You want to believe that they will help. They show you their warranties and how often they are, see it's in those forms you signed. But they said yes to all of it and that they'd take care of all of it, tomorrow.... Tomorrow comes and goes. I have waited two months (since October 2). The weather stripping on garage, stucco issues, deadbolt doesn't lock, no door on bathroom, screen door, right front window doesn't lock. You get the picture don't you? I have contacted corporate in Denver, they passed me on to Albuquerque. Guess what? They will fix it....NOT. Still waiting. How can such gross ...

It wasn’t even ready by the time I signed. The seams of the wall can be seen through the paint, there’s dust every time i use my microwave. They didn’t have bedroom lights/fans. Numerous other issues.

We were pushed to close yet the house wasn’t completely ready. We have a long list of items on the final walk-through that are still pending repair. Quality of grout and tile work is terrible. Trying to coordinate getting these repairs completed has been more than frustrating. Have left here about a month and already have a hole in the side of the house that has appeared along with a giant crack down our garage wall just to name a few. Richmond blows a lot of smoke about repairs. Good luck! I was warned and I didn’t listen.

Poor Construction Quality and Worse Warranty Coverage

The house was purchased under the assumption that it is new and will be covered under warranty if something is not right. That was a big mistake. The house was not ready on the date of closing with plenty of outstanding defects identified during pre-closing walk-through. The builder was not willing to fix them all before closing and forced us into closing or lose the deposit. The construction crew were working on the house even on the revised closing date. Then the repairs just stopped after closing and we have to chase down the superintendent constantly to work on the promised repairs. ...

What a nightmare!

This experience has been an absolute nightmare. Two days after move in, our downstairs bathroom flooding raw sewage. A month and a half later we’re STILL waiting for fixes! The super rarely answers the phone, and if he does, he has no idea the deadlines of material. The installers show up unannounced WITHOUT supplies because they thought Richmond was supplying everything. It’s a cluster mess and miscommunication around every corner.

Since starting the process with Richmond American homes it has been a nightmare. The only good person i meet was the Sales agent, everyone after him has been horrible. I have been living in my home a month and I still cant get the company to fix all the all the problem I have in. these are problem that have been mentioned since I did my initial walkthrough of the home. Richmond had too many houses they closed on in the same week so mine got half done. Paint, drywall, doors, trim, stucco, list goes on forever needs final touchups that were never done before closing. Really expect a better quality for a brand new house at this price. Unfortunately for us our experience with Richmond Homes has been bad from the beginning. From the lending process to moving in and finding over 40 to do items in our home that still 30+ days after move in are still not being addressed. Everyone has dropped the ball and seems not to care at all. I would not recommend this builder because they do not care about the workmanship of their homes.

Extremely disappointed with the lack of communication, transparency and quality of work throughout pre/post home buying. Still waiting for several issues to get fixed that funny enough were identified by the super intendent. They are taking there sweet time and there is no sense of urgency. I understand many homes has several issues and I'm not the only one but that's where communication comes into place. Definitely feel like if I don't frequently stay in touch nothing will be done. Going on 2 months now trying to fix things prior to close. May need to file some ROC complaints.

My case went from first lot flooded and they did not tell me anything at all when I noticed i had to request a lot change they have very bad communication for the closing the house has a lot of details to be fixed thru warranty request and still yet had not contact me after the superintendent told me he would take care of it he later backup and ask for a warranty request lack of compromise just wont recommend them at all really let them be your last option

The quality of my new richmond america home is very disappointing. There were many, many issues during my initial walk thru before closing. Some major as the oven would not work without tripping the breaker. I don’t even know where to begin. Let’s sum it up to the superintendent Mike being incredibly insulting and aggressive to his boss Javier not responding to issues in a timely manner to the other superintendent Gab never returning any text or phone calls for now going on 3 weeks. There’s lots of Builders out there and I would HIGHLY recommend purchasing a home from any other builder!

WORST EXPERIENCE OF HOME BUYING IN MY 57 YEARS

The Estrada Del Oro II site home builder contractors are terrible. the cart was always before the horse. The studs are crooked and uneven. the floor has lumps and squeaks everywhere do to water damage. The wall are all wavy and it looks like a roller coaster. over 1 inch out of flatness. Definitely not the experience i wanted to have on my first purchase. No built correctly so many details left out, they rush to built this community they dont care if its good or bad. It took them 15 months to complete our home. we were the first to sign a contract in the neighborhood and Richmond American decided to deliver our home over 9-12 months after other homes were delivered. They totally took advantage of us because we were out of state buyer. I was moving back to my home state after serving in the Navy for 25 plus years and they way Richmond American treated me was shameful. Very Poor experience. They have yet to fix the issues with the home. They give an excuse for everything and push back on fixing items that need to be repaired or replaced. Very poor workmanship. Sliding door is broken, basement floor and carpet are poorly installed, plumbing, foundational issues etc. Buyer Beware!

By far this has been the worse experience ever. The entire loan process was ridiculous and overkill, the house was filthy dirty when i received it, my fridge is missing a filter, my garbage disposal wasnt working and i had to pay out of pocket to fix it. I had beer bottles left in my backyards and still had some tape left from the marked areas that needed fixing. Very dissatisfied and the only reason that I finished the pricess waa because of my situation I was in. Beautiful homes but that’s all.
