Don’t use Shea mortgage! And upgrade options are very overpriced. Things that can be done later, such as landscaping, are better to do on your own.

The process of buying the house was good. It was not easy but it is long and gone through step by step process. The only thing I was hoping about the property tax amount should have been mentioned clearly during initial days of the purchase of the house when they have sold many house in the same complex. The amount was not clear until last min to us. Except that I had good experience in buying the house with Shea.

There is a lot of below-quality workmanship we found out. Most electrical power outlets were installed unsymmetrically. The kitchen cabinets have a lot of dings. One of our windows is uneven measurements. That's what we observed within the first few weeks of moving in

Maybe I had higher hopes, but the quality of the workmanship and materials wasn't quite what I had expected. Stains on the carpet, misaligned/unaligned wall openings, and a broken appliance that was supposed to be fixed over a month ago. I still trust that all my issues will be resolved since the customer service rep is very responsive. But the wait is way more than I had expected from a builder like Shea.

I feel like you were very anxious to pay off my realtor and get her out of the picture leaving me do negotiate with a large corporation without any real representation. Seemed like your attitude was pretty much - "well, we have six units left - take it or leave it." In other words not much accomodation. It's a little early to decide what kind of value we got. Some aspects of our new home I truly love. Others, well, seems like you cheaped out or the at least the jury is still out.

I ultimately bought the place for the location and view...but Shea didn’t make it easy. It was a struggle every step of the way. I don’t know if that’s because I had already been working with a lender, and didn’t want to go with Shea Mortgage, (they wouldn’t even quote me ballpark rates), or because that’s just how they work. Getting responses, tracking down information, getting forms completed, it was always chasing after multiple people to get what we needed. Question everything. Many things are not as pictured. Shea constantly substitutes vendors, often not for the better. They tend to blame the vendors for reasons the substitution is inferior but when you talk to the vendor it is a different story. This project is almost complete and Shea wants to be gone. Ensure you check everything works cause they don’t seem to do that QA. For a brand new home at this price, we found things not working or broken items and gas leak in water heater closet that PG&E needed to come for and told us they don’t know why the builders just didn’t tighten. Some issues we had to go back and forth on with other vendors only to find out the builder needed to come check as they didn’t wire. We are waiting on some issues still to be fixed. Elevator didn’t work the one day within a month if moving in. Definitely wouldn’t have expected this many issues with a new home. ...

Builder is slow to respond to issues. Lack of transparency with items that they will not be able to complete and/or deliver by the time the house is delivered to home buyer. Poor coordination and communication with Shea staff as well as with trades. Lack of accountability for trades that don’t do their job well or staff that don’t follow through.

The initial home-buying process went smoothly, although it took the company a long time to finish building my home. Now that I'm in it, I see issues with some of the workmanship, mostly with what appears to have been touch-up work to finish the job. Some of the painting, cabinetry, and other installations were done very sloppily, as if the workers rushed to finish and get out of here. Our home was built during covid when there was a shortage of construction workers, etc. Very sloppy paint job, carpet job, and quality is very poor. This is our second Shea home. First one out of state no issues. Our warranty care person in this particular community is not very responsive with following up and fixing the issues. Very bad experience with this particular home. we were told all the extras were included in the price because of the home was already built. Come to find out nothing was included.. Everything wasn’t add-on. Very frustrated that they showed up with a TV mount saying it was no charge/free. It was part of the house. We didn’t even want or use the TV mount and later looked at our paperwork seeing they charged us $450 for a TV mount we didn’t even want or use. They would not credit me nor would they throw something in that value like a lousy outlet that should’ve been there to begin with. frustrating to say the least

This has been a frustrating experience with the builder and HOA. My master bathroom marble countertop is flawed. It was not sealed and water spots have marred the countertop. Moved in May 2021 and still waiting for this issue to be resolved by builder. Keep getting excuse of that this particular marble company is short on staff.
