was not working.. I had to call several times to get it fixed. not sure how it passed inspection. It is now fixed. The master bathroom doors are backwards. I have to get wet with cold water to turn the water on. Not a good experience. I expressed concern about this and I was told that it is correct. How is this possible? Who has to get wet with cold water every time you take a bath. I have had nothing but issues since I decided to purchase a home. First was the purchase process where documents just given to you with nobody reaching out to make sure you understand them. Love the overall layout and most of the workmanship, and the lot/view is what ultimately carried the day. On the other hand, the negatives are numerous. Appliances are a HUGE disappointment for the price of this home. Most are complete crap; dishwasher is a joke. Our experience with Richmond American Homes was one of chaos and confusion. The sales team lack the ability to communicate. Three times the closing dates were moved, but the sales team would not inform us until the before and in once instance we were not informed until the day we were supposed to close and get our keys. We have been in our homes for a month and the punch list items have not been completed from our pre-move-in checklist. It was not a pleasant experience as the home we wanted was told it was sold while in actuality it was not. The home we purchased has issues that are not being resolved. Poor quality of paint resulting in painting with superior paint prior to moving in. Garages are all too small to accommodate larger pickups. And the real clincher was looking in the attic above garage are ceiling joists with incorrect bevel cuts still used offering little ceiling support. Obviously inspectors don’t do their job.

This is my second home. The sales Departmrnt was not honest, and The lending process was the worst experience. . Richmond lenders was not helpful, constantly being condescending and making you feel like you should just give up. Questioning income, questioning why I didn't know certain things. An overall stressful experience that I hope no one else has to endure.

We’ve had a lot of issues after buying the home. A lot of poor quality work done on the home. Many things not put together well, the upstairs bathroom flooded after a storm because there is an issue with the roof or the pipes and now we’re worried about mold and water damage from every storm before that. We’ve appreciated quick responses to our warentee requests to address these issues. And that we are under warentee, but very disappointed in how poorly the condition of our new home was in.

The sales process was very efficient and pleasant. After moving in we found several issues with the house itself. We made a list and were instructed to communicate with their representative to get these resolved. Almost a month and a half later and all communication is one way - me to them. I don’t even get a thanks for the text I am working on it. Nothing. It is very frustrating.

We had a new sales agent that didn’t know much. We mentioned things to him about the house and they were never shared with the builder. He quit prior to our closing only to our surprise and that was not communicated. Our new home orientation was done with someone that had never been to the house prior. So it was not that helpful. The beginning of the process was very smooth but by the end was a disaster, disappointment. I think the loan processor and the underwriter didn’t use the information they have for weeks prior to the closing with excellency. They was required information, transactions and payoff the day before closing, and also the closing day they was very late on everything. After we finally close I didn’t have the key for my new house and let me in shame in front of my family and friends, specially my wife, to me was a disaster.

Overall this has been an exhausting process. There were so many issues wrong with the house. You would think paying over $700K for a home would get you more. Materials are cheap. I will never buy another RA home, and I will not be recommending your homes to anyone looking to purchase.

Buying a house is supposed to be exciting blah blah....Well buying a Richmond Homes was the absolute worse experience I've had. If we wouldn't of been left homeless I would have walked away from this purchase. As I get settled in and what not ive noticed a lot of issues. I was told my house isn’t worth the asking price and it could appraise for less. It did not. They used this as a sales tactic to convince me to buy at an inflated price.
