We have been very pleased with the Trilogy team.

BUYER BEWARE is an understatement. The sales office claim of delivering a "zero-defect home", the result of a series of supposed meticulous inspections by teams of construction professionals is a total farce. I invited the senior Customer Service Rep and the Senior Construction Manager for ALL of Trilogy-Vistancia to my one-month follow-up. They were receptive and did attend. I presented a list of 36 issues (including cracked and chipped driveway, extensive cabinet damage, incredibly poor drywall and painting including globs of paint drips, globby/orange-peeled baseboards vs smooth finish, 5 visibly scratched windows and more), and when we were complete the list had grown to 54 (to Shea's credit for identifying additional issues)...and is still growing. The Senior Construction Manager even stated "we never should have released this home". It's clear Shea is just moving too fast and sacrificing accuracy for speed. Shea agreed to remedy all but 2 issues, but any follow-up on my satisfaction is nearly non-existent and if not for my persistent follow-up on open items this list would never be exhausted. When I inquired about any concession for the extreme impact to my time (2+ months since move-in and still working-off the punch list), establishing my home including having to obtain a storage unit given the significant amount of tile, baseboard, and wall re-work, I was informed that Shea doesn't provide any concession for work accomplished after the buyer takes possession, thus BUYER BEWARE! 54+ issues the Shea "inspection teams" missed and, if I had not identified them and insisted on remedies I'm confident they would have walked-away from this debacle with zero-interest in "customer satisfaction" (my primary Customer Service Rep is more interested in rationalizing obvious defects vs. resolving them). All this re-work is built-in to the price of the home driving the price well beyond a fair asking price. The friends we have made in this community have, and will, overcome this prolonged drive to craftsmanship vs. "craps-manship", and I remain optimistic my wife and I will ultimately enjoy our move to Trilogy; however, the home-buying experience has truly eclipsed nightmarish proportions. Shea is a production builder and inflexible to offer any options outside its standard ones. In some cases, like placing electrical outlets, they are very flexible, but in other cases, like flooring, appliances or kitchen/bathroom cabinetry, the choices are too constraining, staying within a single quality line from the manufacturer used (Wellborn in my case) and not offering true premium products. If you are OK with doing post-closing remodeling, then you can benefit from some of the things Shea does right, like overall great home layout, tankless water heater, and energy efficient house, which is very important. ... Working with Shea has been a very positive experience. I have nothing but great things to say about them. My one negative has been the third party landscaper chosen which is Gothic Landscape. If I had known how unresponsive and unreliable they are, I would have waited to do my full landscaping with another vendor after closing.

The Shea group has been extremely helpful throughout the buying process. We moved from the DFW area and were not able to make it to Spring that often to see our home being built. The Shea group kept us informed throughout the building process and even sent us pictures of our home throughout the process. The craftsmanship of our home is excellent. I have lived in our new home for about 2 months and I still pick up the phone and call the Shea group anytime I have questions and they are always very helpful. I would highly recommend Shea homes to anyone.

New home is everything I knew it would be!!!

If the homebuyers are going to contract their own landscape company, I would strongly advise them to submit their plans once the framing has been completed. It was a nightmare for us when we moved in trying to get our plans approved. We were not doing anything outside of lawn and a few plants. It took us four attempts to get our plans approved. It really caused a lot of anxiety when we first moved in and for the first month and a half, and we were not enjoying the experience. If it wasn't another tree or bush needed, it was too much lawn, or heighth on mounds, etc. . In measuring (literally) many existing lawns around us, ours was actually smaller in SF. Wendy kept talking about "they" want this or that, and some of her demands were trivial and very frustrating. We did read the landscape guidelines and were not planning anything out of the ordinary for this neighborhood. Aimee our salesperson has been wonderful. I understand why she is successful, because she is there for the buyer as well as the owner. ... More

Poor customer service and extremely poor responsiveness to home issues.

If I was going to grade the Shea group from sales to construction to customer service, it would be a D- They have "It is what it is" attitude, quality control went out the door. For the price we pay for the house I would expect better than what we received.

Easy process and good quality home

Very satisfied with home. Had one issue with paver driveway. Several of the pavers were stained and could not be cleaned. Sent emails to Customer Service requesting something be done to correct the issue. Finally the Customer Rep came and looked at the pavers and agreed to replace several of them. If has been three weeks and no action. It appears the only service from Customer Service is "lip service".

Shea was great throughout the entire building process. When there was an issue they were very responsive to resolve our concerns.

From the purchase of my home to the settlement the process was excellent except that we were delayed due to the COVID Pandemic. The building of the home was beyond expectations and the Manager Courtlin kept us informed of the progress of the build the entire time and the care to make sure that our home was up to our expectations and he did such a great job. Shea Homes is lucky to have him.

We ultimately love our house. We built a plan that had some updates- however, those updates were specifically reviewed with us.

Ongoing construction around me is difficult. The construction fence pushing people to walk thru my yard and smashing my plants is distressing. The loud music is annoying. Better design would include a solar tube in the dark master bath, counter garbage disposal button instead of under sink and thin grout lines (instead of 1/2inch white) in the floor. No real designer would put wide white grout in the floor.

Shea has yet to respond to my requests for repairs. Cracked slab and dangerous debris left in yard

Shea goes above and beyond in their house building. I will be recommending them to all of my friends and family.

I fear that my home will not not age well and there will be multiple problems with exterior wood rot Because paint is already pealing! I understand that this is a construction sight but the between the mud and trucks Blocking roads it’s hard to like what I see! And I am Still concerned about the silt that is taking over the dry creek bed behind house!

Wickenburg Ranch is our 4th Trilogy and it is the best! Customer service is great, especially the move-in day amenities (including a beautiful Tiffany bowl!) Not having to search for paper towels, hand soap, etc. made the first days of unpacking much easier. Also, restaurant is excellent for both food and service. Overall, this is a great community.

Poor quality control. Builder unfortunately cannot refute this because this is in the eyes of the beholder. Compared to other builders I cannot say, but coming from an industry where QC is extremely important Shea does not measure up. That is to say, my neighbor may very well think the workmanship is wonderful. I do not. Issues that I have had to call to attention of builder reps were easily fixed but why did they have to be pointed and then easily fixed? One SHEA person assigned to quality control could do a quality walk through minimizing buyer complaints and the buyers failure to note discrepancies on their walk through. Shea is a quality builder. Subcontractors are "iffy". Had some major plumbing issues that were resolved. Contractors leaving garbage strewn outside construction sites that happen to be in the middle of our neighborhood. HOA dues to cover all amenities but majority of amenities are closed. ADJUSTMENT TO DUES SHOULD HAVE BEEN OFFERED

Horrible customer service, I personally would buy from a different builder in the area if I could do it all over again, I honestly could not believe how awful the Shea customer service team is, including Rich the supposed supervisor.

The people at Barcelona are AMAZING! They make or break a company...Kyle, Matt, Jesus, Paul, Mariel, and of course Vicki have made my home purchase at Barcelona a wonderful experience. During the home buying process my wife passed away. If it weren't for the people at Shea Barcelona, I don't know if I could have made it through. They are a terrific group of people who care deeply about their customers. All I can say is, THANK YOU!

Final product was as presented, but could have increased value by offering several options that I had to add immediately after closing.
