First, I would like to focus on the positive aspects of our experience. There are three people who have contributed to making this experience a success. They are Ryan, Kara and Lala. Each has contributed in their own way to help promote a collaborative effort to realize the completion of our home. Our first contact with Shea was Kara. From the start, she was professional, personable and had a great sense of humor. She was tolerant of our many questions, requests and complaints. Her graceful approach helped smooth things out that led to the creation of our home and hopefully a continued relationship. Ryan was with us the most. His generosity and gentle demeanor walked us through the different stages of the building process. He was challenged on many occasions by some of the vendors and then had to work with us to explain why things were not going as planned. There were challenging times, but he stuck with us, much to his credit. Lastly, LaLa has provided us with the follow up of warranty work, questions on how things work or don’t and kindness and humor when dealing with vendors who don’t show up for a service call. LaLa, like Ryan, goes above and beyond to provide us with the information and help we have needed to get this house off to a good start. On more than one occasion, she has made time for us outside of her schedule to help us. She is always positive and a delight to be with. There were a few issues that I would like to bring to your attention. During our buying and building experience, design changes were made but not communicated to us until after the fact. This required time and effort to develop a new design plan and to resolve ourselves that what we thought we could have was not possible. The other change that I would request is that you give your team the authority to make decisions based on their expertise and experience. For example, we have a scratch in one of our windows. An appointment was made for the vendor to address this. We waited an entire day for this gentleman to come out and say “Yes, it’s scratched and should be replaced “. This is a huge waste of our time to sit at home the entire day only to have the vendor confirm what Lala had already determined as a defect. It would save time and money and frustration for your homeowners not to have to go through an inefficient process such as this. Without the help, kindness and support of Kara, Ryan and Lala I would not have bought or continued with building this home. ... More

Closed on our home 2 months ago, was about 1 full year since groundbreaking started. Process was generally smooth, issues with sub-contractors, design team, timing. We had an issue with missing carpet from the design center, was known since pre-drywall and was not resolved till 3-weeks before closing. Communication between sales/construction/design seems non-existent. Any issues we've had, have been addressed. We had an independent inspection done, sloppy work with drywall and stucco. The experience we had was what I'd call, "just ok". In todays world and economy, striving for "Raving Fans" is critical (google the book RF). It was clear, it's about the money and the customer is simply granted lip service. I don't need to revisit things like construction delays, we all know about those. However, getting the home closed so the money can be put in the bank is way too aggressive and simply a poor way to do business. There were "promises" made and not kept. Thats why people use the term, I was lied to. Sorry, that's just fact. Your VP (Brian) did not like it at all when I used that term. I should have stuck to my guns in that conversation and emphasize my point better. I was lied to on one occasion. It was a big lie and it cost ME money as a result. As well, it's just bad business to complete something like a home which is a big investment for the home buyer, just to have to correct a large list of things after the fact. Clearly 2 different profit and loss centers. As for the good? We worked with a few wonderful people who we believe did their best. Ok, no last names but Deanna, Scott and Richard were wonderful. Hopefully Shea recognizes them as helpful in what were some significant, problematic situation. As for me, I'm going to be all in on this project to the tune of around $1.05M. Great care and responsiveness to questions

Our overall experience with Shea was very positive! Matt our sales person is a tremendous asset to Shea! We had a wonderful experience with our field supervisor, Jason. AND would build an home with Jason again, should the opportunity present itself!! Our warranty specialist, Lala has been tremendous to work with also. The biggest issues we had was during our design center consultation and issues that arose from that process. Outlets were added when they were not needed for low voltage, tile flooring was not ordered to finish the covered patio space to match the home, bathroom faucets choice was not made originally and our back patio was lowered prior to build to allow for thicker stone when we already had decided to use porcelain tile with the landscaper. I will say that the process at the time was pretty smooth…just did not understand what it meant when our designer was new to Verde River, but not to Shea. Turnover happens and most of our issues have a positive side to them as well. Overall, A+ and we want to thank everyone to make this long distance build possible without many headaches at all!! ... Shea Homes purchased a superior parcel at The Phoenician and the subdivision design is spectacular! I wish I could continue with positive praise but I can’t. The lack of integrity from day 1, the poor quality of workmanship, and the ongoing lack of transparency is just the beginning. Building a home should be a happy time, but Shea Homes destroyed that dream.

The Trilogy community is great although Shea was not transparent about the community restaurant and Spa being open to the public. Unfortunately the public depletes availability of these amenities for the members that pay for them. The standard finishes are very outdated which means you have to pay for tons of upgrades just to get finishes that don’t come from the 90’s. When you purchase a home you will have to put in about 30% of the purchase price in upgrades to get to current acceptable finishes. Love the community. Need more people in their 50’s so we have more ACTIVE adults.

