I don't even know where to begin. 1. False advertisement. 2. Shea Mortgage - difficult to work with and does not follow up or follow through. 3. Design Center - did not really help, they just agree to what you say so they can get you out of there. 4. Quality and workmanship was just overall poor. Month three and vendors are still in and out, like my house is still under construction. 5. Worst purchase I've ever made.

If possible, ask for Joy as your supervisor. She was very good. She listened and made things happen on a timely basis.

Buildind and Buying with Shae (considering Covid-19) was a clean, straightforward process. Our Field Mananager was a Star and our Mortgage agent was there to help us every step of the way! We did have issues with some products and timings (due to supply chain issues), but these issues were delt with as quickly as possible. All in all, a good experience.

We were lucky to have a very good, professional, quick responding general contractor. He seemed to be on top of situations all during the building process and again in the first year after closing.

I have a background in construction and built our last house of 20 years with a dear friend. After looking at numerous model homes from various builders, it was obvious that Shea Homes knows how to construct a quality home with workmanship that was far beyond the competitors. I also noticed other builders luring you in with low base pricing, only to see 3 times the typical mark up on upgrades in the design centers. This isn't something we experienced with Shea. Mark ups were very reasonable on upgrades, quality of craftmanship was above par and customer service was outstanding. Even with all the supply/worker issues that Covid brought, Shea stood by the original move in date which was really surprising. I can't say enough about how professional and courteous my Superintendent Jason was and also how our customer service rep James handled everything in stride with a smile. Proud to say this is my second Shea home!! Well my first brand new home and Chino never needed any repairs whatsoever this new one has a few very very minor issues which I understand is probably more normal. From the sales team to customer service they are very attentive and we are super excited about our purchase!!

It took way too long to build my house, but the times controlled this issue. The workers worked hard and were friendly when encountered. I still have a missing cabinet door in my kitchen and missing fascia in my master bath, 2 months after occupying my home. No idea when they will be corrected.

Better quality than many new home builders.

From our first meeting on site I received timely information, direction and responses from every Shea department from the finance officers, to the Sales Staff (in particular), the design office, and the construction representatives. Their prompt assistance, help, and replies were all outstanding, courteous and responsive.. I found all my workings with Shea very professional.

The painting job is really bad, lots of errors and missed areas, paint spatter all over cabinets and floors.

A good product creates demand on its own especially one that meets market needs. It is more likely than not when demand is significantly higher than demand, sales staff turns arrogant. Not so in this case. We had a wonderful buying experience.

The majority of the experience has been awesome. Many of the personnel with whom we have interacted have been outstanding. Mac, Dave, Erin, Mitch, and Suzanne. - Top notch- - Many small items create big headache. Overall great experience, but Shea drops the ball on several aspects which reflect a lack of vision and consideration for residents - 2 HOA organizations to pay every month - system is subpar and cannot handle bandwidth. Must login to the same system using two different account numbers to pay HOA dues. No auto-pay options. Never heard of this. Why 2 logins? I live in 1 neighborhood. If Shea has subcontracted out services, it is Shea's responsibility to then divide up the money and pay what is due to whoever. NOT the resident. - the fence is put on the homeowners, This creates an extremely awkward situation with new relationships with neighbors. residents with dogs have to suffer through movein and the period before a fence can be installed. We must reach out to get the email for neighbors to try and coordinate the plan and payment. My neighbor has elected to not pay me for the fence I coordinated, scheduled for install, and handled in full, This is Shea's responsibility and they have fallen WAY short by throwing this on new homeowners. Do you sell a house with a driveway. I paid >$600,000 for a new home... you can't install a fence??? ignorance! - The majority of homeowners have a truck. Driveways are not long enough for a fullsize truck to park, A mid size truck barely fits, forcing parking on the street. I paid for a decent sized yard and Shea leaves everyone's setback the same. If I purchased a larger yard, my front AND back yard should be larger. I didn't purchase a large yard so the front of my house sits directly on the sidewalk. Balance out the front/back yards for those who paid for more space. Maybe we wanted a longer driveway so we could park in our own property. This is an EXTREMELY ignorant design for an experienced community builder like Shea, who restricts street parking. I'm sure complaints will start before long about vehicles parked on the street, but Shea has caused the issue and there is no solution. Mini driveways do not facilitate vehicle ownership in the USA in 2022. This might make sense in Europe where they restrict vehicle size, but here it provides benefit for Shea to sell more properties and make more money while creating headaches for their unsuspecting new residents. - concrete is problematic. basement, garage, and driveway are already cracked in the field and in the joints after less than 12 months in service. Shea warranty on concrete is insufficient. Concrete will continue to crack and grow larger until after Shea warranty expires, becoming the problem of the homeowner after Shea walks away. Poor quality and workmanship in concrete - many of the screens were bent when forced into the frame, and others were left partially installed because they could not be bent enough and the installer walked away ... This was my first Shea Homes experience. It was excellent overall. Pomelo Sales Staff Phillippe and Patti made the entire experience even that much greater. they are true Professionals.

The Sales team is very knowledgeable and responsive to questions. We were remote buyers from another part of the state and able to conduct most business by phone and video calls. All our questions were handled within a day and they even provided photos of our home during the building process. The overall design is beautiful and the Design Center support for selecting options was easy and well coordinated to our style. The build quality is very good and has great functional features. I recommend Shea Homes to friends and family.

Very friendly and easy to work with

We came out from CT a year ago looking for a home in Santa Maria. We had zero interest in living in a townhouse or a community. Then we walked into the Shea townhouses at Rice Ranch and immediately fell in love. The quality is amazing, all the individuals we worked with were fabulous and we are just thrilled here. Any issues we’ve had (and there were only a couple) were handled in a timely manner and to our satisfaction. Great builders, beautiful area. We love our new life!!
