Master-Planned Communities Are Getting More Expensive. What That Means for Homebuyers

If you've been exploring new construction communities lately, you may have noticed a common trend: homes inside many of the nation's top master-planned communities (MPCs) seem more expensive than they used to be. While these large, amenity-rich neighborhoods remain a popular choice for homebuyers, the types of homes being built and sold within them have changed significantly in recent years.

One of the biggest changes has been the decline of entry-level housing options. Homes priced under $300,000, once a common sight in many master-planned communities, now represent a much smaller share of available inventory. Even homes in the $300,000 to $400,000 range have become less common in many markets.

For buyers, that means finding an affordable new home inside a master-planned community may require a wider search area or flexibility when it comes to location and home size.

As lower-priced homes become harder to find, more buyers are focusing on homes in the middle price ranges. Homes priced between $400,000 and $500,000 have become increasingly common in many communities. Some buyers are choosing to stretch their budgets in exchange for access to neighborhood amenities such as parks, trails, pools, community events, and highly planned infrastructure.

The trend becomes even more noticeable in the move-up home category. Homes priced between $500,000 and $750,000 now represent one of the strongest segments of the master-planned community market. Rising land prices, labor costs, and development expenses have all contributed to higher home prices, making these price points more typical than they were just a few years ago.

Luxury homes are also gaining traction. Many buyers are seeking larger floor plans, premium finishes, and resort-style amenities, fueling demand for homes priced above $750,000. In many growing metro areas, these higher-end offerings have become an important part of new community development.

What to Know If You’re Shopping for a Home Today

National trends don't always tell the whole story. Housing conditions can vary significantly from one market to another. Some regions continue to offer relatively affordable new construction options, while others are experiencing rapid price growth.

Carefully evaluate what matters most to you. Master-planned communities often provide lifestyle benefits that extend beyond the home itself, including recreational amenities, walkability, and a strong sense of community. Understanding the value of those features can help buyers determine whether a particular neighborhood fits both their budget and long-term goals.

Preparation is key. With price points continuing to evolve, prospective buyers may benefit from researching communities early, comparing multiple builders, and keeping an open mind about locations and floor plans.

While affordability remains a challenge in many parts of the country, master-planned communities continue to attract buyers looking for a connected lifestyle and modern housing options. Knowing how these communities are changing can help you make a more informed decision as you navigate today's new-home market.
