overall experience was good especially betty and victoria but the loan officer she provided me such a stupid lady kim like she has bad attitude never reply to your calls emails and messages i don’t know why hire that kinda idiot people in their teams. if your loan officer is kim good luck to your guys. they need to fire her alteast then her attitude towards truckers little nice

Horrible experience with these people! Paperwork was constantly being emailed to us for things that had already been done and when we called about it we were told someone else was reviewing it and send it again and again and again!! As for quality of work. Non of my windows are level which makes purchasing window coverings a nightmare. They promise that if there’s problems that you find after move in we should let them know at the 1 month post inspection. That was six weeks ago and when you ask about it no one seems to have an answer as to when it will be done. As far as I’m concerned they’re done with you after they get your money. The HOA is another matter. They want you to get approval to put up a deck however it’s almost impossible to find out who or how to contact this HOA. We JUST got a bill from them with contact information! They also tell you that if you purchase before the ground breaking you can pick what you want in the house. Well no you don’t. This is in no way a custom home. You get your choice of three options only in the things they let you. Also we wanted to purchase our own appliances because their 3 options aren’t quality. We were not allowed and had to go with what they offered. The list goes on and on. Our closing date was changed 4 times which ended up costing us several more thousand dollars because we had to extend the rental lease we were in. I would not purchase a home from these people again. Hi , thank you for building my dream house . However it would have been more cheerful if there was transparency in sales and mortgage team have handled professionally . My sales person ,All was good but I would have appreciated when I look at model houses would have told me what’s the basic model and upgrade model difference , how many lights I will be getting , am I getting 1 sink , extra cost for another sink approx . I came to know upgrades in gallery only . I have to buy solar panel and mortgage to have credits .i felt like there was no transparency. These little things was not transparent. My mortgage team Chris left my mortgage 4/5 weeks before closing date to let me know what’s interest rate I am getting . I was the person contacting Chris to give him ideas can I buy interest down? I clearly said in beginning to lock my interest rates but it wasn’t locked and was stated the other mortgage person left company in Dec. I was left crying ,mentally stress , exhausted at end of closing as I didn’t had enough time to shop around and my mortgage was not handled professionally and with best interest . I will never recommend this mortgage consultant to my friends or family . Jerry and Rigo were best people in your company who made me feel happy about my house and was involved in this process and shared every detail of my house . Ashley was great in gallery Aswell . And least when house owners get house keys , builder or sales give flowers /gift/ token of love / memory to homeowner like flowers . I was given Richmond bag with keys and congratulations . Our experience with Richmond American Homes has been a mixed bag. The response time for repairs is generally prompt, with issues being addressed within a week, which is commendable. However, our buying experience was marred by the incompetence and unhelpfulness of our sales representative. There were instances where my family felt discriminated against, which left a sour taste in our mouths. On the positive side, the home itself is indeed beautiful, located in a gated community comprised of around 31 homes. This sense of exclusivity fosters a community spirit among homeowners, encouraging pride in our properties and a neighborly watchfulness. The construction materials used vary from high-grade to moderate-grade, offering a mix of quality in the build. One notable downside is the disparity between the model home and the actual purchased property. While the model home's backyard is fully developed, many homeowners find themselves with bare dirt outside. Additionally, a major issue we encountered was with the screen/sliding door, which was difficult to open and close due to poor tracks, dirt buildup, and malfunctioning parts. Overall, we would rate my Richmond American home a 3 out of 5. There are definite positives to living in this community, but improvements are needed in terms of customer service, build quality consistency, and attention to detail in the finishing touches. ... Overall, this was a messy process especially for first time home buyers. The amount of documentation we needed to provide and explained at times seemed very excessive. Just wasn't a smooth or exciting experience. We ended up getting through it and in the end we love the home we bought, but the process overall was not pleasant and at times we felt like quitting. That said, there are people who we interacted with especially after the process who really stand out and made landing in the new home a great experience. My name is Dinora. I just recently bought a house from Richmond corporation . The reason I am writing this letter is for the falling reason: is to let you know that I wasn’t in agreement to pay the extra amount of money ( $5200) I was charged for delaying the closing, pushing the walk and also to refuse to sing that I was blamed for. I have all the text and emails from rager Martin from Home American mortgage corporation and also Myrna Leano Scrow officer . I was submitting everything both asked for it which was quite many requests and I signed the day after I was approved for my loan. My question to the builder is would he give me the house key before my loan was approved, I don’t think so. So where was my delay, it would not matter how soon I did the house walk I was not approved for my loan . I have all messages and emails. We all should have ethics and procedures to run business like this and deal with people . ... More

Chris was only Richmond employee who we could count on and he even gave us faulty warranty information Richmond pushed for closing in two weeks and didn’t have the house issuesready at closing until three weeks after, causing numerous 5 hr one way drives for us to let workers in to fix things we were told would be fixed before closing.

