We love the community. Throughout the building process the communication could have been improved. As an example, we were given a closing date and then two days before the close were told it was not going to happen. Despite the fact that the Shea representative knew we were in a rental and had given notice. One issue that may contribute to communication issues is the staff turnover seems very high. Additionally while some of the subcontractors did stellar work others are not as diligent. At the end we are happy with our home despite some repair issues that are under way

I was frustrated with my experience because I relied on the models to represent (at least to the extent possible) what the features I selected would look like. In a couple of instances, the expectation and delivered product (both aesthetically and workmanship) were miles apart.

Once the ink was wet on the purchase agreement, Shea's entire attitude changed towards me. It's taken several months, but I believe we are back on track. Patrick has treated me fairly. Just too bad it took so long to get to this point. love the community, and the stunning vistas. My advice, less focus on the next home sale and more focus on the customer you just sold to.

Love the Ranch and layout, love the design of the homes, love the friendliness of the community. Disappointed in the quality of our home. One month punch list has 38 items to be fixed/corrected and growing daily. Just yesterday we both went into the bedroom and closed the door; couldn’t get out. Used the patio door and electric door to get back in.

Sales office was fantastic. My review would have been much better however, the poor quality control of flooring company that Shea contracts with (Primera) and the unwillingness to correct the issues properly lead me to give the poor review. I am very disappointed that Shea isn’t taking ownership of the issue and making their subcontractors fix correctly and in a timely manner. My next step is to report to AZ ROC if this isn’t remedied soon.

After going through the entire experience, we’ve realized very quickly that if it wasn’t for the sales staff, we would have walked away. It started with the design studio session, we were told to be prepared which meant going through Shea design studio software (via computer) which had a 3D model of our home and allowed us to select our materials (flooring/ countertops/ cabinets etc.). Our sales experience was very good. Our sales person Ted was very helpful in helping us make decisions but wasn’t pushy. The Trilogy house designs are very well laid out. Construction, however, was a disaster. 22 months to build, constant oversight of quality needed due to lack of construction supervision. Poor quality of most trades, not corrected by construction supervisor. Very slow or nonexistent response to problems noted during construction. During the build process, Shea Homes changed my field manager multiple times for company reasons, not because the employee left the company. This practice delayed completion of the home. The final manager assigned had little to no project-management experience and did a poor job at quality assurance. I have a long list of items that need to be repaired or replaced. Thankfully, the home is under a one-year warranty.

Home Buying Experience

My after action review will be forthcoming as there are many facets in grading this experience. Major issue is that it took way too long to complete construction from out Aug 2021 purchase date (we moved in May 2023) and that Shea did not accept that we were not available the last 2 weeks of Apr 2023 per my Jan 6, 2023 telcon with project mgr #2…always a moving completion date. Finally, when inspected after completion, it was not cleaned per Shea model…it was a rush job to get to close escrow date. Disappointing.

The experience we had was what I'd call, "just ok". In todays world and economy, striving for "Raving Fans" is critical (google the book RF). It was clear, it's about the money and the customer is simply granted lip service. I don't need to revisit things like construction delays, we all know about those. However, getting the home closed so the money can be put in the bank is way too aggressive and simply a poor way to do business. There were "promises" made and not kept. I have heard great about Shea homes, but in my case many things were missing when I get the keys and until I remind them there is something is missing, they are not ordering it. It’s really painful to find each and everything. It’s been 2 months, still there are many items are in back order and there is no ETA. Moreover the issues in the home are not yet addressed. I am really disappointed.

Shea's focus seems to be "on getting the house closed" and less on customer" after sales service."eg two Monogram appliances installed by Shea have required repeat service calls organized by the owner; service calls are usually made by less experienced employees (faulty HVAC needed three visits to get level expertise needed. I used the in home lender. Dealing with the processor and Lon officer was great. I would absolutely recommend them. Dealing with the supervisor and that group was also good. They were friendly and communicated with me. But once I got the house everything went down hill from there. The counter top, which we also paid and upgrade charge. Where the slabs meet and when they put either sealer or a glue they never cleaned it off and dust collects there and you can feel it when you’re cleaning the counter top. The quality control and attention to detail was very poor on our new home. The entire house has flaws and sloppy work through and we were very disappointed with the quality of labor that was put into the finishes. We paid extra for two tone paint and could have had a far better job done elsewhere, paint is sloppy and not even through the entire house and now we are stuck with a subpar job that we paid thousands for and extremely unhappy with the paint and baseboards. Our second Shea home purchase has proved to be a disappointment. The sales and design teams are wonderful. After that, it goes drastically down hill, at least in this build site. Maybe it’s different elsewhere. 85% of our house is wonderful and exactly what we hoped it would be.
