I loved the design of the house. However there was lot of things were not done before closing. They gave us bad walls, some walls they didn’t even finish painting, broken tiles with holes in the grout, bathroom tub has a big hole, light fixture broken, floodligh missing, roof was leaking when it start raining, the faucets are not properly sealed so the water drips down to the cabinet. Toilet paper dispenser they drilled a big nail. Big list. I bought the house I because I love the design. I know you guys take care of your customer, the supervisor David who build the house did a horrible job. I have to go through warranty to get things fixed. They forced us move when my wife was pregnant, I asked them if they can postponed the closing since the house is not done. They said NO. Very bad experience. But I am hopeful with the warranty. Warranty after sales is complete is nonexistent . Closed on November 11 and still can not use the hot water in my bathroom or shave in my private space I am paying so much for. My worst house buying experience ever. !

Need to be transparent and honest with new buyers

Our Richmond Home experience was not good. We will not build with Richmond homes again, and would not recommend it to family and friends. If fact we would ask them to steer clear! We felt significant pressure to close the house at the end of the month, only to find out the following month had better incentives & that others got $20-30K more in incentives. We paid a lot premium $20K to have a mountain view. Was told there were tennis courts going in behind us. When we moved in the houses they started building houses behind us and our view is almost all lost. This was one of the main reasons we choose this community. The closing was an absolute disaster. Richmond provided us a date for closing. We flew down to close the house only to find out it was not ready. There was no communicate on this. Also our sales agent was gone at this time, we were passed along to three different people. Eventually we started working directly working with the project manager directly (not sure why this was our responsibility) and it kept getting pushed out with lack of communication. This resulted in complications with the title company and we ended up incurring over $3k in cost as a result. When the sales associate got back we asked to speak to manager multiple times. We've never heard back from anyone and was told the cases was closed. We've been in the house for 2 months and still have not had our 30 day inspection. ... More

This was perhaps the worst home buying experience I’ve ever had, and now that I’m in the home getting warranty/crafting items taken care of has been a nightmare. There simply is no communication with Richmond American Homes.

I would not recommend Richmond to anyone. This was the worst home buying experience of my life. I have purchased 11 homes (6 of them new) in 4 different states. Richmond was by far the worst company to deal with. The sales associate was so short handed and over-worked that he could not get back to us regarding issues. They also changed the agreed upon price after I signed all of the paperwork. Then they tried to change it one more time and they relented when I threatened to back out of the purchase. At closing, it happened one more time. They gave all of the final closing numbers to the title company for a cash purchase. I WIRED the funds, only to be called back. The title company was informed byRichmond that they had made a mistake and that I needed to send an additional amount to close the deal. It started with being told Richmond wanted to close at the end of September. I was told at the end of the month they had no intention of doing so and the construction crew had until the end of October to finish. My family moved across country and had to live in hotels and Air BnBs paying out of pocket. The garage flooring was left cracked with nails and glue still on it, ice maker in refrigerator still doesn’t work, home wasn’t pressure washed, yard was trashed during irrigation maintenance which still floods my yard. I had to reschedule movers multiple times due to Richmond’s delays. There was also u used paint, times, vinyl planks, long pieces of wood, and dead frogs left in the home. I purchase this home with Richmond because of the reputation and quality of the homes, I love my home. Will I buy again from Richmond American? NO! Manger Kim it is the most rude, condescending, disrespectful person I ever came across. Mortgage processor Paul, same condescending attitudes , did not disclosed loan fees and wasn’t responding to email or request to return calls. To busy for me. Closing process, walkthrough delay,Tom need it to have things done before closing and had 2 weeks to ge it done,, nothing was done.I’m still waiting) move in a month ago. Took 11 month to build and it was one of the last homes on subdivision, NO communication! I only had a good experience with one person was Casey, always willing to help, the problem is every body else don’t respond to him either. I would like to express my concerns regarding the materials and design used in the construction of the new house. The materials chosen are of poor quality, and it appears that proper attention was not given to detail during the building process. Additionally, the overall design does not seem to have been carefully planned. For example, windows were not placed where they are most needed, resulting in areas of the house lacking natural light. In some rooms, the windows are too small to provide sufficient ventilation and daylight, which significantly affects both comfort and energy efficiency.

