Beautiful new home beautiful neighborhood There was a disconnect with the builders team during the walk through process. There were issues that came from inspection/walkthrough that were not resolved by the team in a manner that put me the client first. There was damage to a new appliance that was not disclosed and when reported I was informed nothing could be done. There was alot that they did address and I am pleased with. It's unfortunate that just a few moments/incidents can effect your overall ***** of the process .

From start to finish the experience was amazing as was the follow up on a few little things after the purchase. I am a very happy homebuyer:) The sales staff was easy to get in touch with and responded quickly - everything was on time - and the very few service calls afterward were done quickly and perfectly.

Overall, our experience has been positive, but there have been several issues with the workmanship and finishing of our new home that we did not expect from a brand-new house. We appreciate that the team has been responsive when we have brought concerns to their attention. We believe the home has great potential, but stronger attention to detail and quality control before closing would have made the experience much better.

I'm watching Richmond build the homes behind me with foreign workers and poor materials. They routinely leave mistakes in the structure of the house to be dealt with by the home owner. I shudder thinking of my own home watching these be built. My own floor has many soft spots. The crawl space is covered in saw dust after two months. I'm a couch guy, so it's not me. I've spent the last two months removing rusty nails from every part of my yard and random jutting out of every exposed wood frame. The en*****fication of American homes is real. I'm happy to be in a home at a lower interest rate, but these are ten year traps at least. They also riddle with you with a pesky half functional hoa company that doesn't provide any services except fining you for having trash cans outside. They don't send bills. ⭐️⭐️ Disappointing ***** and Poor Post-Sale Support Our experience with Richmond American Homes was unfortunately very disappointing, particularly when it came to customer service, communication, warranty support, and workmanship. The customer service experience started poorly with our agent, Charlie, who often seemed rushed and did not demonstrate the ***** of customer-relations skills we expected during such a significant purchase. At times, it felt like the focus was more on completing the sale than genuinely helping us as buyers. Richmond also repeatedly requested important documents at the last minute and seemed to assume that buyers would automatically know exactly what each document was or where to obtain it. As buyers who have only purchased a home twice—with our first home being five years ago in Oklahoma—we were not familiar with all of Oregon's specific requirements and documentation. For example, Richmond requested certification regarding the sale of our previous home. We had already clearly communicated that the purchase of our new home was not contingent upon the sale of our previous home, yet they still insisted on receiving documentation confirming its sale. Fortunately, our previous home sold about two weeks before the closing of our new home, so this ultimately did not become an issue. The post-sale warranty experience has also been frustrating. Responses to warranty claims can take a very long time, and getting issues addressed and repaired has been unnecessarily difficult. Communication and follow-through need significant improvement. We have also encountered workmanship and construction-quality concerns. For example, the carpet installation was not done properly, with the adhesive/gluing apparently inadequate, resulting in the need for replacement. These are issues we would not expect from a newly built home. Another area that could be substantially improved is the homeowner orientation. The walkthrough and explanation of the home's features and systems were not as thorough or helpful as we expected. For example, we did not receive adequate guidance on setting up and using features such as the doorbell system. Overall, while we are happy to have our new home, the customer service, communication, warranty responsiveness, orientation, and workmanship have been below our expectations. For a major purchase like a new home, buyers should feel supported and informed throughout the process and after closing. I am new to Richmond, so far so good. It would be nice to put door in main bathroom.