Very disappointed in the workmanship and quality of the home. I have a dual zone HVAC system and now am running 2 humidifiers because my house was registering 60% humidity. Their answer? it’s just MD! Called their technician and they said we need a whole house humidifier! Are you serious? We were less than 30 days in and now saddled with an expense for a house that is under warranty. No deadbolt on the garage door and I had a huge boot print on the door. They did not even paint the door even after I asked about. Basically they give you a new car with a dent in it and refuse to lower the price. The mortgage loan process was a disaster and we have a great credit but only the loan officer will communicate with you. Even the closing process I had to sign an Affadavit after we had closed regarding The MD First time home buyer credit that was mentioned up front. Not a great experience and extremely disappointed. The house has some nice features but the drywall work is horrible and does not match the price point but does match the current market. If I had more time I would have purchased a resale. The best benefit is the below market interest rate of 4.99%. I am very disappointed in Richmond and this is the worsts purchase experience we have had and this is a 180 degree difference from the last new home we built. Richmond’s stance is what the will not do and a very inflexible. Typically, anything you ask for the answer is no. We had to reach out to district management to recoup a tree credit of 2,500 because they did not know their own rules regarding the Transfer taxes being paid by them and at the last minute they attempted to use the credit they provided towards the transfer taxes. I was able to get them to plant 4 trees that we are still waiting for but we do have it in writing. Currently we are dealing with our 30 day inspection and will see how that goes. Unimpressed! ... MY EXPERIENCE WAS TERRIBLE FROM THE BEGINNING TO THE END THEY TREATED ME IN THE WORST WAY IT WAS MY WORST NIGHTMARE I HAD NEVER BEEN THROUGH SOMETHING LIKE THIS MY CHILDREN ARE READY TO BUY A HOUSE AND I WOULD NOT RECOMMEND THEM TO BUY WITH RICHMOND AMERICA HOMES STACY TREATED ME VERY BADLY I DON'T KNOW HOW SHE CAN WORK WITH PEOPLE SHE IS A RACIST.

I have never felt so undervalued as a customer. We sought out this home in March of last year before construction had even started and attempted to make the whole process as easy as possible. We were flexible with all date changes and issues that came up, and throughout the entire time, we never felt like we were a priority. It was extremely disheartening as a military family who had to move across the country for our dream home to face many hurdles and issues in this home-buying process, along with the extreme rudeness and lack of help by the closing director (Amy) who seemed like we were nothing but a problem and inconvenience. It was disappointing to feel so undervalued during this whole home-buying experience. With closing dates getting pushed by months, no assistance or consideration was given to me or my family to help deal with these changes. We were forced to shell THOUSANDS of dollars and live in a hotel for almost a month, while Richmond Homes refused to help or offer any concessions simply because " we are not inclined to offer concessions due to closing date changes." Our family suffered while Richmond Homes made their money off of us. The only redeeming quality of this experience was our construction project manager, Nick. I would not buy from RIchmond. We just recently purchased and unfortunately bought the home before the home was complete. The materials are very cheap and there was no way to change anything before it was put it. We are very disappointed with the purchase and would not buy from Richmond again. The only thing good so far is the yard and the responsiveness to issues.

Flodd Zone Where to even begin...I found out about flood insurance by the finance team that called me to keep me on pace for closing on the home. I was shocked and frustrated that we were a few weeks into the procedure and just finding out about flood zone and insurance required. I vented my frustration over the phone and they asked me. "Have you spoken to your sales associate? They should be able to tell you all of this." When I asked Jay he had no information on it. He just would tell me to sign the emails as they come through. I had to call several other people who work in Richmond to get the answers I needed. Solar I kept getting emails from solar company asking about my experience and satisfaction with their product and company but didn't even own the house yet. When I emailed them Oct 14th asking when I could talk to someone about making sure it was purchased and not leased I was informed that they were "in between establish credit and lease processes" and someone would contact me "later". I asked Holly Frost who was handling our mortgage loan to make sure she had us down for a purchase. I also asked her about the solar itself and she also asked, "Have you spoken to your sales associate?" Again i tried to talk to Jay about it but not helpful. Now on December 3rd I get an email from the solar team stating they have me down for a lease not a purchase. Home Insurance As soon as we started the paperwork for purchase of the home i went and contacted an insurance agent and submitted details on the home to get insurance as soon as possible. Two weeks later I start receiving emails from someone that claims to work with Richmond to help me with insurance. I responded that I didn't need help as I had already done the legwork and was good on insurance now. They responded, " I advise you reach out to your sales associate, because you are taking incentives for closing from Richmond you are required to use me for insurance." Everyone working in richmond that I communicated with made it seem as though Jay would have the answers but Jay did not disclose any of these things to me and my mental and physical health both began to deteriorate while I was still driving to San diego for my job. I have been through chemotherapy for cancer in 2022 for 6 months and that was easier to do than this process at richmond. ... More

