The positives. Shea builds a good home, and their staff is friendly and largely helpful. Issues encountered along the way in construction and close inspection were addressed timely. My issues have mostly been around post close items. The landscaper (TLB) didn’t follow up per 30 day. It took repeated outreaches to get them scheduled to resolve issues, and they’re still not fully addressed, and communication is very poor. Overall, I’d recommend others to Shea, but Shea should utilize their leverage with TLB to ensure the full experience is positive.

My superintendent, Ryan, that worked with me during the project was triple A. He was all over everything and should be commended. 3 disappointments. 1) Quality of actual paint should be upgraded. Pulls off with blue tape, feels cheap. 2)This is our 2nd Shea House in 2 years. We built in the Canyons in Colorado. Better trades in Colorado than AZ. Cleaner workmanship. Oh well. Our 2nd bath, bath tubs, weren't covered during construction with cardboard and got scratched in Colorado. We warned Trilogy VR super of same possibility and got deaf ears. Scratches again, difficult to fix. Unnecessarily annoying. This was our 10th new build and have experienced this before. Seems like a simple fix to me. 3) We used your pool guy CalPools. Pool, hot tub, fire pit, outdoor grill. Nobody recommended to upgrade propane tank size. Our first pool. I learned our 120 gallon tank is filled to only 95 gallons. Pool heater burns 6 gallons per hour according to AZ Gas . The math doesn’t work well. We ran out of gas after turning on heater for pool for what seemed like 6-8 hours. Big surprise. Somebody from Shea Sales, or initial Shea construction meeting, or Shea landscape meeting, should have pointed this out to us. Now I have to tear up the landscaped front yard and deal with all sorts of companies to get this approved and remodeled. Now I am at the mercy of their pricing and owning an extra 120 gallon propane tank. Frankly, it is borderline unexcusable considering how many pools Shea has been involved with. Overall very pleased with house and Lala is doing her best to take care of warranty issues. The Shea landscaper did above average job, but has been very cooperative and accommodating since we moved in. Love the appreciation. Do the right thing and share the cost with the Pickleball Club and build some desperately needed extra courts. Embrace the opportunity to get some very good press about building more courts. Don't risk the potential for bad press if you don't help the club with more courts. It could get ugly for you. Turn this opportunity to a positive so you can crow about how Shea has recognized how big this sport has become for their Trilogy residents. Don't let the opposite happen. My home buying/building experience at Verde River was long, sometimes arduous, and because it took so long interest rates went up several points in the interim. This was very upsetting to me. It was not what I’d originally signed up for. Happily, I do love my new home. It’s lovely, excellent quality, and the Shea employees from A to Z couldn’t be nicer or more helpful. The area is beautiful, the club is wonderful, and my house is now feeling like my home.

Owen was awesome to work with from the sales side. We built during a very difficult time for everyone, so I do understand the delays we went through.

If you are coming to Encanterra I suggest getting Aimee as your sales rep. She was the BEST part of the Shea buying experience. She was incredible to work with. I think all builds are a test in patience. This one was even more so, with supply chain and labor shortages it took a lot longer to build than would be expected. There were probably more issues to deal with than normal as well. Aimee was on top of all of them. Even when we came up with a snag with financing. I wouldn't suggest using Shea financing. But, Aimee stepped up to make things happen here too. She was in it until the end. I wouldn't be here without her. And, I am happy as can be to be here. Ask for Aimee if you get the chance! A mixed bag some complain about quality and some don’t the TWO common negatives are LATE COMPLETIONS,AND DEFECIENCIES NOT BEING DELT WITH IN A TIMELY MANNER.

Very pleased with the home. Took a little longer than expected due to supply chain issues. Really nice location with beautiful views. Shea homes-Trilogy builds a quality home at a reasonable price.

We bought here at Trilogy just from what we saw online and what our realtor told us as we lived across the country. Our realtor met with the sales staff and was impressed and that went a long way with us. Our first trip was a great success as we signed our contract. The process started and we went back to NJ. The construction manger Joe kept us informed all along the way with emails and phone calls. I met him for a pre drywalling inspection and all went well and was very informative. Building at this time was difficult due to labor and supplies being short but they worked through it all. The house was delivered approximately a little over 1 year from signing the contract. Feel like we have a good home - not custom but comfortable. Some minor changes would have been nice (semi gloss vs flat, etc.) but Shea doesn't allow it.

