Dale and Paul (supervisor) were professional, courteous, helpful and very knowledgeable. We'd use them again if we could. Overall, from start to finish, the process and personnel in insurance, title company et al, were exceptional, quick to handle issues, provide guidance and ensured that everything went smoothly.

Great home quality enhancements

We were looking for homes in Los Lunas and fell in love with the model home. We also fell in love with the size of lot. It seemed to be off to great start until it wasn’t. The sales rep Claudia, gave tons of inaccurate Information to our family regarding color schemes ,materials , trim color , all the way down to the lot she said she would hold for us . After about a month of thinking the lot was held for us , when we went back to look at it Claudia took us to the WRONG lot. At this point panic set in as she held the wrong lot . Thankfully it was still available. We sat down to talk colors , and Claudia gave us the wrong color scheme 3 different times . We didn’t even have a clue what colors we were getting until they were installed . Thank goodness they were colors we approved of. We had several bumps in the road and misinformation from Claudia, and instead of taking any accountability, she was abrasive with her responses . I asked several times for her supervisor to include my realtor , and Claudia refused to supply that info. Our home is beautiful, but the superintendent literally waited to the LAST possible second to complete the home . After taping items all throughout the home , they STILL missed several key items , which after I had to hound them to compete. Be careful with sales and construction, if you do not stay on top of things daily , things won’t get done correct or timely ! I did not have this experience with other builders previously! The president and vice president are good people , but sales and construction need LOTS of work . I hope this is considered at face value as a method for Richmond to improve for future buyers to have a better experience then we did from their employees who work face to face with the customers ! ... Great experience - From the start Steve was great and the complete experience from mortgage process to closing was seamless. Pricing was the best in the market.

Suri and James were very helpful. Suri, the sales consultant, went above and beyond with support. He was so reassuring. If he didn’t have the answer he found someone who did. I really appreciated him. I love the home and layout. I would have liked a little more attention to detail with the workmanship in some areas. James was great with having my concerns addressed. Overall very happy.

Initial buying experience with the sales team and mortgage team were great. Since moving in it has gone downhill. Slow response or no response from our original Warranty person. Better response from second warranty person but little to no response from any of the trades who should be coming to fix any issues. It’s disappointing to spend this much money to be treated as if we don’t matter once the sale is closed. Overall we are happy with the house but are very disappointed in some of the quality and lack of timely service regarding issues beyond closing.

Angel, the lender from the loan side, was absolutely unprofessional, disrespectful, did not communicate well at all with myself or my realtor. I did request to deal with another person who could better answer my questions without telling me how good they were, or how long they've been in the industry. I requested to speak with a manager, was told I would get to, and still had unwarranted phone calls from Angel. I would still like someone to follow up on this process and let these concerns be heard. Worst experience I've ever had, especially after putting hundreds of thousands of dollars down. The craftsmanship of the home was questionable at times. After my initial walk through, many things that were taped or pointed out for repair, were clearly not fixed, but the tape was removed. Go through your home with a fine tooth comb, there were a lot of things that were not properly done and covered up, things like chipped tiles that had been painted ect. If we were to do it over again we would definitely hire a home inspector to help identify deficiencies up front.

The Richmond team was very responsive and worked hard to ensure we had an overall positive experience. Gregg was especially helpful going above and beyond - bringing our family an extra set of keys when were locked out one night right after we moved in. THANK YOU GREGG!

Wonderful builder that cares about the small details. Quality materials. Stay away from their recommended Lender. Will cause headaches at best, delays and penalties and risks loss of deposit. Because of the Lenders experience, I took away some stars. Imagine the feeling of unable to close due to Lender wanting proof that something that was NOT done, waiting for IRS response, and delay penalties accruing daily for weeks and to the point of forfeiting the down payment deposit.

We couldn’t be happier with our new home and the buying experience that came along with it! Linda was very knowledgeable and thorough throughout our process, and consistently checked in on us with updates. Ivan was also very helpful in ensuring all our blue-tape items were taken care off, even the ones that required completion after closing. We love our home and our neighborhood, and would highly recommend Richmond homes!

Before we moved in to the spec home, everybody wwas so responsive, so responsive. After that event especially when it comes to fixing things, even major things is absolutely negligent. You can't get a person on the phone or if they finally come out, they don't have the time to spend to look at and take into account. Leaking garage under door, inches space on roofing, uncentered doors, etc. So first, the workmanship. There are goods and bads. Labor quality is divided. Some do really bad job, some do excellent. It is up to who they contract. But it buffles me that they would recontract bad workers, way below certification quality. In our case the builder pushed us to move in in 3 weeks from us first seeing the house. Well we budged. But they didn't have time to correct things before move in. 30 day warranty came and still items were left to correct. Submitted warranty requests but nobody cares to answer phone after a month and followups on warranty jobs are gone with the wind. Is this real? Richmond raised the price of the house the next business day we checked it out by 15K. So we lost on that. Structure: Is fine and the paint on the finishes are really good, tile work is great, kitchen is great too. Layout: that is mediocre. We actually had to change and buy new furnishing from our previous house because of the layout change. They were either unusable for the space and sized wrong for the layout. Who designs these Emeralds? No real living room space. the whole kitchen, great troom living room area is 16 ft wide and elongated. Who in normal mind does that? Master toilet room is the smallest out of all, really. you have to wiggle around to sit down because the door hits you otherwise. Master walking closets are small. Nowhere in the house with 9ft ceiling did they use storage space. One shelving everywhere and 42 inches space above it. Bedrooms are tiny except the master. It is good sized. ours is 2100sqft. For the layout it should ahve had at least 2500sqft to give some space in the bedrooms. Garage: 3-car and Love the space. good work except for concrete guys on sheen, consistency on the surface. Tankless heater with stub for water softener. We got neon light that is a downside. Neon? Let's get up to 21st century guys! It is bringht though. I still installed my LEDs. Genie doors and openers are great although MyQ aftermarket system is more responsive. I did epoxy, water softener system, one shelving system around the walls to make it look very functional and enjoyable. I don't like that 9ft ceiling does not have any storage space above the garage door when they are open. Lost space. Doors: quite a few issues that should be fixed when doors are installed. They were not. Many workers came and pointed out to bad craftsmanship while assitant superintendent brushed some things off that these issues are just normal part of life. Windows: Are good Floor: I wish they had thicker carpet. Walls: many parts have only beams at 24 inches apart. No good! Lot size: Great! Roof: Here and there things. They havent fixed them yet after 30 days of request. Electrical: bedrooms dont come with lights. Are you kidding? and they sell the house like that to you. Not even functional!!! Some palces ahd the wiring mixed up. Color codes are horrible. Certified technician could not install a smart dimmer switch even after 40 mins of trying... We ended up doing it. LED lights were ordered throughout and they are great! Gutters: should be a lot better. So there are some really good things and really bad things. At this price point 500K, I definitely expect that things are in top notch order. Hmm...not and are responsive to requests. That bugs me and others a lot. The experience with Richmond has been great. From the buying process, to the continued support from their in-home warranty team, our family has continued to feel taken care of.

