Quality of workmanship not as expected

We have been very disappointed on the quality of workmanship on a home from Shea that has been so highly regarded. We have been in our home for almost 5 months and they are still trying to take care of our 1 month warranty work. When a homeowner points out poor quality of work, it should be taken care of, not argued about.

Not what I had hoped for

Sales team was great up until I dropped of the deposit check, and then communication was sparse. They neglected to tell me what was in the model homes but not in my unit, and no option for any changes or additions before drywall went up. They are slow to fix problems and some of the problems have returned. Other problems were 'within tolerance' and not fixed. The location is excellent, but feels overpriced for what you get (no yard here and very high HOA dues.) It's fine, but probably not the best choice for me - was hoping for more than just 'fine.'

The experience up to the closing was great, but once you sign your name on the dotted line, good luck getting anything done. The warranty department is like pulling your own teeth, they have a lot of excuses for any problems you bring up, after you move in you’ll start finding issues with the poor workmanship.

HVAC seems to be poorly installed. Multiple issues in first couple months in the home. Walls cut open everywhere, mold from condensation.

Sales team was very friendly and knowledgeable. They made the purchasing process fairly easy. Our issues started toward the end of the construction process: inconsistent quality control, pipes that were hanging 12 inches lower than they should have been in the basement, and a water heater that needed to be moved 3 different times. It was difficult to get concerns addressed throughout construction and during the final walkthroughs. Home Buying Experience

My after action review will be forthcoming as there are many facets in grading this experience. Major issue is that it took way too long to complete construction from out Aug 2021 purchase date (we moved in May 2023) and that Shea did not accept that we were not available the last 2 weeks of Apr 2023 per my Jan 6, 2023 telcon with project mgr #2…always a moving completion date. Finally, when inspected after completion, it was not cleaned per Shea model…it was a rush job to get to close escrow date. Disappointing.

The experience we had was what I'd call, "just ok". In todays world and economy, striving for "Raving Fans" is critical (google the book RF). It was clear, it's about the money and the customer is simply granted lip service. I don't need to revisit things like construction delays, we all know about those. However, getting the home closed so the money can be put in the bank is way too aggressive and simply a poor way to do business. There were "promises" made and not kept. Overall Good Experience

First time buying a new construction home. Home was delivered on time but there were several open issues that were rushed in order to deliver on time. From stucco repair issues, incorrect water softener, incomplete tile finishes, and even refrigerator issues. This house was close to $1M, I expected the service and quality to be better.

Quality work shows in the details. Unfortunately, windows are crooked, the kitchen cabinets were postmarked and distressed and nails are popping out of the wall. The heating unit is not large enough to handle both the upstairs and downstairs are not suff.

The home buyers are buying a lifestyle- not a quality built home. When we bring issues to the warranty manager the appropriate tradesperson is dispatched to check it quickly. Most issues are assessed and fixed PDQ. The heating and electrical concerns are still a concern. Having your own inspector or engineer evaluate your living space is appropriate. If the homes would built better ( level, plumb and Better than tolerance ) so much aggravation would be a non issue. Owning here has been discouraging. I do like the clubs and facilities.

Definitely not what I expected....

Major communication issues from beginning to end, hard to get timely resolution on issues, missing appliances is an ongoing issue. It will be a beautiful house...once all the issues are finally resolved. Plan on managing fixes after you move in like a second job - they always expect you to be home and available and the list of issues to address post move is VERY long.

Barely have response. My warranty ticket has been opened for months and it is still open. No update nor schedule. When I email Shea home warranty, it just replied the ticket is still opened. I can not rate any star for it. The reason for the 1 star is because the system do not allow me to select 0 star.

Many large problems with construction of workmanship both large and small issues. Priority to resolve is treated as secondary once closed. Concerned these issues will ever get resolved

I'm in the process of slowly moving into my new Trilogy home. There were lots of issues about delays in obtaining materials. The completion seemed rushed. That's pretty obvious from the small, niggling issues that require repair/fix contractors to come back on a weekly basis. Who knows when it will end? I'm not willing to say I would recommend Shea to anyone I liked.

Rob promised me to replace the dented range hood on 11/21. It is still not done as of today. There are also other smaller issues never addressed since closing.

Seems like the construction was rushed to facilitate closing . Surprising lack of attention to detail with the finishing work ,door hanging etc . Preliminary punch list is significant after just one months occupancy . Construction crews working in the area make transit challenging and in some instances dangerous . We were told not to visit the area as it was a dangerous construction site ... yet closings were required and now residents are living in the same construction site . Shea did a great job of overpromising and under delivering. I’ve asked for 10 to 15 items to be fixed. A couple have been and haven’t heard from anybody in three weeks. Pretty pathetic.

Great neighborhood. Uncomfortable living in construction area. Flat tires due to construction nails. Lower quality products. Careless errors . Endless mud.
