Scammers. Salesman Stephen Collected my initial deposit. Refused to return my money back although promised to refund if home buying process did not work out. I didn’t get any home, they still took my money. Scammers. Future home buyers stay away from scammers like Lennar mortgage. Village Builders at Esperanza new Avante Richmond TX.

Our experience with Lennar/Village Builders has unfortunately been defined by a significant lack of professionalism and poor communication. The process began with a delay in our home's completion, for which reasons were not clearly communicated. When we finally met with the construction manager, we were met with an unprofessional and condescending attitude. He appeared dismissive of our concerns, often scoffing at them, and refused to acknowledge my email communications entirely. My home buying process was a nightmare. Loan officer was pretty much non existent in the process. Never want to deal with Lennar ever again in the future. Build quality of the home is trouble as well. They left boards, paints, empty bottles all over the garage and the attic. Had to adjust almost all the hinges in the doors.

Very bad builders they use the cheapest materials and bad building. The windows and back door leaks from a normal rain, the attic also leaks. The worse builders please stay away from them. I wish there is zero stars I will give!

Two months after closing, 4 closing dates missed on behalf of the builder. The builder had the audacity to try and force me to pay extension fees due to their failures to build a house in a timely manor. The final closing date didn’t happen either. Thankfully the City intervened and forced the keys to be handed over. We still have not received items the sales team said would be given. The leadership of Lennar/Village Builders caused so many issues the construction manager quit as well. Fortunately Bob the builder, Construction Manager took over the job to help fix many issues with the house. ...

We thought our home selection and building process would be a wonderful experience. However, this process has been disappointing from the start. Since we have never had a home built before, we were excited to be able to select options to get just what we wanted. Along the way we encountered challenges such as delay's, closing date pushed back, delay in Lennar financing (while an increase in interest rates), wrong items such as faucet fixtures, door handles, etc. that were installed in the home. To start off, my experience with Lennar Mortgage was exhausting. Their underwriting process is the most arduous that I've ever experienced. I was constantly asked to submit the same thing repeatedly. My first home I bought was a Lennar home in 2010. It was a great home and my wife even worked for them at one point. We thought buying another Lennar home, a Village Builder this time, would be a great choice. Times have changed! You guys are horrible. You don't even keep up with warranty items. I could not get corrected my items in 6 months! You built the house in 5 months.
