While the layouts of these homes are appealing, that’s about where the value ends. The construction includes the absolute bare minimum of items, and what is included is often installed poorly. Be prepared to make numerous warranty claims, which can take anywhere from days to months to get resolved. You'll need to budget extra for essentials like additional cabinetry, garage door motors, ceiling fans, a fence, a screen for the lanai, blinds, and much more. The carpet was installed with builder-grade padding, and the flooring is disappointingly curvy and bumpy. I’ve also noticed exposed screws on the drywall that were just painted over, and there are random items with screws missing entirely. I also have exterior cracks that look like foundation issues which the builder claims is no big deal. Most importantly, the HVAC system is a major letdown. They provide an underpowered system, so if you have a larger home, expect to run your AC nearly 20 hours a day to keep the place cool. If you are deciding to go with the builder lender for the incentives they offer, it’s going to be an extreme headache. The lending experience was the worst I’ve ever had and owning multiple homes. While my experience with this builder was poor, from what I’ve heard from other buyers from other builders in my surrounding area, their experiences were not much better. Sale Dept Great, Designer Ctr Great, Mortgage Company Great, Insurance Co Great but Construction Dept is lacking Pride and Supervision or actucally there is none and when you send emails you get no reply back and I not even sure they read them because nothing is completed or communicated back to you. Had recommended 2 friends and have gone back to them to express my disappointment and wish I had not referred them due to the construction department. Its just sad and heard from my New Neighbors they have had the same experience.

Our experience with Richmond America has been extremely disappointing, primarily due to being misled multiple times throughout the process. First, we were lied to about how the incentives work. Additionally, we were given an incorrect cash-to-close amount, which was nearly double what we were initially told. Despite having my child support amount accurately listed on all signed papers, I was treated with suspicion and accused of lying about it. This resulted in the child support not qualifying, and I was required to pay off all my remaining debt to get approved. This process took about a month to resolve. After finally getting our house, the issues only continued. During our first walk-through, we pointed out several problems that still have not been fixed. The attitude from Rafael, our point of contact, has been particularly frustrating. He dismissively told us that no house is perfect, which we understand, but the number of issues we found is unacceptable. For instance, the backyard grass was dead, and we were told it would come back to life, which it never did. Even our lawn care professional confirmed that the grass was dead. We sent an email about a month ago detailing all the issues we found, and we were promised a response within 3-4 days, but we never heard back. I sent another email yesterday requesting an update and to provide additional issues. Since then, I have discovered two more problems: our sliding door doesn’t stay closed, and three plants have died despite daily rain. Easily the worst home I’ve ever purchased. From quality of materials, craftsmanship, and customer service. Buy elsewhere.

The Sales Rep we went through was incompetent. Before viewing the home for the first time, we were told the crawl space would be 2 feet high, that our side yard would stretch down to the curb giving us a substantial amount of yard space and that a pool/clubhouse was to be built across the street. Upon actually viewing the home, we discovered the crawl space was only 2 feet high thus making it almost unusable for storage purposes as we had hoped. LIE ONE. But because we appreciated the natural lighting from it being an end unit, the amount of yard space we were to have, in addition to the clubhouse being built across the street and playground right around the corner, we moved forward with putting a deposit down same day. Then, one day during the sale process, I drove by the unit to discover the fence line was being put up, but it was nowhere near the curb line as I was informed it would be. I immediately reached out to the Sales Rep to express concern and was repeatedly told that was not the fence line, but that she would inquire on her end and get back to me. Turns out, that was the fence line. We lost approximately 9 feet from the fence that runs parallel to my house, down the curb. Overall, it ended up being about 550 sq. ft. of space. LIE TWO. This was beyond upsetting. I only wish I had known what was to come because I would have fought to get out the contact then. The third upset came when I decided to reach out to the CAB directly to inquire about the pool/clubhouse being built across the street. To my dismay, the CAB notified me that a pool/clubhouse was in fact not being built there as the land was designated for retail space. When I hung up the phone with them, I immediately called our Sales Rep to notify her of such and asked her to confirm this information on her. The Richmond office supposedly held an emergency meeting where they all gathered round to call the CAB themselves only to be told the same information I had been told. The site plan Richmond was holding onto, and making a great selling pitch for, was from 2021. LIE THREE. As unfortunate as our sale process was, we have had an equal amount of misfortune since moving into our home. After the sale closed, we our unit did not come with a garage door opener. Who in their right mind would sell a home without a garage door opener this day in age. To top it off, all but one other neighbor had garage door openers installed by Richmond as part of their home purchase. Lucky them. During our walkthrough, we were told we were not allowed to test the AC unit because it was still wintertime (it was a relatively warm day in late March). We thought it odd and made mention of such, but the walkthrough continued without it. Come May and warmer weather, we finally went to use our AC and it wouldn’t work. I reached out the Warranty Rep who did his best to get someone out, but I was told I would have to wait till Monday (my assumption is that Richmond wouldn’t foot the bill to have a tech come out on OT). So we had to endure a weekend of 85+ degree temps, in addition to my infants room getting zero airflow during such weather. These are just a few of the inconveniences we have endured at Richmond American Homes’ expense. For anyone reading this, come prepared to ask a million questions if/when you decide to purchase a home from Richmond American Homes. Ask for the plot plan! Ask for proof! Unfortunately we had a terrible experience. Our walk through was not done correctly. There was a few things that were not disclosed when we first looked at the house. Things that need to be fixed before closing werent, the super was no where to be found. The list goes on. The issues that got rolled over havent been fixed ,again super nowhere to be found. Took about 3-4 weeks of me calling around for information and finally got a hold of a gentleman that is now moving things along. Ongoing major problems with plumbing, construction and final finish. Sales was not a good experience.

