To start off, my experience with Lennar Mortgage was exhausting. Their underwriting process is the most arduous that I've ever experienced. I was constantly asked to submit the same thing repeatedly. My first home I bought was a Lennar home in 2010. It was a great home and my wife even worked for them at one point. We thought buying another Lennar home, a Village Builder this time, would be a great choice. Times have changed! The quality and finishes of our 2021 Village Builder were worse than our Lennar home in 2010. Door hardware and closet brackets were rusted. Shelving was sagging. Tile was not level. Paint and drywall was done poorly and paint wipes off when you wipe it with a wet rag! Later found out from a neighbor that a major repair was done on master bath toilet. They ran the plumbing to the next room study. They had to bust out the foundation and move the plumbing and patch the concrete. We had asked them if any major repairs were completed to the home during construction and they said No via email. They now won't respond to us via email and we are contacting a lawyer. Our back brick wall was hanging off the brick ledge. They agreed to fix it and then damaged it again before they could even complete the job. The reason why the brick was hanging off? The frame was too close to the edge! The kitchen cabinets are cheap, off the shelf-store bought cabinets. Sad for the price we paid. We have no pendant lights, no chandeliers, just recessed can fixtures. Very disappointing for a Village Builder. Our yard....is a mix of bermuda, st. augustine, clover, dandelions, and crap grass. They grade the slopes with shovels...shovels. They did not fill the area prior to laying soil. They planted all our bushes and plants into the clay soil, then put mulch on top. We found this out when our plants began to die because they were drowning. They refuse to fix this and just keep adding more mulch. So, why did we not refuse to close, you may ask!? Because on the day of closing the construction manager said, if you put anything on the punch list, you cannot close today. . . and we had nowhere to go and school had just started. This is our experience. Just dissapointing in general. They are trying to resolve most of our complaints, but the followup work is no better than the original build and worse in some cases. You guys are horrible. You don't even keep up with warranty items. I could not get corrected my items in 6 months! You built the house in 5 months.

Purchased a home in October 2019 and closed in November 2019 so Village could book the sale in 2019 accounting year at their request. We were told the items that needed to be replaced or repaired would be taken care of and not to worry, it is now May 2020 and we are still waiting for Village/Lennar to make good on their promise. We have had multiple customer care representatives and construction managers addressing the issues and we are extremely frustrated. We closed in late November but the home was unavailable to move into until late March because all the windows needed to be replaced, the cabinets in the kitchen, bathrooms and laundry room also needed to be repaired and re-stained. The drywall in the Powder Bathroom needed to be repaired and the ceiling in the Kitchen and we are still waiting for the for additional work to be done. I had to repair the tile flooring at my expense $1,400.00 because the staff that is in customer care kept changing throughout November through February, and I could not wait. The yard is not level we have sinkholes, trenches, low spots that need leveling which they never have done. Every door handle in the house is either dented or scratched. We were missing door stoppers, doors would not close, painting needed to be done and still needs to be done and I have also hired someone to paint places that should of been done by Village at the cost of $1,400.00. This is my 14th new home in 40 years and is the worst experience and poorest quality and biggest disappointment I have ever experienced. I would not recommend Lennar or Village to anyone. ... More

I was not happy with VB during the construction phase. I'd ask about something on the drawings and their response was "Oh, we just use the drawings as guidelines. They are not exact." We were rushed into closing before all construction was finished. And the warrantee reps were almost nonexistent. We would have contact with one person and then never hear from them. Four months after close, we are still waiting on things to be corrected.