If I could give Richmond American Homes zero stars, I would. We purchased a brand-new Richmond American home in Florida expecting that buying a new construction home would mean fewer problems and, at minimum, quality workmanship. Unfortunately, our experience has been the complete opposite. The major issues have been frustrating enough, but what has been most disappointing is the sheer number of workmanship problems and the amount of time and effort required from us to identify, document, and push to have them addressed. During our inspection and after closing, we found numerous issues throughout the home, including problems with windows and caulking, exterior doors, drywall, trim, cabinetry, tile, plumbing, doors, the garage firewall, and other areas that should have been caught during Richmond American's own quality-control process. The finish work has been some of the worst I've seen in the three homes I've purchased, all of which were production-built homes. There was drywall that appeared to have never been properly finished, despite the blue tape simply being removed. There was paint overspray and paint splatter on floors, doors, knobs, hinges, countertops, and other surfaces. We even found paint that had run down a wall from a touch-up. These aren't minor imperfections that you would expect to find in a brand-new home—they are signs of poor workmanship and inadequate final quality control. We also discovered problems that go beyond cosmetic workmanship. One of the front bedrooms was consistently about 4°F warmer than the rest of the house, even after the sun had been down for more than 30 minutes. The HVAC system was supposedly balanced, but the temperature difference remained. In our previous 2,200-square-foot home with a single-stage AC system, the largest temperature difference we ever saw was only about 1–2°F. That made us question whether there were underlying issues with the ductwork, insulation, or construction of the front portion of the house. We also had a roof leak. The roofer confirmed the leak and indicated it was likely related to improper or missing flashing where the shingles meet the RV wall. There was discoloration on the drywall and wood in the attic, raising concerns about moisture damage and the need to inspect for mold. The drywall in the affected area also needed to be replaced. This is a brand-new home in Florida, where heavy rain is a normal part of the environment. A roof should not be leaking shortly after purchasing a new construction home. There were also numerous smaller issues: doors that stick, damaged doors, gaps around the tub surround, baseboard joints separating, shelving that wasn't properly secured to a stud, cracks in various finishes, plumbing leaks at sinks/tubs, missing or inadequate caulking, gaps and holes around the garage/firewall, and other items that required attention. What makes all of this particularly frustrating is that these aren't things we should have had to find ourselves. A brand-new home should go through thorough inspections and quality-control checks before the buyer ever receives the keys. The response has also been disappointing. We have had to repeatedly document issues, point them out, and follow up to get basic workmanship problems addressed. Some of the larger problems have eventually been worked on, but there are so many smaller issues that were either overlooked or inadequately addressed that it has felt like we are doing Richmond American's quality-control job for them. Buying a home is one of the largest purchases most people will ever make. When you purchase a brand-new home, you pay a premium with the reasonable expectation that the construction will be completed professionally and that the builder will stand behind its work. Unfortunately, our experience with Richmond American has not lived up to that expectation. My biggest recommendation to anyone considering Richmond American: get an extremely thorough independent inspection, document absolutely everything with photos and video, and do not assume that because it's a new home, the work was done correctly. Inspect every room, every finish, the attic, roof penetrations, HVAC, ductwork, plumbing, windows, doors, garage, drywall, trim, and exterior. We moved from Idaho to Florida and were genuinely excited about purchasing our new home. Instead of being able to enjoy the experience of moving into a brand-new house, we've spent a significant amount of time dealing with construction defects, poor finish work, warranty issues, and follow-up. Great to work with and overall great experience

From day 1, expectations have been exceeded. Solomon has been our guide through the entire construction process and has given us so much mental ease. The house is high quality, any issue was quickly resolved, and it feels great to hear "what a beautiful home" whenever anyone visits. We fully trust our builder and builder team- we know they believe in quality service and longevity.

The website feels outdated and is difficult to navigate, especially for finding floor plans and community information. A 3D virtual tour feature would be helpful. The loan processing team should streamline document requests, reduce response times, and improve communication to avoid unnecessary client stress. The design center vendors provided a disappointing customer experience. They were difficult to work with, unresponsive, and showed little sense of urgency or customer care. As a homebuyer making a major purchase, I expected a higher ***** of professionalism and service.