First, the good. We love our new home. We love the community as well. From Jason (Sales) to Laura (Design), to Neil (construction) and then Connie (warranty and walk through) we could not be more pleased and thankful for their care, response time, excellent skills and assistance! They all get 5 stars!! Now, the not so good. The landscaping came up short, way short. From having a hard time with initial quote (getting answers on how the fence pricing would work, etc.) and then having it be last step in the design process and be hit with huge price increase from initial estimated quote! The fence continued to be troubling as we neared close as no one communicated to us that our to be neighbors required pool fencing on both sides of us. We paid for our entire fence (which was optional for us) & having been given no opportunity to work with our neighbors, we almost lost square footage to our property. We were told, after we inquired why fence on side of our property was 6 inches closer to our home than the neighbor’s, that since we did not sign off on anything, they automatically placed fence 4 inches (albeit it was 6) towards our home. We were able to get it fixed…but it required a lot of emailing and phone calls, us being the driver. We do appreciate Omar (landscaper-labor) for his quick work and kind attitude. To add insult to injury on the fence, we were contacted 2 months after we closed and moved in, by TLB Office (Tara), informing us that they reviewed our paperwork and found in original quote and signed off price at design (where our fence price had gone from original estimate of $3k or less to $4400) had somehow not included the fence line across back of yard!! They wanted another $2800 from us! However, all our paperwork stated the fence was a full yard fence and we presented the copies we signed off on and they determined it to be error on those we worked with in beginning of process, (Carson/Hunter) , they “waived” the charge and hoped we enjoyed our fence over the 4th of July! Another item that we are still dealing with, and are concerned over, is our “whole home” water filtration system. Bottom line is this, they installed a different type than we understood we were to have. We were not aware this occurred until closing. We had to inquire several times for information on the system and still are not clear on how to maintain it. On an up note? Our water quality is awesome! And we require no salt with this system, and have no loud flushing sounds in wee hours of the morning, plus, we do not need to buy filters for fridge because water is filtered as it enters home. We just felt the change to different system was one we should have been informed of and certainly been given better info on maintenance, I mean, this is our WATER we are dealing with. I’ll end on the upnote I began with, we love our home, and the community. Had it not been for the issues addressed here, they would have been given 5 stars across board. We have been through building process 3 times before this, and none of those journey’s had Covid and supply chain issues…kudos to Shea on that point, as they did everything they could to stay on time with close est. we appreciate them. ... The process was long due to Covid and the problems with materials and lead times. Shea representatives were always able to talk to even if the news from them wasn't what you wanted to hear. They did the best they could with the trades available to complete the home and make the required fixes. We love the design, feel, and function of the new home tremendously.

It is obvious Shea has been around, as a developer, for many years. Not only is the community plan laid out nicely, but the floor plans of each individual model make sense and function very well.

Overall it was an great experience and Shea was very responsive and workmanship was great. Happy Customer..

Please be aware of very expensive landscaping, that is not conveyed very well

Although the construction was delayed our reps were helpful and informative. Our sales rep Liz was good to work with. Everyone has been friendly and pleasant.

If possible, ask for Joy as your supervisor. She was very good. She listened and made things happen on a timely basis.

It’s very good experience. The sales people and site managers are good and helped us on timely manner. Only I am not satisfied is at design center. They didn’t even show options to choose and didn’t explained the options.. due to that I ended up with what ever they shown.

This was my first new build and Shea was great! They provided detailed, informative answers to all of my questions. Very responsive.

Shea has great floor plans and they try hard to do a good job. Realize absolute perfection is hard in this industry. Be realistic but allow time to look over your new home carefully before move-in as having work corrected after move in is not desirable. Enjoy!

The Superintendent was willing to listen and address issues, even making minor changes requested. The design center experience was a bit of an issue as a few items were missed. Later corrected.

I appreciated that my builder was available to guide me and answer my questions!

Great first impression. Model selection is great. Design experience ok, did not like Builder's choice to add a pool. In fact, this was the most disappointing part of the entire experience. Otherwise, I enjoy the neighborhood and my home.

Professional, Courteous and Friendly .

Aside from the challenges of completing the home during the middle of the pandemic and resulting schedule delays, overall we're satisfied with the house and how Shea is responding to punchlist and warranty requests. Quality of the house is good and nothing major so far.

We absolutely love our new home. we would recommend Shea homes to anyone that would like to join our community, not only is the home perfect, but the community of neighbors is outstanding.