My experience with Richmond American Homes was not the best. Our sales agent, Lizett, had significant communication issues regarding our closing and walkthrough dates. Despite her assurances, we frequently had to follow up, which was frustrating. Additionally, her explanations of the buying process were often unclear and misleading, though I believe this was not intentional. She would benefit from training to improve her communication skills and ensure her statements are accurate and clear. Overall, dealing with her felt very challenging. In contrast, the lender provided excellent communication, consistently following up at every step of the loan approval process. They were the highlight of this home buying experience. As for the home itself, it was satisfactory, but there were numerous issues identified during the inspection that were not addressed before our move-in date. We have been informed that some of these issues will only be resolved during our 30-day walkthrough. Overall, the level of service from Richmond American Homes needs significant improvement. ... Please due your due diligence! They lie and are deceitful, they will not do any repairs that they schedule. The financing is a total SCAM and I am filing consumer protection complaint with the attorney general.

I wouldn’t recommend buying a house with Richmond American. This has been the worst experience ever to buy a house. There was absolutely no verbal communication from finance at all. Every time I called no one answered the phone. They would barely communicate through email. I feel that they did not walk us through the process and nothing was explained. When I threatened to pull out of deal the communication was worse. Nothing was thoroughly explained from the beginning to the end. I had to come out of more money at day of closing because it wasn’t explained to me. The title company explained more to me than anyone in Richmond American. Allot of walk thru items are still not corrected and the quality of the build is very cheap compared to what was paid for the house. I would not recommend anyone buying from Richmond American. ... Overall not a very good experience, I would try my luck with a different builder, they definitely could’ve done better.

Sales team had zero knowledge of the process. Including the supervisor. Also, my lawn looks like a 9-year-old installed it.

I had an extremely disappointing experience working with Richmond Homes. While exploring a new development in Winchester, Virginia to be closer to family, we were initially drawn to Richmond Homes due to a lower discounted interest rate offered through a preferred lender and what seemed like a decent price for the home, along with a $10,000 closing incentive. Despite flying out from California to check out the property, we encountered numerous issues throughout the home, which we flagged with blue tape during our walkthrough. As we progressed towards closing, just two weeks before the scheduled date, we were informed by the lender that our home would be considered a secondary property, resulting in a significantly higher 9% interest rate due to the value of our California home and other properties we owned. Even though we had rented out our previous home and had all necessary arrangements in place, Richmond Homes refused to honor the initially promised 5% interest rate. In a scramble, we managed to secure another lender who could close on time, but this switch meant losing the closing incentive and lower interest rate. By the day before closing, we noticed that many of the issues we had flagged with blue tape remained unresolved, with over 50% of the work incomplete. To add to our frustration, the builder claimed we were outside the 30-day warranty period for addressing these issues, despite them being raised during our walkthrough. Our attempts to communicate with Richmond Homes, including the floor man, have been met with silence – phone calls and emails have gone unanswered, with no response to multiple attempts to reach out. Since the beginning of the purchase was not clear and the communication not at all. For approval of purchase took to long to said not approved and in the between of the process they always ask for documents that was already upload in the portal meaning they never look the docs provide. After purchase of the house I am still waiting to solve or repair the issues that was address.

They need to communicate better and figure out how take care of issues on rollover items from the walkthrough inspections.

They will over promise and under deliver. Everything was a quick fix during the walk around but they waited a month after closing and my consistent follow up to start making repairs that were supposed to be done prior to closing and then postponed by the builder to the week after closing. To name a few: -water hoses in the washer are cross connected -unable to use a broken tub for a month now and builder is MIA. -they show you better quality appliances and then go with the cheapest. -a door doesn't latch - ceiling was not properly painted -floor has stains -house wasn't cleaned. AC filter was not replaced as promised. -Appliances has dents, and scratches, same with sliding doors. Windows stained with glue or paint. The lack of care is obvious. There's is nothing to highlight! From start to finish, I hard a terrible experience. From sales person, gallery appointment and superintendent. I've been in my home now 6 weeks and still waiting for things to be completed from my initial walk through. I was pressured the entire process bullied, treated unfair and not at all with any type of compassion or even a customer. I was nothing but another house to close before the end of the quarter. You people run other stock market, so close on as many houses as possible. You need to start working on QUALITY over quantity!!! I paid over $350 000 for a house, I shouldn't have any holes in my walls, walls missing paint, cracks in my foundation, tile grout missing and the list continues. Terrible craftsmanship. ... More

My move in date was changed first "by mistake". Then a second time was changed 10 minutes before end of day, the day before with no notice provided to me. When I finally did move in there was no walk through and several items were not finished, to include; issues with both showers no range installed, and several leaks. Since then superintendents have been rude, cussed at me, and been generally non responsive.

It was a nightmare ,very bad no good terrible experience.

The houses are slapped together as fast as possible with multiple serious errors. Much talk, but little action is expended in resolving the issues. I DARE Richmond American to contact me. They won't.
