Shea Homes have a great reputation as a builder, and this is one of the main reasons I purchased this home.

Design is not good for the kitchen, the cabinets are too low. It makes the work zone is useless

We have found the Valor neighborhood in Idaho to be quite enjoyable overall. However, we have encountered some challenges with the quality of the finish work and the pre-inspection process. Upon moving in, we discovered several appliance issues that had not been addressed prior to our occupancy, despite Shea Homes' assurance of a complete home review. For the past three months, the oven has been non-functional, and the exterior paint on the house has been found to be faulty, requiring repainting, both have not been rectified. In addition to these issues, we have also observed subpar workmanship in other areas of the home. The concrete in the back porch was of poor quality, necessitating Shea Homes to apply epoxy as a remedy. Similarly, the finish on the garage floor is also below standard, and despite our requests, Shea Homes has not taken steps to rectify this matter. Furthermore, the wood frames on all the closets are coming apart, indicating further deficiencies in the construction. Outside the house, there have been safety concerns as well. The front walkway presented a trip hazard, resulting in multiple individuals tripping or falling. While a solution has been implemented, it is not up to par with the standards of the neighborhood and does not match the aesthetics of other homes in the area. Regrettably, our attempts to address these issues with Shea Homes have not yielded a satisfactory response. Although the warranty person assigned to our home is making efforts to rectify the situation, the time it is taking to resolve these matters is unacceptable. In conclusion, we are deeply disappointed with the lack of prompt and effective action from Shea Homes in addressing these concerns. It was as expected for a new build

Hard to communicate with builder ….only text messages his phone mailbox always full. I understand delays but communication important! He was better toward end of construction _ mind you a year and half! I had one month appointment and still two issues not resolved? I’ve called twice - no call back? It’s been a month - I’ll have these two issues on the 5 month appointment- a few other things are needing attention as well! I get new homes always have issues - usually simple but would be nice for at least a call back.

Issues after delivery take too long to get resolved. We have 2 broken windows that were supposedly ordered before the house was finished. Been in house now 2 months, still have broken windows. Other issues same problem. Not responsive at all.

Buying was the east part, getting things fixed has been challenging. Both due to availability and half baked solutions, appointments are rescheduled without any communication, contractors refusing to fix things and blaming the issue on another team (plumber refusing to fix water pressure and passes blame to appliance installer when the issue is the water pressure from the wall, at another appointment scheduled for two window issues and contractor refused to fix one issue saying one window would be fixed by another team from the same company only to come back with the same team at another time to fix it). Some appointments are scheduled months out, haven’t been able to use the oven since purchasing the home 2 months ago for example. Had an issue with a door frame being crooked so they adjusted the door but the frame is still crooked to the naked eye. Definitely would’ve reconsidered a new build or the builder if I had known how difficult the warranty process would be. ... More

Poor workmanship. Many things were rushed, and it shows.

Where was the quality control? We have had nothing but MEP issues since we moved in.

Quality of work is very poor. The flooring is uneven in several places with hallow space underneath LVP planks , Huge gaps at cabinet alignments, leaky faucets and so on.

Customer service has not paid attention to detailed request. Disorganized. Perhaps volume of repairs & poor craftsman gas made job more difficult to keep up with it’s understandable nothing would be perfect but I’ve had to repeat my request multiple times to clarify previous concerns. Most alarming leaky sink.

Everyone is responsive and will answer you in a short time. But after 5 months we still are waiting for repairs to our fireplace and stucco. The bathroom shower is dripping, plants that were supposed to be replaced 4 months ago still haven’t been replaced. Bathroom hardware fell off the wall and the front yard has sunk along the gas line from the rain. It was explained to me when this happened at a Taylor Morrison neighborhood that it was because of improper packing of the soil when the gas lines were installed. We waited for our range and hood due to shipping issues, which we understood. They came in October and the hood was damaged. We still do not have a hood and have had no updates as of 1/3/22 as to how long it might be. ... More

I believe your overall experience depends on who you get as a field manager.

Our brand new fridge did not work, four rooms of our home only had primer on walls and was not painted until two months after we moved in. We had to move all furniture and walk hangings again. Many other issues. Very unhappy with how all of this was taken care of.

Good buying experience but experiencing consistent issues and a long turn around on service request

I have purchased three houses from Shea in Recker Pointer community. Of the three houses, two have really bad issue with heating and Ac system. Multiple attempts to fix the issue did not get resolved and I was told that heating contractor is not responsible for the vent installation. I have try to reach out to Shea and no response yet. This is not acceptable since we have bought three houses brand new. Please have Shea representative to contact me and resolve the issue.

Overall a reasonable experience. While a large company centered on process, people make or break their experience. We did run into some bad apples, but that was made up to some degree by others. We are still awaiting for the customer service to meet our expectations.

Pay attention to detail do not let them rush you through your walk-throughs because you will never get anything done it is horrible trying to buy a house and expecting it to be right and four months waiting to get it things repaired don’t let the smiles for you

The material used are really poor. There are baseboard cracks that are already appearing and lot of other things.

The sales center was awesome, got the lot on the lake and the very expensive upgrades, however the thoroughness in detail to a pristine home build missed the mark with the construction workers not paying attention to detail. The pandemic brought in poor quality workers and flawed workmanship. Quite a few things were incomplete and I did not have that WOW moment when moving in. Deep cleaning wasnt done, the home was dusty, tile and flooring did not look brand new, electrical glitches still happening with the breaker, missing under cabinet lightening, missing sprinkler heads, HomePro is useless still waiting on a couple of work tickets to be scheduled for service. Aesthetics and first impressions are everything. I needed to have that WOW moment of my forever dream home and I did not. Still waiting on Shea to circle back on service recovery. ... More

The home is great. But but you really want to make Trilogy exceptional add more amenities. Restaurants, pools (only a 4lane 4ft deep pool), activities. A community of 1,500 homes in a small town needs to be inclusive. Without the Amenities needed you will never meet your potential. It can't be all about more homes. It has to be about Lifestyle. The clientele you deal with has many options and the ability to afford it.

The home itself is gorgeous with many upgrades in the standard package. Very spacious with huge kitchens . But the sales and communication staff lack any effort or desire for their jobs. They are unhelpful and do not inform you of community events.

I believe June 2021 was whEn we succeeded in obtaining the rights to Lot 8. Anticipating completion and move-in by year’s end, we sold our old home September 29, asking the Buyer to rent-back to us for up to 3 months. Then we got hit with “infrastructure snags” and move-in was delayed til May 2022. My monthly rent on the old home was $4,000/mo X 8 mos. That’s going to sting for some time to come.
