Looking for a New Home Under $400K in Austin? Here Are 13 Communities With Incentives for Fall 2025 Buyers

With affordability remaining a key concern for today’s homebuyers, price and value are top priorities. For Austin house hunters with a budget of $400,000 or less, homeownership is increasingly within reach, with several communities offering new homes that offer value and enhance lifestyle with lots of community amenities. 

  Here are 13 communities with homes priced under $400,000 in the Austin area in October 2025. 

1. Trails at Wildhorse/Tradition 

  • Built by: D.R. Horton 

  • Price Range: $360,990 - $459,990 

  • Size: 1,599- 2,472 sq. ft. 

  • Available QMI: 6 homes 

Located off Hwy.130 and Hwy. 290, just east of Austin, Trails at Wildhorse/Tradition is close to the many amenities of downtown while being tucked into a residential enclave. The University of Texas is a 15-minute drive away. It’s a short drive to Manor, and Walter E. Long Metropolitan Park is nearby, too, providing residents with various recreational options close to home. 

This community is zoned for Decker Elementary (K-6), Decker Middle School (6-8), and Manor High School (8-12). 

Buyers can choose from 10 different floorplans, with 3-4 bedrooms, and 2-3 baths with features including quartz counters, stainless-steel appliances, and smart tech. Community amenities include walking trails, a community pool, clubhouse, and gym.  

2. Lagos Reserve

  • Price Range: $362,990-$519,199 

  • Size: 1,793-3,072sq. ft.

Located in Manor, Lagos Reserve is about 13 miles east of Austin. It’s the best of both worlds: close to the city, with a serene, suburban vibe. This neighborhood will appeal to active families, who will appreciate the future amenity center, which includes pickleball courts, a pool, and picnic areas. It’s also close to Walter E. Long Metropolitan Park, which has additional outdoor leisure opportunities. 

This community is zoned for Lagos Elementary School (K-5), Manor Middle School (6-8), and Manor High School (8-12). 

Buyers can choose from eight different floor plans, with 3-5 bedrooms, 2-3 bathrooms, and 2-3 bay garages.  

TriPointe currently has a low mortgage rate and mortgage buydown incentive for this community. 

3. Elm Park

  • Size: 1,200-2,776 sq. ft.  

  • Available QMI: 8 

Elm Park is in East Austin, about 10 miles from downtown. Residents enjoy access to riverside parks, nature trails, and lots of green space. Also close to home is Zilker Park, Barton Springs Pool, and Lady Bird Lake, with swimming, hiking, and boating. 

This community is zoned for Hornsby-Dunlop Elementary School (K-5), Dailey Middle School (6-8), and Del Valle High School (8-12). 

 Buyers can choose from 10 floor plans, with 3-5 bedrooms, 2-4 baths, and 2 car garage, with single and two story options. These homes focus on energy-efficient design, including stainless steel, energy-efficient appliances, and high-efficiency HVAC systems that reduce utility costs, along with a smaller environmental impact.  

For select homes purchased before Oct 31, and that close by Nov 30, 2025, Starlight Homes is offering a 3/2/1 interest rate buydown, 3.5% down payment, and reduced initial mortgage payments. 

4. Stoney Chase

This family-friendly neighborhood sits about 10 miles southeast of Austin, a good spot for commuters with easy access to Hwy. 130, IH-35 and Hwy. 183. It’s conveniently located to many of Austin’s major employers. 

This community is zoned for Popham Elementary School (K-5), Del Valle Middle School (6-8), and Del Valle High School (8-12). 

There are 14 different floor plans in this community, with up to 4 beds and 2.5 baths. KB Home’s designs focus on spacious, light-filled floor plans, with indoor/outdoor flow. They are designed to be Energy Star certified. 

Planned community amenities include a swimming pool, basketball court, playground, and walking trails.  

5. McKinney Crossing 

  • Built by: KB Home 

  • Price Range: $397,600-$488,800 

  • Size: 1,675- 3,475 sq. ft.  

  • Available QMI: 2 homes 

This is a commuter friendly neighborhood, with easy access to IH-35 and Hwy. 183, and many of Austin’s major employers. The location offers lots of recreational opportunities, close to The Circuit of the Americas, McKinney Falls State Park, and Roy Kizer Golf Course.  

