Love our home! Really do. From the base plans to the structural options, all are very well thought out. Zero quality issues. If you find fault - then it's an indication that you should have had a custom builder and the price that goes along with it. The only complaint we had was the multiple - and unclear - points of contact. We never really knew who could answer what when. Sales person basically drops off at contract signing. But then, with some options / changes, you need to go back to the sales person. Most selection are with a contract design firm. We never had a clear pricing list of the upgrades. e.g. arrived at AZ Tile to pick out our kitchen counter tops all to realize from AZ Tile there was an approved Shea list. Who knew!? Everyone seemed to have an assistant - so you'd get an email out of the blue stating 'sign this'. Why? Who are you? Full quarterly HOA fees were never fully explained - I will say in writing because I have zero record of it. Again - LOVE the end result. Just be ready to be very attentive along the way . . . and ask over and over again "what should I expect next?" "What should I do next?". ... More

Our sales rep was awesome. Attentive, kind, helpful the whole way through. The home itself is nice, however not as thought out as one would hope. A 5 bed 3 bath home should not have a 2 car garage. It means bigger family size but they made the 4 bedroom homes with 3 car???? Most people now a days want a 3 car garage minimum. Every house should have had 3 car garage options. Big draw back. The materials used are very basic. The wall paint is cheap, damages at the slightest touch, not living friendly and chips at the slightest touch despite paying for upgrade in paint choice and being quite careful. Upgraded features like doors are so extremely cheap despite the mark up price. They are very hollow and offer zero privacy when closed. Upgrade in price and size should come with better quality and insulation and soundproofing. These have none. The noise heard when walking upstairs is almost unbearable downstairs. There is so much vibration and loud thudding even with someone barely walking. Poorly crafted. The construction process is way too fast for quality. They are focused on pushing out new builds yet no one carefully ENOUGH fine tuned the finishing details in the home. Attention would have shown their care and precision. While we understand its a man made product and subject to discrepancies, these could have been made correct had someone given a careful review. Its like they take their vendors and builders for gold. There should still be a quality control check and that was lacking in several areas within our new home. The neighborhood itself is crowded and with tight lots. A shame for such a beautiful area. Need more space between homes which obviously cant happen now. Uncomfortably close on a noise level and for room windows that face one another. Poorly thought out in that regard. And lastly, a massive HOA shared wall with our property was painted on the interior portion of our home with no prior notification! It felt like a tacky, unnecessary, and disappointing move on Shea’s part just before our closing. There was no need to alter the wall, it was decorative and high end looking than what they painted it to. This left a very bad taste and really dampened our happiness about the property. There was no fair reasoning given as to why they painted it. Our lot choice and property buy was based on this wall to begin with and it was a blow to have them paint it unbeknownst to us. They had been keeping us informed of everything but never this. It spoiled the whole sale and thrill of moving in just days before. They completely turned the wall ugly. It had specific speckling and decorative features to the wall that are still present on the exterior of it but on the inside section that lines our backyard they painted it an ugly clay brown which does not match the other retaining walls and had no purpose in being done. Highly upsetting occurence for us. And still troubles us to this day. We built this home on a whim from out of state. We wish we could have known more about what was to come with regard to the finished product. We are content for now but there was certainly room for improvement which is unfortunate because its such a new community. ... More

Trust the process! Eventually, they will get it right.

My experience with Shea Homes was okay overall, but I was disappointed with parts of the process. Their lender offered me an interest rate much higher than the market despite my strong credit, and when I chose another lender, I lost the promised closing cost coverage. I was also told inspection issues would be resolved before closing, but they weren’t though paperwork was signed as if they had been. The home is nice, but the process could have been far more transparent and customer-focused.

Make sure you get Everything in Writing. Because you will not get what you were told you would. Then the explanations for that from Management will be: They should not have told that. There is nothing we can do now. Sorry about that. That is an error in our system and that is what you are getting. OOPS!!

Great floorplans, although quality of workmanship in some areas leaves much to be desired

Pay attention to the details, pay attention to the difference between model and real house...a lot of what shown in the model after signature you discover in not there....good people in general but sales really focussing in maximizing profit and not to take care of client after sales. Before closure order an home inspection...you might be surprised, reply worth .

The location is great. I felt that Shea was underquailified to deliver this type of home. There was constant delays and the workmanship was just fair. I ahve bought many higherend homes and that were delivered much better.

I think it is very tough to give a review when this is a seasonal home and we have only spent one week in it. We have not even had our first walk thru. I have had two appliance issues. Once had to be completely replaced and I had to fight just to get that done and the 2nd I had to fight with GE and still fighting. So I don't think filling out a survey is going to be very fair to anyone at this point until we know that our walk thru items are going to be handled at the first walk thru this week.