The Trilogy lifestyle and community is all I hoped it would be, and more. I am happy to be here!

Overall, it's been a terrific experience contracting with Shea for our new home in North Scottsdale. New to AZ from the East Coast, the Shea team made the process relatively simple, efficient and comprehensive, with great communication and caring teams. The Sales team of Lynda and Paula made our transition easy to understand and complete. The construction supervisors, Todd and Kory, are absolutely terrific. Their communication and attention to detail made it unnecessary to visit the house during construction, using Teams and FaceTime to view progress and make decisions. The final hand-over of the house and subsequent follow up has been well-handled and efficient. Shea did very well ! My only suggestion to Shea is to include more "upgrades" as standard or provide an allowance for items that most everyone will want and ultimately order. However, the vendors and design team of Shea was incredible to work with and made the selection process smooth and efficient. All choices were included in our home as ordered. House was not delivered even close to on time. Workmanship was average. Lots of small details not dealt with.

We love the community and people here at Shea Ranch. The quality of of home builder was not to our expectations. We felt nickel and dimed with upgrades which are not that impressive. It’s been 2 months since we closed on the house and still no upgraded stove top. Our three slider door is poorly made and not to Shea quality. Gutters should be included in house price. Why isn’t it??? It’s been a very dissatisfying journey with Shea home builder considering they are such a well known trusted builder. Sincerely Diana

The home buying experience was overall good, but felt rushed before closing due to our agent being moved to another project a few weeks before closing. We were not able to work on a few changes and we were told it was not allowed. Our agent was excellent to work with but pulled off for another project before our close. In addition, the sub contractors that need to fix problems after the 1 month walk through are not very reliable, especially with window replacements, and other documented areas of the house.

The build took so long. We were one of the first to buy yet other houses were started and completed before ours. For some reason we had to pick everything up front within a week of signing and earnest. Then Shea didnt do anything for almost 3 months. Even then it was mostly foundational. We could have taken more time and not felt so rushed. The trades did an okay job but not great. I would've expected more consistency and quicker turnaroundwhen we brought things to Shea's. The attention to detail is where each of the trades lacks. Shea should have caught the things we found. I think the price I paid is not what the house is worth having seen and lived in the quality that the trades Shea uses. It's very clear the trades used for the model homes are not the same ones used for the community. Grouting, caulking, squaring of floors and walls, paint finishes, stucco, roofing. Lots of help from Donnie, Andrew, and Adam. Great to work with. It took a lot longer than we thought, but now that we have moved in we are very happy with the house and the community.

MY SALESPERSON, CONSTRUCTION MANAGER AND WARRANTIES MANAGER ARE TOP NOTCHED, EXPERIENCED, PROFESSIONALS WITH WHOM I ENJOYED WORKING VERY MUCH. I got very, very lucky having Matt, Eric R. and Lala assigned to my lot. Each one responded to my questions and concerns quickly and thoroughly. Shea's quality control processes are awesome.

All Shea employees are great to work with

I have built four homes with three different builders. My first home was with a very low end builder and was a much better experience than this. Working with Shea Homes has been by far the worst building experience I have ever had when building a home. I have had a real estate investment company for over 15 years. I have renovated sixplexes , triplexes, townhouses, and condos. Therefore, this is not my first rodeo however, it has been the worst rodeo I have ever had. I am staying anonymous because I am concerned about potential retribution. I am still in the warranty stage and need a lot of work done. ... More

The team were professinal.

We have been a months after our close, never should have closed, to address many defects noted in the pre-close walk through. Ordered and paid for specific appliances (paid for options) that we did not get, they substituted inferior appliances and so far have refused to replace them. Trades show up and have no idea what they are repairing.

We have several safety issues that Shea doesn’t appear to care about We went over these issues with our warranty specialist a month ago We no longer get responses from any representatives We have major gaps in our $17k sliders that rattlesnakes and scorpions can easily access We now have spider infestation due to this unresolved issue Furthermore we have uneven tiles that we have tripped over multiple times These are just two major issues whereas there are many more that Shea has ignored The quality of the home is not near the exaggeration we were given by the sales office Worst customer service possible for such an enormous company ... The sales representative was transparent, knowledgeable and most professional. From the beginning of the process to the end, the experience was indeed a pleasure.

Field manager was outstanding! Plumber utilized was average at best! It is deceiving to see a model home nicely decorated and not having same or similar options when building a new house( very disappointing no alternatives were available). Very pretty house and development!

The process from start to finish was smooth I LOVE our new home !