This community is zoned for Newton Collins Elementary School (K-5), John P. Ojeda J. High School (6-8), and Del Valle High School (8-12). 

Buyers can choose from floor plans with 3-5 bedrooms and 2-3 bathrooms, with lots of finish options to personalize both your new home’s interior and exterior. Floor plans feature a spacious great room, as well as flex space. Homes are Energy Star qualified.  

Community amenities include a playground, park, nature trails, and a basketball court. 

6. Marble Creek Crossing 

  • Built by: M/I Homes 

  • Price Range: $354,990-$478,765 

  • Size: 1,642-2,816 sq. Ft 

  • Available QMI: 26 homes 

M/I Homes’ Marble Creek Crossing is South Austin, near I-35, about 10 miles to downtown and about six miles to Austin–Bergstrom International Airport. It’s also close to outdoor recreation at Zilker Park and Barton Springs Pool. 

This community is zoned for Creedmoor Elementary School (K-5), John P. Ojeda J. High School (6-8), and Del Valle High School (8-12). 

Homes in this community are on 40’-50’ lots and feature 3-4 bedrooms, 2-2.5 bathrooms, and one and two-story options. Stainless steel appliances, including a washer, dryer, refrigerator, oven, microwave, and dishwasher, come standard. Residents enjoy parks and a series of walking trails in the community. 

M/I Homes is currently running a Holiday of Homes promotion,  with first year rates as low as 1.875% from Sept-Oct 2025, for homes that can close before.  

7. Cascades at Onion Creek 

  • Built by: M/I Homes 

  • Price Range: $364,990-$494,990 

  • Size:1,553-2,728 sq ft. 

  • Available QMI: 23 homes 

 MI/Homes’s Cascade at Onion Creek is south of Austin, located just off the I-35 service road, south of the Onion Creek Parkway exit. Homes here are on 50’ lots and have floor plans from M/I’s packaged Capital Series and new Smart Series. 

This community is zoned for Blazier Elementary School (K-6), Paredes Middle School (6-8), and Akins High School (9-12).  

This neighborhood features a community pool with the bonus of a tanning ledge and a splash pad. There is also a covered picnic area, gazebo, dog park, and playscape-style playground.  

There are two incentives currently offered at Cascades at Onion Creek: The Holiday of Homes promotion , first year rates as low as 1.875% Rate*/ 4.9249% APR, from Sept-Oct 2025, for homes that can close before Dec 31. There is also the Home-to-Sell Program, where M/I helps you sell your existing home so that you can buy a new home, by offering your buyers up to 2% of your home’s selling price.  

8. Creekside at Estancia

Creekside at Estancia is just south of Austin’s downtown core, and is commuter friendly, off of Estancia Parkway, conveniently located to IH-35 and Hwy. 71. The community is also well-located to lots of outdoor recreation opportunities, including Lady Bird Lake and Mary Moore Searight Metropolitan Park. 

This community is zoned for Menchaca Elementary School (K-5), Paredes Middle School (6-8), and Akins High School (9-12).  

KB’s homes are designed to be Energy Star certified; House hunters can choose from one or two-story floor plans, with up to 5 bedrooms and 3.5 baths. Some models offer split bedroom models and flex rooms, great for multi-generational families or for homeowners who want home office space. Community amenities include walking paths, a basketball court, a park, and a pavilion. 

9. Turner’s Crossing/Reserve 

  • Built by: Meritage Homes 

  • Price Range: $353,990-$479,470 

  • Size:1,509-2,852 sq. ft. 

  • Available QMI: 3 homes    

Located just south of Austin in Buda, Turner’s Crossing/Reserve is a short drive to downtown Austin, making this a favorable location for commuters.  

This community is zoned for Sunfield Elementary School (K-5), Dr. T.C. McCormick Jr. Middle School (6-8), and Moe and Gene Johnson High School (9-12). 

House hunters can choose from single or two-story floor plans with 3-5 bedrooms and 2-3.5 baths. Several floor plans feature a main floor primary bedroom, a draw for multi-generational families and for homeowners looking to age in place. Some floor plans feature a second-floor games room as well as flex room space. 

