The subcontractor PSG Landscaping is ruining your reputation as a stellar builder. Between the combination of our warranty manager and PSG, our experience is: • Both our front and back lawns are completely riddled with lumps under the grass where you cannot walk 5 feet without turning an ankle. • We have a drainage problem in both yards but worse in the back to the point there have been washouts I could crawl through. And every time it rains it gets worse. It rains a lot in the Houston area. • The work is entirely substandard, and PSG is unwilling to do anything about it and the warranty folks don’t seem to have the governance over them to fix things right or in a timely way. Below are some of our experiences in dealing with this situation: • PSG has threatened to cancel our warranty. • Here we are in month two and nothing has been remedied. • PSG regularly misses promised dates and is unresponsive. • PSG staff are rude to your face and see no need to apologize for any of it. • PSG always does the minimum and hightails it out of here and it takes weeks to get them back. • We have to go outside with our dogs so they don’t get out through these washouts. • When PSG fixes something, invariably they break or disable something else. • PSG leaves our gates open after doing work here so our dogs end up getting out even though there are signs posted on both gates. • We have been watching all their work around the development and it’s all the same low standard everywhere. • Our warranty manager Brandon boasts of not responding to customer needs after 5 and before 8. Sometimes he completely ignores our voicemails or texts. He is completely ineffective with PSG. • The entire chain of command in warranty appears to be afflicted this way. • We end up going weeks before anything is done let alone getting a response from warranty. • When something is done, it’s more of the same substandard work. We have a pie shaped lot and a lot of yard for our dogs. I think PSG's experience is limited to very small yards because they have completely failed here. ... More

Too many poor workmanships to mention but one that stands out the most is horrible fit and finish on painting. Just the worst.

SOD was laid unevenly. Cabinets had obvious damage and was incorrectly installed. Electrical mounts are crooked. Cracks already showing up in the driveway and basement foundation. Porch concrete discolored. Baseboards were poorly attached with no pride in workmanship.

We had such a great time building our dream home with shea. We had a very responsive builder who took our wants and needs into account and made them happen. They went above and beyond with everything! Thank you to all the builders and crews that made our dream home so special

We have been in the house (with solar) for two months. As of today, the solar is not turned on. Lots of discussion of why. However, no results. Just got the first PG&E bill. Please resolve.

The communication throughout the process was amazing..Everyone I dealt with was very helpful and you could tell they really cared about making sure our questions needs were meet.

Shea has been great overall. Communication, value, and quality. The only problem that we’ve had was length of construction, but I would trade length for quality any day.

I cannot say enough good things about Trilogy team members Kristine, Diana, and Micheal. These individuals are first rate professionals who consistently confirm our perception of Trilogy as a top tier 55+ community.

We had a good experience

The majority of the experience has been awesome. Many of the personnel with whom we have interacted have been outstanding. Mac, Dave, Erin, Mitch, and Suzanne. - Top notch- - Many small items create big headache. Overall great experience, but Shea drops the ball on several aspects which reflect a lack of vision and consideration for residents - 2 HOA organizations to pay every month - system is subpar and cannot handle bandwidth. Must login to the same system using two different account numbers to pay HOA dues. No auto-pay options. Never heard of this. Why 2 logins? I live in 1 neighborhood. If Shea has subcontracted out services, it is Shea's responsibility to then divide up the money and pay what is due to whoever. NOT the resident. - the fence is put on the homeowners, This creates an extremely awkward situation with new relationships with neighbors. residents with dogs have to suffer through movein and the period before a fence can be installed. We must reach out to get the email for neighbors to try and coordinate the plan and payment. My neighbor has elected to not pay me for the fence I coordinated, scheduled for install, and handled in full, This is Shea's responsibility and they have fallen WAY short by throwing this on new homeowners. Do you sell a house with a driveway. I paid >$600,000 for a new home... you can't install a fence??? ignorance! - The majority of homeowners have a truck. Driveways are not long enough for a fullsize truck to park, A mid size truck barely fits, forcing parking on the street. I paid for a decent sized yard and Shea leaves everyone's setback the same. If I purchased a larger yard, my front AND back yard should be larger. I didn't purchase a large yard so the front of my house sits directly on the sidewalk. Balance out the front/back yards for those who paid for more space. Maybe we wanted a longer driveway so we could park in our own property. This is an EXTREMELY ignorant design for an experienced community builder like Shea, who restricts street parking. I'm sure complaints will start before long about vehicles parked on the street, but Shea has caused the issue and there is no solution. Mini driveways do not facilitate vehicle ownership in the USA in 2022. This might make sense in Europe where they restrict vehicle size, but here it provides benefit for Shea to sell more properties and make more money while creating headaches for their unsuspecting new residents. - concrete is problematic. basement, garage, and driveway are already cracked in the field and in the joints after less than 12 months in service. Shea warranty on concrete is insufficient. Concrete will continue to crack and grow larger until after Shea warranty expires, becoming the problem of the homeowner after Shea walks away. Poor quality and workmanship in concrete - many of the screens were bent when forced into the frame, and others were left partially installed because they could not be bent enough and the installer walked away ... This was our first home purchase that was a new build and everything about our new home is just fantastic. Great quality by SHEA.

This is a beautiful, quality-built home. Nicely designed. The design center was a fun experience. The team of community representatives at Trilogy helped us get settled in comfortably, and will be a great resource going forward.

Great experience...nice people to work with...good team work. A few explanations could have been explained a little better, not living in this environment before, but all in all, very satisfied and pleased.

Shea was great throughout the entire building process. When there was an issue they were very responsive to resolve our concerns.

The Evia model home is well made and has a great floor plan with 2 beds and 2 baths. The one big complaint is the position of the heat pump right out the primary bedroom window and the noise for me is too loud.

The sales team was good. Pricing above market with initial homes seems like initial home buyers should be made whole with some upgrades. Or rebates . Lack of upgrades relative to model homes is unusual. We’ve bought two prior new homes and the builders were happy to offer us upgrades.. thesewe are profane of happy with the technology and remote app abilities of the home.

Pre-occupancy walk-throughs are very nice.

House was built pretty well. Only one issue. It takes a minute and a half to get hot water at the kitchen sink because they did not install a circ pump. Seems crazy to waste 1.5 gallons of water in Las Vegas every time we need hot water. Its on us to fix it they did nothing. For $820,000 you would expect a little better.

We had been looking for a smaller home after retiring from work, but had trouble finding the right combination of home and neighborhood in the town where we lived. This Shea home came on the market shortly after we renewed our search, and we are very pleased with it. It had been already finished, so I cannot speak to the experience of working with Shea from the ground up. However, Shea has been responsive to minor warrantee claims, in which they proved to be responsive and effective. We love the floor plan and general quality of the build.

Good all around. Would recommend.

This was our second build in Encanterra with Shea. Everyone we dealt with was friendly and professional. Susan at the design center was very helpful and got us through the process of selecting our finishes quickly. We did spend quite a bit of time before our meeting with her, selecting a lot ahead so our time with her was more efficient. Antonio and Mike, our site managers, were always eager to meet and address any concerns early on.