Stay on top of each phase with the length of time it takes now to build a home and the number of homes each building director has to oversee!

The Trilogy community is great although Shea was not transparent about the community restaurant and Spa being open to the public. Unfortunately the public depletes availability of these amenities for the members that pay for them. The standard finishes are very outdated which means you have to pay for tons of upgrades just to get finishes that don’t come from the 90’s. When you purchase a home you will have to put in about 30% of the purchase price in upgrades to get to current acceptable finishes. Love the community. Need more people in their 50’s so we have more ACTIVE adults.

We love the community and people here at Shea Ranch. The quality of of home builder was not to our expectations. We felt nickel and dimed with upgrades which are not that impressive. It’s been 2 months since we closed on the house and still no upgraded stove top. Our three slider door is poorly made and not to Shea quality. Gutters should be included in house price. Why isn’t it??? It’s been a very dissatisfying journey with Shea home builder considering they are such a well known trusted builder. Sincerely Diana

The build took so long. We were one of the first to buy yet other houses were started and completed before ours. For some reason we had to pick everything up front within a week of signing and earnest. Then Shea didnt do anything for almost 3 months. Even then it was mostly foundational. We could have taken more time and not felt so rushed. The trades did an okay job but not great. I would've expected more consistency and quicker turnaroundwhen we brought things to Shea's. The attention to detail is where each of the trades lacks. Shea should have caught the things we found. I think the price I paid is not what the house is worth having seen and lived in the quality that the trades Shea uses. It's very clear the trades used for the model homes are not the same ones used for the community. Grouting, caulking, squaring of floors and walls, paint finishes, stucco, roofing. Design center and landscaping were truly both lacking!

Too many unrealistic reasons to explain an 18 month build cycle. However, management responded well when faced with a rate lock expiration deadline to complete the build on a specific date.

The build took quite awhile, shortages, labor etc. Overall my project manager kept me up to date with pictures and progress reports weekly. From design to move was about 15 months. I am very satisfied with the build. I think Shea uses quality products and good workmanship.

I've waited until now to complete this review, as we've been away since September, after officially closing on July 4th 2022. We began the process in 2020-2021 and experienced many delays, thru the pandemic, lack of supplies, labor, etc... For the most part the process has been adequate, having never built a home before, I don't have a reference. I with the Design Day had included the exterior of our Resort Model, as there were a few structural things that weren't discussed and weren't done when we took possession last June. We're still waiting on those to be complete. We are ready to come back in January, I hope they will be done by then. It's also already time for our 5-6 month Inspection. We looked for a couple years before deciding on an Encanterra home- unfortunately our timing gave us a lottery as are only option for a home. We won our pick and were so excited except it took 7 mo longer to build than expected. Our salesman was the best and so patient with the time, questions and our needs along the way. Unfortunately, we have had many issues with our new build that need attention. Our pergola is the wrong size, our oven broke, our garage door opens randomly and the list goes on. I think there was a rush to finish a lot of the new buildings, so quality and dependability suffered. Our building coordinator has had her hands full with all of our issues- and has been great and efficient attending to our needs- but had the house been built properly, she wouldn’t have to back track on so many issues. Very mixed experience while building this house with Shea Homes. Sales people were good, but we had a pretty bad experience with the design studio. We had a great experience with the construction manager but have struggled post close with warranty items. The master planner of this community has also done a horrible job with community area, parks, and pools.

I am happy with my home, but knowing it is over-priced for comparable other commuities, I cannot endorse Trilogy. The pre-sheetrock walk-through revealed very poor beams were used. Beams my husband would have burnt before using them to support a house. Light switches don't make a lot of sense where they are set. Two require walking across the room to turn them off. One room has 2 switches for the same light 3 feet apart. Quality of carpet choices was disappointing. the one we chose unravels at the entry way, and shows even a piece of thread! Garage needs more outlets to charge power tools. Driveway is too narrow for 2 cars. Guest cars scrape the gutter when backing out because it is so steep. Even one less structure per block would allow more space between houses, thus more privacy. That would at least make me feel less like I'm in an expensive condo. Problems, problems and more problems.

The house is beautiful

We very much enjoy living in Wickenburg Ranch. It took considerably more time to build the house than originally planned, which created a ton of challenges. We also had turnover of our building manager several times. There is still a missing component to the new home build. We also utilized the preferred landscaper of Shea homes and have some unresolved issues as well.

Overall, we love our home and the neighborhood in Wickenburg Ranch. There were a number of issues regarding paint quality (recommend hiring your own painter) , drywall quality, door placement, leaky shower door, and exposed pipes on the patio. After 2 months of difficult discussions we were finally able to get Shea to resolve most of the problems.
