I came across Richmond by luck, on the MSL website. I had an awesome realtor couple Aurora/Hector. After seeing multiple homes and meeting sales people I went with Richmond. I will say that my sales Rep Lawrence since day one I met him was very pleasant. I say that because I am a first time buyer and I do not always match what I show on paper, if you know you know what I mean. Lawrence was the most informative, respectful, transparent, funny, knowledgeable sales rep I ran across. He let me ask all “non dumb” questions that every sales people were seemed annoyed to answer. Richmond in house lender also made it very simple and efficient until the end but after all was done I understand why so. All I have to say and recommend to anyone specially first time buyers, make sure all your documents are written in English. In regard to that portion I want to say Shawna was great at answering all my loan questions and concerns. The escrow people were not as fun nonetheless they made a speedy and efficient transaction. After living here for two months I am in love with the community and the continued support from everyone involved with Richmond. I can not wait to elevate the “basic” elements of this build. This is my first home, it is a dream for me! Since I didn’t have experience I needed a group of people to trust, to show me what I need to learn! The Richmond was so great doing that, special Harry that was there with me in all details, from loan to the design of my house! I always had questions answered, also when I came to visit the property, they patiently explained to me all the details of the construction. I really like my house and I’m so thankful!

Our new Richmond home in the Trail Crest Subdivision located in Port Townsend is very nice and the interior workmanship is great. However, several of my neighbors and I are having post construction drainage issues that are not easily resolved, and it could have consequences to the house foundation. The yards have also become marshes from improper landscaping prep and poor drainage. Richmond's contractor should have followed the design engineer's drainage and grading plans, but I understand this did not happen. I'm waiting to hear back from Richmond on what the repairs will be to address these issues. Our contacts during and post construction, Julia and Ryan, have been great to work with. This is a big concern and we hope to have a long-term fix to these issues to protect our investment. ... More

I have had to loose four days of work and Im still counting because not all the work was done in a workmanship like manner (it was all subpar). I have photos if you would like. From day one...my yard was completely trashed, I had no hot water, the air was not working, the refrigerator was leaking heavily (they came out twice to fix it). The microwave was installed wrong and it is still not working properly (the vent is not working, this will be the 3rd trip and another day lost at work for me). The materials were bad. My front door had severe damage and had to be replace along with the casing/frame to my pantry door. Nate (warranty guy) looked at the Roof from the front and he has some concerns. The plumbing under the sink was not hooked up properly and I had a water leak and it has cause damage now that needs to be fixed. The dish washer was not installed properly, Sam has tried to fix that twice. The subcontractors tracked cement all over my drive way, garage, entry way and back patio. ugh! The sub contractor installed my down stair light/mirror/sink incorrectly, they had it pinned against the wall instead of centered. I have had a problem with every appliance. Im afraid to run my dishwasher. I have photos of all these things and the long laundry list of things I had problems with from DAY ONE and its still on going. I just discovered my screen sliding door does not lock. I will be rating Richmond on Yelp. I try to be as patient as possible, but I will never get my days lost at work back. We were so thankful to have found Richmond American Homes in Idaho. After looking at different builders and resale homes, this home hit nearly every checkmark for us. The location is wonderful, the build has amazing touches and the quality is amazing. Our sales representative, Sharolynn, was extremely helpful in understanding the process and how Richmond American Homes are different from other builders. We really feel like we won the lottery with this house.

Our overall experience was mixed, some people like our Super Intendent were terrific while others in Sales and Finance were not very good, being difficult to work with, getting details incorrect because it seemed like they did have time to focus on you or make sure Richmond appeared like a united company. Systems like the main drain were untested until we moved in, and turned out to be an issue that caused the company huge repairs. This is our second Richmond American home and the first one went a lot smoother and I feel was constructed with higher quality.

We've had to gradually accept the sad truth that, in this day and age, you can't find anyone who will deliver an acceptable product. The housing industry is no exception. Over many months, we observed the building of our new house, in addition to multiple homes in our neighborhood and others. What we saw was subpar work, done hurriedly by workers who either A) don't know what they're doing or B) simply don't care. They obviously put quantity over quality, and the proof shows in the final result. I have neither the time nor the inclination to explain here in detail Richmond's failings during the building process, but let's just suffice to say their over-reliance on vendors has created an inefficient and dysfunctional system. Because incompetent craftsman cannot do the job right the first time, Richmond and the buyer spend precious time and effort arguing over who is responsible for items which need fixing. On the occasion Richmond actually accepts responsibility, getting someone to come over and do the repairs is an entirely different challenge altogether. We had to constantly monitor the building process just to keep everyone honest, and were forced to move into a house with multiple unfinished issues just to close on time. Throw in the fact that their in-house lending entity treated us like potential money launderers, and I have to say having Richmond build us this house has been the most stressful experience we've ever been through. Deb is always on top of everything. I always got answer and help from her during the purchasing process. After moving into the new house, she still provide help to us.

I like the house and quality of the work they done, but I had a bad experience with one of processor officer lack of communication regarding the paperwork, no response when we call and no retuning, overall I am very happy. Thank you for give me a chance to expression.

Very efficient on responding to emergency calls however the response to normal issues are too slow which is to the unacceptable level.

