With the amount of warrantee/service request submissions and overall sloppiness in work, one might expect this in a starter home and not a home with a $700,000 price tag. My first home purchase, a starter home by Pulte, in 2004 at a whopping $100,000 had better craftsmanship and I only had one warrantee/service request in the 8 years of living there. To say that I am disappointed is an understatement.

Too Many Issues

I was so excited to purchase this home as it is beautiful, nice location, and great size. However, I’ve been here for almost 2 months now and constantly having problems. The home buying process was horrible, I should have stuck with a bank instead of Lennar mortgage, as they gave me the runaround for several months, and was not good at checking their paperwork, or communicating. The only positive thing I will say is that the warranty personnel have been very courteous and do try to fix the issues that arise. The problem is there’s just too many issues rising considering this is new home.

I personally think it's unfortunate that you are forced into a virtual closing with no options of receiving your personal documents unless you personally print them or save them to a device. With a virtual closing there is no one to explain any documents they just have like a docusign type of document, so hopefully you understand it all. I have had to have at least 4 service calls. I found doors not set right, water not connected, a gate that doesn't latch, scratched doors, and a chipped tile. I can’t say enough about Mark our superintendent, Mark. He was responsive to any items that need adjusted when one purchases a new construction home. One concern I did have was the lack of knowledge apparent in the sales staff when came to what was included in the finished product. For example we were told the HVAC was a Lennox product which wasn’t the case as well as some of the amenities shown in the brochure. Overall we are very pleased.

Overall, the layout and design of the house are quite good. However, the materials used are noticeably cheap, and the subcontractors appear to be the most budget-friendly available. It's essentially a minimum-standard home from a high-volume builder. The landscaping company was by far the worst. They left trash around the house, and the sod installation was poorly done—uneven, patchy, and bumpy. Bad HVAC

The HVAC is very bad, not met the standard of Air Conditioning Contractors of America, Manual J. According ACCA, the house must have two 4 tons of HAVC, but Lennar installed two 3 tons of HVAC, below the standard requirement. We are very disappointed, and no peace of mind since we moved in. Please contact your engineering department about this issue and help to solve the problem of low capacity our HVAC.

The details of finishing were poor. Drops of paint and caulking are still not cleaned up. There are several interior doorway frames with splinters that should have been removed before they were painted. I am submitting a new list of about 10 items the were submitted but not addressed before the walk thru or the final walk thru before closing. Apparently contractors are not required to use drop cloths or required by Lennar or reviewed by Lennar before walk thru. The designer who did the electric switch and plug layout needs to go back to school I find switches behind doors when open you have to close door turn on or off the switch ..outlets are far too few like zero on the kitchen island and 2 over the kitchen counter you must be joking 2 outlets a grand total of 4 places to plug anything in for a modern kitchen

I was promised 2 weeks wait for the move in, I waited 6 months, i am 4 weeks moved in and I need to deal with 2 glass windows replaced, blinds to replace and the worst, my master bedroom is very hot. I have the AC techs coming (3times) but the problem still there. I know that is a new community but the streets still with no lights. I keep telling myself to be patient it will be better. I am not enjoying my new home as I thought I would. In the other hand I can say that I found a couple people working for Lennar that actually are trying to help.

Home buying experience: Once the deposit is made the customer service starts degrading. Workmanship on the home was terrible. Contractors were lazy. Attention to detail was lacking. So many issues with the home. I was not available for the final walkthrough because I am an out of state buyer and was involved in DNC and RNC operations. The virtual walkthrough was not good enough. Very bad builders they use the cheapest materials and bad building. The windows and back door leaks from a normal rain, the attic also leaks. The worse builders please stay away from them. I wish there is zero stars I will give!

Leaky windows and damaged drywall

When we purchased our home there were damaged sections of drywall. This was brought to the builders attention and they “repaired” it. Once the first rain storm arrived after moving in it was apparent why there was damage in the first place. The large windows leak to the interior of the home. This has been reported to be warranty repairs as brand new windows should not be leaking. A window repairman with the warranty company came out and told us it wasn’t the window, but instead the improperly installed flashing above the window. He left shortly after.