The home buying process with Richmond was difficult. There was a lack of communication and hiding information across the board. The actual quality of the home is poor and the workers lied countless times about what they fixed before move in. Now I don’t receive any responses for requests to fix issues within the home, including ones they claimed were fixed. The mortgage company (because you are forced to use their mortgage company and insurance company if you want to use the credits) sold the mortgage without notifying me. The insurance company was deceitful as well they provided one quote and then the representative I was working with stopped responding and their colleague completely changed it. ... More

This is our 13th new home that we have purchased Over the past 59 years of marriage and the 2nd worse experience. The home wasn't even ready for move in even after closing. They even left the home dirty and dry wall dropping everywhere in the garage.

Where do we start… We purchased our house sight unseen. The quality looked great on the brochures!! It is far from it. They use low grade contractors that don’t care how they build it. The craftsmanship is horrible. We have had SEVERAL issues on our house from day 1 and still going to day 95. Yeah sure they will send out their contractors but be for warned they will only patch or do amiss poor job repairing anything you ask them. We are living in hell and wish we could take it all back. We tried several times to contact their corporate center only to be ghosted!! Absolutely terrible communication throughout the entire process. We were misinformed by the sales agent with an accent on a number of things such as side yard size, HOA fees, if the neighboring houses were already sold, who our neighbors would be, possibility of switching to another lot, how soon the neighborhood will be built out and others. She is a talented lier.

Not honoring the pre closing agreement to fix the standing water, backyard useless warranty rep and manager lies nothing is fixed fraudulent tendencies. I Strongly recommend staying away

From my experience there were many issues with buying a home from Richmond. I feel I got ripped off over and over again. My dad bought a home from Taylor Morrison and I can tell the difference in the quality of the his home and he had overall a better experience. If I wasn’t locked in I wouldn’t have bought this home from Richmond. Never again

Richmond Homes made what should have been an exciting milestone into a frustrating ordeal. We experienced misleading information during the sales process, lack of quality workmanship, and poor communication throughout. Now, 35 days after closing, we are still waiting on promised items. Overall, the lack of accountability and professionalism overshadowed the excitement of buying our new home. I would not purchase from them again.