We bought a model house that was built in year 2020 and seeing a couple of physical problems and signs of usage, instead of being a brand new home.

Amazing experience i’m glad to have my home from one of the highest rated builder in the country. I do appreciate you all and I recommend to everyone with a plan to buy a new home. It is a decision that you will never regret.

Overall our experience has been positive. This positive experience was driven by David, Carl and Austin. My initial support system was very lack and almost deterred us from buying but the crew of gentlemen came in and showed us otherwise.

Beware - the builder doesn’t address any of the items flagged nor conduct cleaning, based on your first walk through. The build looks NOTHING like the model. The model has way more amenities than what the builder provides. Construction workers leave trash all over and the builders just build right on top of it instead of picking up the garbage. Cheaper carpet, less cabinets, less lighting, cheaper grass laid out on all lawn areas (should have been St. Augustine, per my closing document), no backyard irrigation system. In addition, no one teaches you how to use your water heater, how the fire detectors work together, how to properly set the irrigation system and you have to pay for a permit for every single thing, including replacing the cheap landscape installed! This was our first time buying a house and our rep, Jessica, was so responsive and helpful! We were in quite the time crunch, and she went out of her way to make sure we were able to finish on time. The quality of the house is definitely above standard compared to other builders in the areas we've been looking at, especially for the price. Its easy to go online and find negative reviews or complaints for any builder, but its hard to find compliments. I wholeheartedly recommend Richmond--especially to anyone on the fence!

I recently purchased a $712,000 home from Richmond American Homes, and my experience has been frustrating and disappointing. Before closing, I was promised four sets of keys, but on the closing day, I was only given two. When I raised the issue with the sales associate, Jmir, he was dismissive and unhelpful, repeatedly insisting that I received all four keys instead of addressing the mistake. Fortunately, the sales coordinator, Genya, was professional and tried to help. She arranged for the superintendent to deliver the missing keys, but instead of providing them, he insultingly handed me $5. I refused because this was never about the money—it was about the safety of my home. I purchased a $712,000 house. Do you think I care about $5 to copy a key? No, I don’t. This was a security issue, and it should have been handled with urgency and professionalism. To make things worse, the superintendent started lecturing me on how to copy a key at a store. This was not helpful or relevant—it felt like he was undermining my concerns and being disrespectful. In my opinion, he knows exactly what happened to my missing keys and is trying to cover it up. This level of unprofessionalism and disregard for customer concerns is unacceptable. While I appreciate Genya’s efforts, the overall experience with Richmond American Homes has been frustrating and disappointing. I expected better service from a company of this stature. Absolutely the worst experience of my life working with the builders selling agent.

Lots of issues that needed to be addressed during the initial walk through. Poor quality craftsmanship with little detail to the finishing touches for a house that cost so much money. They scheduled a final walk through and lied to us saying that the majority of our initial issues had been addressed. Only for us to realize they had not addressed even half the issues. When we asked for another final walk through, as not much had changed from the initial walk through, they said no. Additionally, closing was rushed so they could meet their quota. We live in a different state and they set a date for closing and then changed it last minute. And they demanded the closing be pushed from a Monday to Friday of the same week, but refused to let us reschedule it for even following week, because they needed to meet their quota. Even though the closing was pushed because they had issues finishing the build. On top of that, they threatened us with late closing fees if we wanted to reschedule the closing for the following week. As mentioned earlier, we live in a different state and had already arranged our schedule to be there on Monday and weren’t able to take off work the week of (which is when we were told that closing was being rescheduled) and arrange an out of state trip. Our experience up to the that point had been great. But the way the walk through and closing were handled was very unprofessional and off putting. All carpets had nails sticking out, all my doors are damage from the bottom, the silicone in my shower was not done right very sloppy work, all my kitchen cabinets schatched, many of my outlets are not on correctly, the paint job in this job is hideous, oh my wall isn’t straight. Whenever I vaccumm my electric goes out ( and was told that’s normal yeah noo) I just pray my ac and gas were installed correctly. Honestly I feel bad that I have no nice things to say but, it’s so frustrating that seems like every was done in a hurry and with do respect to the house or any care. Oh and my side gate out side is falling off. I don’t think at this no I would recommend richmond to anyone or I would buy another home with them. ... More
