“Comfortable seating is a top priority… You’ll want to make sure every fan can see the television,” says Canova.

Sectionals, swivel chairs, and movable ottomans improve sightlines without permanent stadium-style tiers.

Sound Matters

Big games deserve big sound – but not echo. In new construction, adding acoustic panels, insulated walls, or sound-dampening materials helps keep crowd noise immersive inside the room and quieter elsewhere in the home. Pre-wiring for surround sound ensures crisp commentary and crowd noise without visible cords.

Set the Mood with Lighting

Lighting can make or break the experience. Use dimmable fixtures or smart lighting controls to reduce glare during gameplay and brighten the room for halftime snacks. Recessed lighting, wall sconces, or LED accent lighting create ambiance without distracting from the screen.

“One optional feature that homebuyers have gravitated toward is a beverage center, which makes it less essential to have the room located next to the kitchen,” says Tocco.
