The experience with Brian & Village Builders was amazing. Very thorough - great meetings going over the house in the lead up the purchase. He also followed up after the sale.

We have been in our new home for 5 months now and couldn't be happier with the quality, design and service that Village Builders provided.

The process with Village Builders is very comprehensive so there is very little left to chance from the design center through the construction process. A very professional process which covers every aspect of the house.

Great/timely communication from all folks involved in the homebuying process and a high quality of craftsmanship. When there have been issues, the builder is quick to respond/address.

With a late start and the pandemic, still were able to get us into our beautiful home in a reasonable timeline.

Responses to the files issues is very poor. They take long long time and needs many follow up. If I leave it to them to get it done, it will be put under the carpet. But the task is taken, they do a clean job

One garage has a very short drive way resulted with too high a slope that caused scratching the rear bumper of a low clearance sedan when backing out from the garage.

Pending issues for 4 months

Our construction manager rushed us into closing on our home without several items completed. Since our close, we haven't heard from him. I had to reach out to his manager to gain traction on the process. It seemed like a lot of promises without the results.

The house is nice with quality materials. Purchase price right at $1,0m and the craftsmanship is not any better than some of the cheaper investment properties I own. In fact, Craftmanship is pretty poor across the board. Another frustration is we have been in the home 2.5 months and have a pretty substantial punch list of about 40+ items. I have built 4 homes and usually the punch list is knocked out in about 30-60 days with maybe some minor items lingering past that time frame. To date in writing this review VB has moved the porta potty to the next door neighbors yard and made one repair to the sprinkler system (they still have 2 zones to correct). All other 35ish+ items items have not been addressed. It is extremely frustrating. Back to quality, I will share some good things and bad: Framing - Had a pre-drywall inspection and the inspector was impressed Masonry - above average Irrigation system - poor (have had issues in three different zones already) Trim - Pretty pathetic, not flush, scrapes and gashes all over it, gaps in the trim, nail holes, etc -Painting/Texture - painting is fine, we have large beams and a 20+ foot ceiling, it looks like they didn't put drop cloths down and we have stain all over our wood floors, the beams in the bathroom (Similar setup) the stain looks very sloppy, texture was very poorly applied and inconsistent throughout the house -Cabinets - our cabinets actually look pretty nice, their are some minor issues but nothing worth noting -Flooring - wood looks and tile looks nice throughout house -Bathroom - Biggest gripe is in our two downstairs bath where they have higher end finish outs. Their subcontractor for the shower glass - I really dislike how they did it and personally think they were skimping to try make more profit. VB acts like it is fine - my wife and do a lot of real estate, my desginer, and my wife's uncle who owns a glass company all have never seen a shower finish out how they performed it. Overall - house looks "nice" but the craftsmanship is pretty poor. I like the team from VB but the fact remains they are moving at a snails pace in getting anyone out here on the home. I get in the current market conditions it can be challenging to get quality subs but they are owned by Lennar and a publicly traded company. They should be working with higher quality subs if that is the issue. We have done a decent sized remodel of the new home (we did not get to pick any design elements) and our team accomplished a ton in 6 weeks. They have completed 2 items off the punch list. In Austin, housing is at such a shortage any builder can operate how they do and will have a wait list for home purchases. That probably won't be fixed anytime soon. Broken promises, missed deadlines, and forced to close on an incomplete home.

We had issues with the building process & it was not addressed in timely manner. We were promised few issues will be fixed after closing the home. It’s been 5 months now from closing and the promised items are still not addressed.

We have had major quality issues identified prior to purchase that has been put off and put off. The most most egregious of which are the upstairs sub flooring. People have shuffled us off claiming things not to be their responsibility. People in general have been unresponsive And have chronically pushed off the repair of issues identified prior to purchase. And this whole game of closing work tickets after 10 days only to immediately reopen then seems like racket Village Builders uses to give perception that jobs are getting closed within 10 days.