Throughout the building process we were treated as disposable buyers. Our concerns, questions, requests, all fell by the wayside. The project took longer than expected and it was costly for me and my family. At no point, including now, has Richmond reached out in attempt to make things right. We found the right lot in a great spot so we stuck it out. I do not recommend choosing Richmond if you're hoping to be wowed with customer service and support. At move in- Our home was not move in ready clean, the AC wasn't hooked up fully, showers weren't fully caulked, drywall repairs weren't completed, insulation buttoning wasn't completed in the basement, a white pvc pipe is still protruding from a drain in my entry way that was supposed to get fixed, counter top decorative mounding fell off right after move in, they painted the washer hookups making it a task to get a seal, wrong towel rack was installed in a bathroom and it was never fixed.. again we got a great lot in an awesome spot. We do think the house is pretty and was built with quality materials. The issue was the customer service, the follow ups, the delays, being ignored etc. ... More

The process was difficult and stressful the lenders are like robots who don't care then call for double or triple documents and the automated system never stops worst experience I've had dealing with a company

Worst company I have ever dealt with. Regret ever buying a home from them.

There is so much to say but I am not going to waste my time typing it up as I know nothing will be done.

The sales stuff does not communicate timely and make preparing for walk through and closing very difficult and not a pleasant experience.

Richmond loan officer was very difficult to work with. Had to wait long periods of time to get responses. Total home purchasing took 3.5 months. Would have liked a definite answer. Was asked to get a separate appraisal then it wasn't accepted. Finally Richmond decided to share their appraisal after 3 months of back and forth on purchasing the home.

We love the home but the purchase process was difficult and tiring. Since the closing and move in we have had little to no response to our request to make promised repairs and modifications. Very very frustrating and disappointing

Was a horrible Experience.

My experience with Richmond American Homes has been very poor. When I first visited the sales office I was treated nicely and given a tour of some models. I was offered a special offering of 4.99% with 10k of closing costs and 2% of base, when I returned within 24 hours to decide on moving forward the offer was no longer valid (I wish I would've backed out then) They changed the offering to 5.5% with only 5k in closing covered. I accepted and we chose a lot, unfortunately there was a mess up on the construction and the lot we wanted didn't have the upgraded kitchen even though we had already been told it did. so another change we had to choose a new lot, which we did and verified it did in fact have the upgraded kitchen. As construction progess continued I hired a home inpector to assess the home pre-drywall. The inspector found many issue including roof issues, electrical, framing and many others (too many to list). Without repairing anything the builder slapped the drywall up and continued. There wasn't even an electrical outlet installed in my garage for the water softner. Due to my extensive knowledge in the construction industry I was able to continually pursue the builder in getting the more major items repaired. Unfortunately the process took months, the customer service was horrific and the builder had a very high employee turn over rate so I was passed around from one sales person to the next, the construction super was fired, one particular sales person (Mike) was passive aggressive and rude and would often be short with me. I had to have my realtor be involved to help me because the builder was treating me so poorly and not fixing anything. The closing was delayed causing us to have to move in July which is the hottest months in Az and may issues still remain on the home. The builder doesn't follow their own stages of construction properly and the contractors are not true craftsman by any means. I didn't even have weather stripping installed on my front door when we moved in. The whole street I live on has now had to be torn up because of an obvious builder screw up and they have exposed trenches at least 6 ft deep all the way down our residential street at every sewer connection, definitely an OSHA violation and a danger to the current residents. We were supposed to have our 30 day inspection last week on Friday 8/9/24 but of course the superintendent cancelled last minute and still hasn't followed up. I have cracked tiles, broken windows, missing screens, and lights that don't work. I would NEVER recommend buying a Richmond American Home as this is the third new home I've owned and it has been by far the worst home buying experience. ... More

My overall experience with Richmond American Homes was awful. The process with their preferred lender was a headache with repeating step after step of the same thing and resending the same documents once already sent. I have had issues trying to make my first payment because they do not tell you where to go to pay it and I have finally figured it out on my own but then my monthly payment is incorrect from what is on my paperwork. My house closed 7 weeks ago and I have yet to get a bathroom door which has been promised multiple times. When we closed on the house, the house was not finished but they assured us it would be with in a week or two. They finished other items that needed to be done but that took 3 weeks before it even started. The builder is nice but seems too busy. The onsite sales rep Michael was great. Nothing negative about him. Overall the experience was a nightmare and they are quick to take your money but not complete what was promised. Excuses is all I have heard and after the amount of time I have waited they do not matter anymore. The home is beautiful but would be nice to have it completed. ... More

Sales process good. However, the title company HORRIBLE. the house has a leak, they forced me to close with an uncompleted list of items that they have not fixed yet. It’s been a month and no one has contacted me.
