A new build means creating bathrooms that are functional, stylish, and suited to your life.

Why it matters Well-planned bathrooms improve daily routines, boost comfort, and add lasting value to your home.

Primary Bathroom

The main suite’s bathroom is typically the largest, often with a separate toilet area, shower, tub, linen storage, and a walk-in closet. Think beyond finishes and focus on how you want to use the space.

Key Considerations
  • Accessibility: For aging in place, multi-generational living, or ADA needs, choose slip-resistant tile, curbless showers with benches, handheld showerheads, lower counters, and wide doorways.

  • Sinks: Dual vanities give each person their own space but take up room. If storage or counter space is a higher priority, skip the second sink.

  • Relaxation: Upgrades like rainfall showers, heated floors, smart mirrors, and built-in sound systems can create a spa-like retreat. Keep clutter away with planned storage.

Secondary Bathrooms

Smaller than the primary, these often have a sink, toilet, and shower or tub. They add privacy, reduce bathroom traffic, and can serve kids, guests, or pets.

Who Uses It Matters
  • Kids: Storage is key for their products and gear. A separate bathroom helps contain messes.

  • Guests: A stand-up shower may suffice, with minimal storage needed.

  • Pets: A handheld shower, slip-resistant tile, and a roomy stall can make bath time for Fido easier.

Design based on use. For kids or pets, keep it simple and easy to clean. For guests or older children, add touches like accent tile or decorative shelving.

Powder Bathrooms

Half baths with a sink and toilet, usually near living areas, offer convenience for guests. They are not a substitute for a full bath but work well for empty nesters or smaller households.

  • Benefits: Easier to clean, less maintenance, and potential savings on your mortgage and utilities.

  • Design Ideas: Use the small footprint to experiment with bold wallpaper, shiplap, or upgraded tile.
