A number of experts, developers and planners tackled what these home shoppers want and need in their future housing at the National Association of Home Builders (NAHB) annual trade extravaganza in Las Vegas.

Why It Matters: This group has equity, buying power, and time. Their choices are reshaping what “retirement living” looks like – from flexible home designs to lifestyle-driven communities.

Here’s what we learned about the 55+ home buyer demographic from this event:

Over 40% of U.S. households are headed by a 55 or older person. Their housing choices are shaping the market, but their needs don’t always fit the stereotypes.

Buying Takes Time

  • Older buyers take two to four times longer to make a purchase.

  • About 84% don’t have to buy right away – they can wait for the right fit.

  • Affordability remains a challenge, with nearly half saying they can’t find what they want at a price they like.

What They Want

  • More than a house: location, community, and lifestyle matter.

  • Emotional connection is key – style, curb appeal, and a better quality of life drive decisions.

Downsizing? Not Always

  • Many move to homes around 1,900 sq. ft., slightly larger than what they own now.

  • Most prefer under 2,500 sq. ft. – but functionality matters more than size.

Right-Sized Living

  • Homes that “live bigger” with open sightlines, natural light, outdoor connections, and smart storage.

  • 77% prioritize function; 70% want higher performance features.

  • 80% prefer single-family homes, but some would consider attached homes or even smaller “micro-houses” for the right price.

New Options Emerging

  • Vertical living: Elevators make multi-story homes workable and add value.

  • Two-home solution: One smaller home near family, plus a second in a retirement destination.

  • Multi-gen living: Designs with dual primary suites, kitchens, and private entries support aging parents or adult children.

  • Targeted communities: Age-restricted or age-qualified developments offer amenities, lifestyle perks, and a sense of belonging.

Bottom Line: 55+ buyers want homes that balance comfort, function, and emotional connection. Builders who deliver style, flexibility, and community will win over this growing demographic.
