Water leak was found after close. Bathroom light was unable to turnoff and some other minor issues. Quality control seems to be substandard before closing.

I am extremely disappointed with the quality and workmanship of my newly-built home. As a new homeowner who has invested over $500K into this property, I expected a level of quality that is simply not present. From the moment I moved into my newly built home 3 months ago, I have encountered numerous issues that should have been addressed during the construction process. The walls are not straight, the paint job is sloppy, wall texture is uneven, tiles are crooked, cabinet paint is peeling, windows seals are broken, roof was leaking, pipes were leaking behind the wall, and a number of other issues. We’ve addressed these issues, and some have been corrected, but with it was met with lots of difficulties. Almost 3 days a week for over 2 months, we’ve had various contractors in our home to fix the issues in which they come over unprepared without the correct materials and equipment. They also come uninformed of what they are supposed to do and it’s difficult to communicate to them because there is a language barrier. Also many of them are sloppy and created more issues resulting in multiple visits to fix the issues they’ve caused. There are still a lot outstanding issues that needs to be addressed and the warranty team seems are not as responsive as they were when we initially had our 30-day follow up. This lack of communication is unacceptable, especially considering the amount of money that I have invested into this property. Antonio has been phenomenal

Terrible lot. Since all I saw were dirt lots when I purchased, I didn't know that the air conditioning units would be placed right outside my bedroom window! Both my neighbors and mine are there. On the other side, my neighbor's unit is right in front of my living room. Houses are squeezed together. I'm still waiting for them to put the cabinet door on. It's been sitting here for 3 months. I had to have the electrician out 3 times to correct things. Bathroom was mis-wired and the Ring doorbell has been serviced twice. Doesn't seem like sturdy construction. I though Shea was a good builder but I guess things have changed. Would not recommend a Shea home. ... More

It was a smooth process, I was happy with the overall experience!

I would say if I knew what our frustrations would be ahead of time we would of bought an existing home at Trilogy Lake Norman.

Let me start by saying that this is the third new construction home I have purchased from a National homebuilder. I can tell you that there were things that went wrong along the way, but buying from a family owned private homebuilder makes all the difference in the world. The people are trustworthy, the company cares and they make things right if things go wrong. That and the neighbors and the friendships in this community are unlike anything you are going to find anywhere else. I would live in a tent to be around these people. It all started the day we step into the office to view the models. That day we found our dream home. The ladies in the office are experts and enjoy helping the customer’s. LeAnne, Ramona and Donna go the extra mile to assist, and answer all the questions Once the build process started we were blessed to get Peter as out field manager Peter is excellent and provides exceptional customer service. Currently we are under the warranty process working with Athea She provides superb assistance. When we started our build process, all we heard from others people that previously build home was what a nightmare the build process was, but obviously they did not build with Shea and their amazing staff! Shea did a good job of including me in the building process from the very beginning. They kept me informed about each step and encouraged me to stop by and see what was happening so they could explain why they were doing what they were. They were an open book. I didn't have to hound them for information. If I had questions they were quick to answer them. The team I worked with was fantastic. I can't say enough good things about the people involved in the building of my home.

Things really happened slowly, without much help.

Purchase experience was generally smooth. Lots of positive interaction with Sonja throughout the process. Larry, on the finance end was good, too. Brad, the GC has been fantastic, Caroline as our liaison, too. Some head-scratchers regarding appliances not working properly from day-one. The "cleaning" and "punchlist" crews seemed to make more messes than they corrected between walk through & closing. Lots of painting splatter needing work

I am very satisfied for service

Major communication issues from beginning to end, hard to get timely resolution on issues, missing appliances is an ongoing issue. It will be a beautiful house...once all the issues are finally resolved. Plan on managing fixes after you move in like a second job - they always expect you to be home and available and the list of issues to address post move is VERY long.

We were super excited to be building a brand new home. After choosing many options and getting the grand total of almost $700,000, we thought that things would be perfect. They were far from being perfect. We have crooked walls, crooked tiles, uneven flooring, and many other things that we were told that there is not enough workers and trained people to do quality work. Now that we are moved in, we just heard that they are slowing down the process and focusing more on quality. That would be great if they could refund us about $100,000.

The experience from start to finish was seamless. Every person I dealt with was friendly, kind and helpful. Compared to other homes I've owned the quality is excellent. Every new build will have issues and what I experienced was minimal. All problems were addressed timely.

Home plans are fantastic. Amenity center is top notch. Quality workmanship in homes is sorely lacking in finishing details. Restaurant atmosphere is lovely but the menu needs work. It should reflect not only the local area but also speak to the diversity of the community. The dirty paper menus were a bit of a turnoff. Shows a lack of pride in presentation.

The trades don't care and Shea has no control over them. Fit and finish is terrible. Took 30 days after closing to move in due to plumbing issues. Entire house had to be re-plumbed. Still waiting on fixes almost 3 months later. Love the community, builder not so much.

I have purchased homes before and had huge punch lists. Didn't have hardly any thing to fix. The quality, attention to detail, the finishing touches were all amazing. Working with every one was just as amazing. My real estate agent, Misti, I would not have gotten the house without her. The builder supervisor, David Burns, was equally outstanding. Kept me up to date on the process and every time I needed him, or had a question, he was there. Sometimes immediately. I LOVE LOVE LOVE my new home.

We love our house but getting anything fixed after the fact is impossible.

Nice quality home. Closing was rushed, before they could finish there things. Disappointed in the quality of carpet. Overall good service and beautiful new home.

It has been a great experience purchasing my Shea home. Everyone we've met from the sales office to the service team is very professional and helpful, except for Michele in the Design office (I believe she is a VP of some sort), who told me to rethink if this is the right home for me when I requested some minor design changes during the design phase.

Overall our experience with Shea was great. The responsiveness of the sales team was a little lacking at times, and they struggled to get timely updates from the construction team and convey that information to us. The close out superintendents were outstanding and very responsive and professional. Our experience at the design center was also outstanding. We were a bit frustrated by certain things being options rather than standard at this price point (i.e. drywalling the garages), and the option pricing for the walk out basement was very misleading in that there is a lot premium for a walkout lot, but then another $48K option that is essentially mandatory for the walkout foundation. The foundation adder really should be rolled into the lot premium to be more transparent about the real cost of a walkout. ... More

A seamless and transparent experience starting from the initial tour to the final closing. A few minor issues at closeout were personally addressed. The workmanship & materials are of high quality and standards The sales team and the warranty team did a great job of making me feel confident even if its my first time home buying. They had the patience to answer countless questions and clarifications and made sure to address all of them. Shea has a star team at 3 Roots - Elizabeth, Sandy, Phil and Jimmie - they are simply awesome. I would highly recommend Shea homes, especially for first time home buyers. ... More

Unfortunately it took 19 months for home to be completed for a variety of reasons some avoidable and some unavoidable delays. The field personnel at Shea are customer focused, knowledgeable , and competent. Sales staff not so great. Completed home is actually very high quality.
