Where New Homes Are Booming in 2026: The Hottest Master-Planned Markets in the U.S.

The U.S. housing boom has a clear center of gravity: Florida, Texas, and the Southeast are dominating the U.S. master-planned community (MPC) landscape. These regions are delivering the best-selling communities, the largest upcoming supply pipelines, and the fastest home absorption rates in the country — making them prime destinations for homebuyers. 

According to Zonda’s Master Plan Outlook – November 2025, 11 of the top 20 best-selling MPCs in the U.S. are in Florida and Texas. Communities like The Villages, Lakewood Ranch, Sunterra, and Easton Park lead the national rankings, highlighting how much demand has shifted toward warmer, amenity-rich metros.  

Florida and Texas Dominate the Top-Selling MPCs 

The top sales list shows: 

  • Florida: Home to mega-communities like The Villages and Lakewood Ranch, which continue to lead the nation in annual sales. 

  • Texas: Houston and Austin suburbs host multiple high-performing MPCs, including Sunterra, Elyson, Bridgeland, and Easton Park. 

This growing concentration is fueled by job growth, warm climates, diverse housing options, and amenity-forward community designs.  

Where the Future Inventory Is Coming From 

Fast-selling communities are only part of the story. The biggest question for homebuyers is: Where is the next wave of new homes coming from? 

The report’s 2026+ pipeline map gives a clear answer: 

  • Phoenix: ~350,000 future units — the largest pipeline in the country 

  • Houston: ~200,000+ units 

  • Dallas: ~200,000+ units 

These metros will continue to deliver the highest volume of new housing opportunities over the next decade, offering buyers more choice — and potentially more competitive pricing.  

For buyers relocating for work or lifestyle, these cities represent long-term stability in new-home supply, which can reduce competition and improve affordability over time. 

Where Homes Are Selling the Fastest Right Now 

Sales pace is another critical indicator of buyer demand and market momentum. And in 3Q25, the Southeast and Florida were the standouts: 

  • Savannah: 6.5 sales per month — strongest sales pace in the country 

  • Charleston: 4.6 sales per month 

  • Florida metros: Consistently strong absorptions across multiple communities 

The heat map on page 29 shows a broad Southeast–Florida demand corridor, where MPCs are outperforming almost every other region.  

Why These Regions Are Winning 

Across the report, three themes explain the surge: 

1. Strong job and population growth 

Sunbelt metros continue to attract both remote workers and relocating families. 

2. Huge land positions 

Florida, Texas, and Phoenix all have large-scale MPCs with 10K–100K+ remaining homes planned, giving builders more flexibility. 

3. Amenity-driven planning 

Buyers want walkability, pools, fitness centers, and lifestyle programming — all of which MPCs deliver at scale. 

Bottom Line for Buyers 

If you're aiming to buy new construction in 2026, the strongest opportunities will likely continue to cluster in: 

  • Florida 

  • Texas (Houston + Austin + Dallas) 

  • Phoenix 

  • The Southeast (Savannah, Charleston, Raleigh

These areas offer the best mix of new supply, strong planning, and vibrant communities — making them the hottest places in the U.S. to buy a new home.