We had an excellent experience purchasing our Richmond American home in the Stonehaven community. From the beginning of the process through closing and move-in, the team was professional, transparent, and responsive. We purchased the Seth model and have been very happy with the layout, finishes, included features, and overall quality of our home. A special shout-out to our sales representative, Doug *****, for guiding us through the purchasing process and keeping everything organized. We also greatly appreciated Tyler’s follow-up and support throughout the delivery process and walkthroughs. Another shout-out goes to Genesis for helping us activate our warranties and for remaining available to coordinate any warranty work our new home may need. The entire team has continued to be helpful and responsive as we settle into our home. Working with our Sales rep, Kevin *****, on the purchase of our home was truly a great experience. Our home was complete when we found it, but we opted to finish the basement. Kevin was very responsive throughout the process and worked with the rest of the team to keep us on time with a tight closing schedule. Amanda at the Design Center was very helpful while we made selections. Luke, our construction manager, was incredibly thorough and both helpful and responsive when we had questions. The landscape materials and installation and warranty requests for the landscape are knocked the two categories from 5 to 4 (we also had the back yard installed as part of our home purchase). Unfortunately, the landscape contractor has a commercial focus and was not responsive to closing punch list items (now resolved). Warranty items with this vendor have not been satisfactory. Overall, the buying process in the sales office is great, including the communications. The 1st walk thru was good, until we realized not much was done on the requests on the 2nd walk thru. Everything was kind like push it to the next department after closing escrow. Experience was a bit frustrated, but overall it was taken care one by one.

Over Mike the builder was 10 out of 10 he really made us close the deal if it wasn't for him we probably would've moved to another builder and saler. It also came with no blinds

The mortgage and HOI that we felt we were forced into for rebates on closing are a joke. They were both sold off in the first 30 days and the ***** was sold off twice. Very disappointing and frustrating to try and get everything in order. The finance department did not communicate internally and this also caused mass confusion and resulted in communication from MANY people with also different amounts owed. Not professional at all.

The poor responsiveness to issues in the home and the failure to get the issues actually fixed.

The superintendent assigned during my initial walkthrough was replaced before my second walkthrough, and there appeared to be little to no transfer of information between them. As a result, many items identified during the first walkthrough were not completed, requiring a third inspection. Throughout the process, the quality of workmanship and oversight has been disappointing. Numerous items were either installed incorrectly or completed below acceptable standards, resulting in an unusually high number of warranty requests. In many cases, repairs have been temporary "band-aid" fixes rather than proper corrective actions. The warranty process itself has also been frustrating. I was often encouraged to contact subcontractors directly rather than document issues through the builder, creating a lack of accountability and a limited paper trail. On multiple occasions, I was asked to accept work that I considered to be substandard and was told that a certain ***** of compromise was necessary. I do not believe homeowners should be expected to compromise on workmanship that fails to meet quality standards. The painting quality, both inside and outside the home, has been particularly concerning and falls below what I consider acceptable for a new home. I also have concerns regarding the long-term durability of the exterior paint beyond the warranty period. Requests for management involvement were either not addressed or never materialized. Additionally, I was repeatedly informed that issues had been corrected, only to discover they had either not been addressed or required additional repairs to be completed properly. Overall, this has been the most disappointing home-building and warranty experience I have encountered. Based on the quality of construction, workmanship, and customer service received, I can honestly say that if I had known what this experience would be like, I would have selected a different builder for my home purchase. ... The overall buying process was easy and the team was well responsive and cooperative. After living for a month in my new home, I found the material being used are bear minimum required by code. The HVAC system and windows installed are the poor quality available in the market and does not seem will last long at all. The home does not retain energy either it seems insulation system is not good as well. Although I love the floor plan.

Non-stop issues from the day we moved in. There are so many construction defects that it would take taking a month off work just to be home for all the repairs. This is a brand-new home, and the number of problems is completely unacceptable. Erik from Customer Care took over our case and has been doing his best to address the construction issues, and I appreciate his efforts. Unfortunately, the underlying problems are the result of poor construction quality, inadequate oversight of the trades, and poor management throughout the building process. It even took escalating the issues directly to Ken before many of the items finally began to receive attention. While Customer Care has been responsive, the overall construction quality and management have been extremely disappointing. I expected much better from a new home. ... More
