We love the community and people here at Shea Ranch. The quality of of home builder was not to our expectations. We felt nickel and dimed with upgrades which are not that impressive. It’s been 2 months since we closed on the house and still no upgraded stove top. Our three slider door is poorly made and not to Shea quality. Gutters should be included in house price. Why isn’t it??? It’s been a very dissatisfying journey with Shea home builder considering they are such a well known trusted builder. Sincerely Diana

The home buying experience was overall good, but felt rushed before closing due to our agent being moved to another project a few weeks before closing. We were not able to work on a few changes and we were told it was not allowed. Our agent was excellent to work with but pulled off for another project before our close. In addition, the sub contractors that need to fix problems after the 1 month walk through are not very reliable, especially with window replacements, and other documented areas of the house.

The build took so long. We were one of the first to buy yet other houses were started and completed before ours. For some reason we had to pick everything up front within a week of signing and earnest. Then Shea didnt do anything for almost 3 months. Even then it was mostly foundational. We could have taken more time and not felt so rushed. The trades did an okay job but not great. I would've expected more consistency and quicker turnaroundwhen we brought things to Shea's. Three months later still dozens of items not fixed

Shea sales proudly proclaims their commitment to quality since 1800s. But that's where it stops. Three months after closing, dozens of items still aren't fixed, including some requested to be fixed prior to closing during the final walkthrough. Service appointments are often cancelled at the last minute (or just a no-shows). Those that do show up often don't actually fix what they were there to fix (but still close the tickets). Worst customer experience of 4 houses we have built

Not re-typing the entire review, but suffice it to say that the experience from beginning to end was sub par at best. Several options misrepresented in sales process, poor trade quality (framing, electrical, drywall and paint, etc.), inability to meet timeline and over priced for what was delivered. Submitted very detailed feedback with examples and recommendations for improvement with no response.

The responsiveness from the team that we dealt with Lisa/Debbie/Armando/Mark has been excellent. Shea has a very well thought out sales and construction process and it’s by far the best we have experienced. We are now in the warranty process and dealing with Mark on getting a few minor items addressed. Hope that process goes as well as our experience so far with the sales process

Will never buy a Shea Home again

My husband and I were excited to get the chance to finally purchase our first home, but since we decided to purchase from Shea the experience has gone downhill. First they force you to make choices about any upgrades within weeks with only one visit to a showroom in which the designer does not know the prices of any of the options. You then wait weeks more for pricing and have a few days to make the final choice, giving you no time to choose more options and properly price compare. The sales staff, building foreman, and design center were all excellent to work with. I believe you get a good value for your money at this price point. There are two unresolved issues with the house that are unresolved and so far they have not fixed them under warranty. I’ve been told they will not cover these issues and have dug their heals in. I hope is we can come to an agreement on these two issues.

Quality work shows in the details. Unfortunately, windows are crooked, the kitchen cabinets were postmarked and distressed and nails are popping out of the wall. The heating unit is not large enough to handle both the upstairs and downstairs are not suff.

The home buyers are buying a lifestyle- not a quality built home. When we bring issues to the warranty manager the appropriate tradesperson is dispatched to check it quickly. Most issues are assessed and fixed PDQ. The heating and electrical concerns are still a concern. Having your own inspector or engineer evaluate your living space is appropriate. If the homes would built better ( level, plumb and Better than tolerance ) so much aggravation would be a non issue. Owning here has been discouraging. I do like the clubs and facilities.

We were out of state when we bought our house so we had some apprehension about the whole process. But Jane was there to help guide us through it. She worked closely with our realtor throughout the process. As the build phase wound down, we started working more with Mike the build manager. He was very responsive and understanding throughout the process. We don't think the house would've come out as nice without his leadership. Only issue I had was with scheduling for TV and alarm installation. Should have not had to hunt them down and then 2-3 weeks after closing for an all-day appointment. Vendor kept telling me who should have set it up. This should correspond with closing date. Can’t order internet until a week before closing. Closing confirmation is a week before closing. All this should be done internally so that buyer has everything upon move in. At the latest a couple days.

I have built four homes with three different builders. My first home was with a very low end builder and was a much better experience than this. Working with Shea Homes has been by far the worst building experience I have ever had when building a home. I have had a real estate investment company for over 15 years. What started with an awesome experience is turning out to be somewhat subpar

Maybe I had higher hopes, but the quality of the workmanship and materials wasn't quite what I had expected. Stains on the carpet, misaligned/unaligned wall openings, and a broken appliance that was supposed to be fixed over a month ago. I still trust that all my issues will be resolved since the customer service rep is very responsive. But the wait is way more than I had expected from a builder like Shea.

Stucco not cured properly on sunny side of house. Lots of cracking in the finish. Integral dark color finish installed. Where patches have been made, the color varies and photographs issues. Color missing in some locations. Stone veneer is sloped. Drywall nail heads are visible with some heads popping through. Tape joints are exposed. Cornerbead flanges are visible. 1/2" wide tiles installed from a 12x24 tile. Instead of recutting a larger tile to fit the space, a sliver was cut to make up the incorrectly cut tile.