I would like all prospective buyers to know that our home was deemed certified and ready for habitation 5 weeks AFTER the planned losing date. During our walk through 35 items were still listed as substandard and in need of repair. After moving in, we needed to move to a hotel for 8 nights while the builder removed construction materials from the sewer line that they were notified were blocking the sewer line 7 weeks PRIOR to their certification. We have turned in 12 additional service requests in the first 3 weeks in the home and ONLY TWO have been repaired as of 33 days in the home. Richmond American gave us a VERY inferior product and has been quite non-responsive to requests for corrections. ... More

From the start, we were bait and switched on a " promotional" interest rate. " get down here by tomorrow to get this rate", Then when we make the decision to commit to the largest financial purchase either of us had ever made, only to be told oh, wait, you cannot get that promotion because of a construction production issue. So.. we held up our end, but they mess up and we pay for it. Turned out, par for the course with Richmond. Next, the builder would not work with us at all during the build, we stepped into a build that had already started, however, it was only a concrete slab, nothing else. Even then, they wouldn't even let us change something as simple as hardware color. We even asked if they would be nice enough to just leave the hardware off, so we are not committed to those holes in our cabinets, they said sure, but put them on anyway. So, lied to us to get us to not ask about it. We asked for many little things along the way, and the only word Richmond knows is "NO". They are not in the business of customer service or making a $600k purchase feel special or personalized. Next, the loan process... equally as terrible if not worse. Their in-house loan company, Is a joke. Starts with that bait and switch, then the loan officer ( Dana ) is nonresponsive, rude and will blatenly lie to you. She will NOT answer a phone, and when she calls you back days later, she has no useful info, and says she will get your questions answered, only to not be heard from again by phone or email. Not to mention, we were never given our estimated hud or copy of our appraisal... still waiting for them. ( Been in the house over a month). Construction of the home.. is an absolute rush job. We have problems as we speak that were obvious issues that their workers hid from their so-called quality control process. I am a construction electrician of 20 years. Lights wired into the wrong switch ( 1 can light is wired into the pendants ) and they tried to cover it up by putting them all on 1 switch. Thinking we would not notice because the house does not come with fixtures for the pendants. We have had TWO complete sewage back ups from the main sewer where they have had to send a plumber out to clear from the main clean out. But they refuse to admit there is a construction issue. MULTIPLE hvac issues, still some not addressed. Door hinges that have fallen out of the wall because the carpenter ran the screws in so hard they stripped. Of course we had other small issues I would expect like small leaks and paint / aesthetic issues. They take weeks to address any issue if at all, even with the proper work orders. Once they have your money, you are no longer relevant. Their superintendent of the community is their only asset. Angel works hard and will be there if you need him, for questions or emergencies. But he has an uphill battle, because the company is just burying him. He'd be smart to take his skills and knowledge to a community that won't make him pay for all their carelessness. We are by no means a couple of Karens, Being in the industry, i have a lot of understanding for normal construction issues. This is also the 4th new home I have purchased in my life, and BY FAR the worse in every category of value, customer service and quality. ... More

Lack of communication, lack of professionalism, they lied straight to my face. I opted to upgrade to the finished garage and they forgot to finish my garage walls after I pointed it out during our walkthrough they rushed the job and the quality was horrible. They painted around everything that was already mounted on the walls and just looked horrible so I had to ask them to fix it again. They said they had someone come out and clean the windows and they never did. The windows were a mess with caulking all over them. I pointed it out and they never came back to clean them. While waiting for our home to be built, we watched too many YouTube videos about new homebuyer horror stories. Thankfully, that was not the case for us. Through the building of our home, we visited the site weekly, sometimes more frequently. Anything we saw during and between our formal walkthroughs was quickly addressed by our Sales rep and Building Supervisor. They readily responded to emails, calls, and text messages. Even while visiting another Richmond American home development, the Sales Rep gave us updates on our home and shared photos of its progression. During our next to last walkthrough we were asked repeatedly to open and close doors, turn on faucets, turn on and off every light switch. Our Sales rep even stood outside with us waiting for the last minute repairs to be done so escrow could close and to give us our keys on schedule. Even after our closing, the Building Supervisor has been responsive to our calls and texts. The one star ding regarding responsiveness to our issues is due to our not having heard back after submitting our list of repairs 10-days after our move in. To date post move in repairs are minimal. Berry professional berry great work

The one department RA needs major improvement on is the Loan/Mortgage department. I had a very bad experience with them at the closing of escrow. I wish I knew certain things prior to closing. I left $ on the table because I was told I couldn't get the incentives ( closing cost incentive, loan rate credit ) in its entirety because I would make money off that. So they gave me less of what they initially told me they would give me.

I’ve experienced the home buying process 5 other times before working with Richmond. This is by far the worst experience I’ve had from beginning to end and even after buying the house. The Lender could not give me firm or confident answers to my questions. I go the run around many times from the sales person and the construction person in charge while the home was being built in regards to things the home came with and what, how and when it was going to be finished out with. The underwriter and the lender were not on the same page even after I provided the same documentation to them multiple times. My real estate agent tureens out to lie about commission percentage that we agreed to. The title service was the best part. I’m not new to the home purchasing process. It’s been 40 days after closing and some things are still not painted (doors, walls, touch-ups). I’ve notified them at least 3 times and nothing has been done about it. ... More

After submitting warranty issues, have received very poor response to getting items fixed.

Sales representative was very nice, explained scenario by adding each item. It was impressive. Very nice maintenance team and builder.