Community amenities include a swimming pool, pavilion, walking trails, and a playground. 

Up until October 19th, Meritage is offering a 30-year fixed rate as low as 4.5% (5.535% APR), plus up to $10,000 in closing costs. 

10. Double Creek Crossing City

  • Size: 1,684-2,283 sq. ft.

Located in Round Rock, Double Creek Crossing City is about 20 miles north of downtown Austin, with easy access to I-35 and MoPac Expressway. Round Rock residents can enjoy being located close to Kalahari Resort with an indoor waterpark, and Dell Diamond, where the Round Rock Express play, as well as an outlet mall. 

This community is zoned for Gottis Elementary School (K-5), Ridgeview Middle School (6-8), and Cedar Ridge High School (9-12). 

There are four floor plans to choose from, with 3 bedrooms and up to 3 bathrooms. Notable features include an open-concept main floor, covered porch, second-floor flex room, Jack-and-Jill bathroom, and a spacious primary bedroom. 

Community amenities include a pickleball court, zero-entry pool, pavilion, multi-purpose field, playscape-style park, and dog park. Low-maintenance front yards are maintained by the HOA. 

For homes purchased before November 1, 2025, David Weekley is offering 10% of your new home’s base price as flex dollars to as a price discount, design center, flex options, financing incentives, or closing costs. 

11. Cannon Ranch/40

  • Size: 1,466-2,904 sq. ft.

Cannon Ranch/40 is located in the heart of Dripping Springs, about 25 miles west of Austin. There is lots to do right outside your front door, with two acres of green space, picnic areas, planned hiking trail system and more. This community is right across from Founders Memorial Park, with a swimming pool, playgrounds, soccer and football fields. More outdoor recreation is nearby at Hamilton Pool Preserve, with its natural swimming hole, waterfalls, and hiking. 

The area has strong GreatSchools ratings. This community is zoned for Dripping Springs Elementary (K-5), Dripping Springs Middle School (6-8), and Dripping Springs High School (9-12). 

Ashton Woods’ home designs center on natural light with open concept floor plans, covered outdoor porches that extend living space outdoors. Choose from 3-4 bedrooms, 2-3.5 bathrooms, and a two-car garage. 

Currently, Ashton Woods is offering a 1% below-market rate lock and up to $95,000 in savings on select homesites for Cannon Ranch/40 

12. Heritage/Terrace 

  • Built by: Tri Pointe Homes 

  • Price Range: $364,990-$509,677 

  • Size:1,603-2,589 sq. ft.  

  • Available QMI: 6 homes 

Located about 25 miles just west of Austin in Dripping Springs, Heritage/Terrace is a good home base for commuters who work in the city, but prefer to live in a scenic, countryside-like area. Community amenities include a planned amenity center, with a resort-style pool, basketball half-court, pocket parks, and playscape-style playground.  

The area has strong GreatSchools ratings. This community is zoned for Dripping Springs Elementary (K-5), Dripping Springs Middle School (6-8), and Dripping Springs High School (9-12). 

Choose from different floor plans that promote open-concept living, with 3-4, 2-3 bathrooms and a two-bay garage. Stainless-steel appliances, granite counters in the kitchen and quartz counters in the bathrooms, full-yard irrigation system and large covered patio all come standard with these homes. 

For this community, Tri Pointe is offering a rate buydown for homes purchased by and closing by 10/31/2025 and the home must close by 11/25/2025, 

13. Fleetwood

  • Price: $388,000-$433,000 

  • Size: 2,013 -2,487 sq.ft. 

Located in Dripping Springs, about 25 miles west of Austin, Fleetwood is a small (16 homes in total), family-friendly community, close to schools, shopping, and local wineries and breweries.  

The community is zoned for Walnut Springs Elementary School (K-5, 9/10 GreatSchools Rating), Dripping Springs Middle School (6-8), and Dripping Springs High School (9-12). 

The builder specializes in two story cottage-style homes featuring large backyards dotted with oak trees and rain barrels to help with watering. The HOA manages the landscaped front yards, allowing more time for you to relax in the backyard under your oak trees. House hunters can choose from 3-4 bedrooms and 2.5-3 bathrooms, with a loft, and many with a study too.