Our experience with Richmond American Homes has been nothing short of a disaster, and I feel compelled to warn potential buyers. From misleading information to shockingly poor quality and abysmal customer service, this builder has proven to be a master of deception. Before closing, we were provided incorrect school zoning information. It later became clear they had the correct details but deliberately withheld them until after the closing date. This blatant dishonesty alone should be a massive red flag for anyone considering their homes. Their claims of "good quality" are an absolute joke. On the very first day we moved in, all the toilets were inexplicably clogged. We desperately tried to reach their emergency team, but there was no response, forcing my family, including my elderly mother, to seek refuge at a friend's house in the middle of the night. The emergency team finally showed up the next day. Not only did they fail to apologize for this horrific ordeal, but they also didn’t reimburse me. This level of disregard for their customers' well-being is simply unacceptable. Beyond the initial plumbing nightmare, we've been plagued with numerous other quality issues. Doors, windows, and water taps all presented problems, and while some were eventually "fixed," these repairs often took an excessive amount of time, and new issues continue to emerge even after the so-called fixes. It's clear that their homes are built with the cheapest materials and/or minimal care. I've already saved several friends from making the same mistake, directing them to a more reputable builder instead. I urge anyone considering Richmond American Homes to treat them as your absolute last option. Be extremely cautious with their sellers, as they seem to prioritize making a sale over providing accurate information. I genuinely feel tricked and misled by this builder. We were so excited to get into our new home. He likes the area and the sidewalks and the amenities nearby. However or happiness quickly went away on our walkthrough with Nicole at McCormick trails. She was incredibly unprofessional and abrupt, maybe because it was a Friday afternoon and she wanted to end her work week, we don't know. She was literally walking a few yards in front of us talking and walking fast like she wanted to get things done asap. We had questions and we were constantly belittled by her as she made us feel like we were stupid for asking them in the first place. My wife and I kept looking each other like we did something wrong. The entire walkthrough was like this from start to finish. After we were done she quickly got her car and left. Left a very bad taste in our mouth. But it doesn't stop there. Then for final walkthrough we had to endure the complete unprofessionalism and rudeness of Preston. As soon as I stepped out of my car I was so excited to see the house again as we're moving in soon. I went to introduce myself but instead Preston said is there anybody else with you and looked at his watch as it was 5 minutes before the start of the walkthrough and apparently he needed to get things done and wanted to start early. I explained to him that our realtor was nearby and wanted to a company us. Preston said I don't know why your realtor with you because I'm not changing anything in the house and we don't have to do anything that they point out. I then asked him if I did something wrong ? And then introduced myself, and try to get off on a better foot. Rather than be friendly and have a conversation you again was very coarse and said we don't even have to have Realtors come with us if we don't want to in fact we don't like having them here. At that point I just stepped away from him and waited until she arrived. What transpired after that was absolutely shocking. There was some painting that still needed to be done the mantle was not level in a few other things Etc and he literally said and I quote we don't have to fix that, or we're not going to do that, I've never run across anybody that was so immature and rude in that type of setting. He even raised his voice at us as we were getting frustrated trying to explain what we wanted. Likely the worst home buying experience I have had which includes 13 purchases, four of which were new builds. I thought I was moving into a move-in ready home -as that is what was advertised - and it was so very far from that. The issues that I have experienced have been blown off as things that I should expect in buying a house, but I really don’t expect so many significant defects and poor workmanship.

Homes that are cheaply built, customer service thats deplorable, questionable ethics, company as a whole operating in “the grey”. Hire a third party inspector BEFORE purchasing! We were expierencing so many issues that we had to bring in a professional to hep us navigate the myrid nof issues. After receiving a 37 page inspection report on our “newly built” home here are some of the larger issues we are having witht he home that directly effect the value of our investment. 1. Primary Attic: sections of roof sheathing were installed without the radiant barrier (the attic should be fully radiant insulated). 2. Roof & Roof Overhangs: Roofing tiles are falling off and there are several damages to the roof that will ultimately compromise the structure of our house over time. 3. Garage: Slab in concrete is already presenting with cracks less than a month after closing. 4. Living Room Ceiling: The ceiling is presenting with waves less than a month after closing. 5. Front, Back, Interior Doors and Closet Doors: Split in casings, door hung unlevel, improperly closing. ALL doors need to be fixed. 6. Cabinetry: From the kitchen to the bathrooms, there are damages present. Drill holes. Looks as though they installed “reject” cabinets in our house. 7. Fire Suppression System: System is compromised due to poor installation. The sprinklers were not installed flush to the ceiling, dust and dirt accumulation will occur over the years. Trades people sent to home are bush-league! Unprofessional, and cause more damage when they attempt to fix something. For instance, the painters used acetone on our carpets and showers to remove paint overspray. Needless to say, carpets and showers are damaged beyond repair. The list goes on… it's been a huge time suck having to deal with the company to fix said issues through their Warranty Request process, which is absolutely frustrating. Buying Richmond has been a huge pain. Their own mortgage company was awful to work with. The build quality is super low and they haven’t fixed the things they said they would fix when we closed. Can’t even get them to call me back. I will avoid Richmond like the plague in the future

Bought a model house couple months ago already started having problems with water leaking everywhere there’s cracks all over my exterior walls and no one takes the responsibility.
