Building new lets you create your ideal, perfect home. But perfect doesn't have to mean wildly expensive. You can achieve a high-end feel on a real-world budget with smart choices.
Why it matters: Strategic upgrades can add luxury and personalization without breaking the bank. Knowing where builders recommend focusing your budget maximizes value and creates a home you'll love.
We asked four home builders for their top tips:
High-Impact Areas & Structure
Investing in key rooms like kitchens and baths, along with structural elements difficult to change later, provides lasting value and a luxurious feel to any home. Prioritizing these upgrades during the build process makes the most sense financially and logistically.
1. Gourmet Kitchen Touches: Instead of a complete high-end package, upgrading a few key pieces will create that custom look for less. Tri Pointe Homes' Austin division offers a ‘gourmet kitchen’, which features a vent hood, upgraded stove top, and built-in oven and microwave.
"It instantly upgrades a homebuyer's kitchen, no matter the size of the kitchen space," said Chelsea Timmons, Vice President of Community Experience for Tri Pointe Homes.
2. Waterfall Island Edge: Extend the countertop material down the island's sides for a sleek, continuous look that also protects edges in a high-traffic area.
3. Taller Interior Doors: Where ceiling height allows (typically 9-foot+), upgrading standard 6'8" doors to 8' doors makes individual rooms feel significantly grander and more custom.
“[An 8-foot door] can transform the feeling of walking into any room," Timmons said.
4. Better Baseboards: Opting for taller baseboards (e.g., 5 1/4" instead of 3 1/4") is a subtle detail that makes the entire home feel more substantial and finished.
5. Under-Cabinet Lighting: Adding simple LED strips under kitchen cabinets provides functional task lighting and creates sophisticated ambiance, especially in the evenings.
Included Features & Planning Ahead
Understanding what finishes your builder includes as standard and planning for future additions can save money while still allowing for personalization and a high-end feel.
6. Maximize Standard Finishes: Look closely at what your builder includes before upgrading. Some builders, such as Maronda Homes, include impressive standard features that others might charge extra for.
“New homeowners can have the luxury features they'd expect without paying extra," said Alexandra Sobek, content coordinator for Maronda Homes.
7. Flex Space: Transform versatile areas into defined spaces that serve your lifestyle needs, whether as a home office, playroom, or guest bedroom.
"All Maronda homes come with built-in flex space with the option of adding double doors to enclose the space, making it a truly separate, additional room,” Sobek said. “This is small addition makes a world of difference.”
8. Future-Ready Rough-Ins: Plan for future additions by investing in infrastructure during the build phase when walls are open. "We offer rough-in options for flatscreen TVs, wet bars, lower-level bathrooms, and more, allowing homeowners to easily transition into their new space or finish the area at a later date with ease," Sobek said.
High-Value Interior & Exterior Upgrades
Selecting specific upgrades known for delivering strong aesthetic impact relative to their cost is a smart way to enhance both interiors and exteriors affordably.
9. Quartz Countertops: Now more affordable, durable, and low-maintenance, quartz makes a significant visual impact, especially on large kitchen islands.
"Quartz countertops have become quite reasonably priced and make a huge impact, especially on homes with a large center island in the kitchen. They're also low-maintenance and extremely durable, delivering lasting value over time," said Jim Van Kirk, Executive Vice President, Sales & Marketing, for Smith Douglas Homes.
10. Stylish Lighting Packages: Upgrading a builder's lighting packages can significantly enhance the home's style for a modest cost. "We believe that our lighting packages are another great, attainable upgrade. For a few hundred dollars, you can show your sense of style with distinct packages ranging from Transitional, Minimalist, Farmhouse, Coastal and more," Van Kirk said.
11. Oversized Showers: Achieve a spa-like feel in the primary bath with larger showers; builders such as Smith Douglas Homes offer well-designed prefab units as a cost-effective alternative to full custom tile.
12. Exterior Elevation: Boost curb appeal affordably by adding touches of brick or stone to your home's facade or selecting a more distinctive roofline. Smith Douglas Homes offers multiple packages that let you upgrade your exterior finishes that fit within your budget.
13. Upgraded Garage Doors: Adding windows or decorative hardware to garage doors is a simple, cost-effective way to improve the home's exterior aesthetic.
14. Functional Built-Ins: Adding simple built-ins like hooks and benches in a mudroom provides practical organization that feels like a luxury in busy households.
15. Laundry Additions: Including a utility sink or extra cabinets in the laundry room adds significant practical convenience for cleaning or storage.
Foundational Elements & Finishing Touches
Prioritize the "foundation" of the design during the build process. Investing wisely in core materials that are hard to change later, and adding personality with impactful finishes, forms the basis of lasting, affordable luxury design.
16. Flooring: Get the desirable look and feel of real wood with impressive durability and at a lower cost than traditional hardwood. It's a foundational choice that impacts the entire home's aesthetic. “I am amazed by luxury vinyl wood plank, it looks and feels like real wood,” said Tracy Eisnaugle, Design & Creative Director for Lee Wetherington Homes.
17. Continuous Countertop Backsplash: Using the same quartz material for both the kitchen countertop and the backsplash creates a seamless, custom, high-end aesthetic. "I am a huge fan of using the same material for the backsplash in the kitchen," said Eisnaugle.
18. Hardware & Fixtures: Even making small changes can have a big impact. "Simple touches like cabinet hardware and light fixtures will have a large impact on style and add touches of 'jewelry' to a space without breaking the bank," Eisnaugle said.
19. Custom Closets: Who doesn’t dream of having a custom closet? This is an upgrade that can wait until after you've settled in. Plan the space during construction, but save the customization for later. "Custom closets are very easy to have pre-measured and ordered and installed just after move-in," Eisnaugle said.
The Bottom Line: Achieving that luxury feel often comes down to smart, focused upgrades. Prioritize structural elements and foundational finishes, enhance high-impact areas like kitchens and baths, and select features that add both style and function.
