If you are hoping to move sooner rather than later, today’s housing market may be working in your favor. Builders across the country have increased the number of quick move-in homes, often called QMIs, which are already built or close to completion and typically ready within about 90 days. For buyers who do not want to wait through months of construction, these homes can offer a faster and simpler path to homeownership.

Recently, several metro areas have stood out for having the highest number of move-in ready homes per new home community. What does that mean in plain terms? In these markets, you are more likely to find multiple available homes in the same neighborhood, giving you more options to compare layouts, pricing, and incentives all at once.

The Top Metros for QMIs

Leading the list is Phoenix, where there are about 3.94 move-in ready homes per community. Sacramento and Tampa follow closely behind, with 3.72 and 3.61, respectively. Other notable markets include San Antonio, Sarasota, and Los Angeles/Orange County, all with around 3.0 homes per community. Even markets like Austin, Durham, and Houston are showing elevated levels of available inventory compared to what buyers were used to just a few years ago.

It is also worth noting how much this has changed over time. Many of these markets have seen significant increases in available inventory compared to 2019. For example, Sacramento and Tampa have more than doubled their levels of move-in ready homes since then.

What Does This Mean

More available homes can translate into more negotiating power. “Builders in areas with higher inventory may be more open to offering price adjustments, closing cost assistance, or upgrades to help homes sell faster,” said Ali Wolf, chief economist for NewHomeSource. While every builder and community is different, having more choices often gives you more room to find a home that fits both your needs and your budget.

Looking ahead, the number of move-in ready homes will remain an important signal for buyers. Higher inventory levels often point to more opportunities, especially for those who value speed, flexibility, and choice.
