Jimmy Buffett-branded Communities Offer a Fresh Take on Active Adult Neighborhoods
Want to know “where you’re gonna go when the volcano blows?” If you’re a Parrothead, as super-fans of Jimmy Buffett call themselves, you may be heading to Latitude Margaritaville. These Buffett-branded active adult communities are designed around fun, food and music, says William Bullock, senior vice president of Minto Communities, the developer of Latitude Margaritaville.
But don’t worry: You don’t have to wear a Hawaiian shirt, a lei, a hula skirt or a shark fin hat–as most Parrotheads do–to appreciate Latitude Margaritaville.
“While many of our homebuyers are Jimmy Buffett fans, [plenty] have not previously visited the Margaritaville website,” says Bullock. “The common threads that tie our buyers together are the Margaritaville-inspired lifestyle appeal; an interest in living in a master-planned community for those 55-and-better that offers world-class, resort-level amenities; quality, low-maintenance homes; accessibility to area amenities; and the opportunity to live in a community that is designed to encourage socialization with neighbors.”
Still, living on “Flip Flop Court” or “St. Somewhere Drive” definitely carries a Buffett vibe.
Changes in Latitudes, Changes in Attitudes
There are two existing Latitude Margaritaville locations, and one that has begun land development. Both the Hilton Head community in South Carolina and the Daytona Beach community in Florida are both open for new homeowners looking to retire in paradise. These communities have already been making waves, ranked as some of the best 55+ communities in the nation.
On the opposite side of the sunshine state is the third Latitude Margaritaville, located in Watersound, Florida. This community is slated to open in early 2021 before the brand expands its communities to include other popular cities around the nation.
Cheeseburger in Paradise
Latitude Margaritaville is truly meant to be an all-inclusive paradise. Get cheeseburgers and margaritas at the Latitude Bar & Chill restaurant or the Changes in Attitude poolside bar, go shopping at on-site and nearby shopping centers, and utilize one of the many conference and meeting rooms for any work that may need to get done.
Most importantly, don’t forget to kick back and relax! The array of amenities in each location is meant to keep everyone “growing older but not up” and staying healthy. The Fins Up! Fitness center includes an aerobics studio, an indoor lap pool, a spa, classes, community programs and wellness services. Swim at Paradise Pool, which includes cabanas and tiki huts; walk your dog in the Barkaritaville dog park; and play tennis, pickleball and bocce ball.
For sit-down (or dancing!) entertainment, the Town Square in each community includes a band stand with a dance floor and free concerts multiple times each week. There’s also the Last Mango Theater, which has space for indoor dances and banquets.
One Particular Harbor – or Lanai
There are plans for thousands of homes in each community. Both Daytona Beach and Hilton Head offer buyers a choice between 15 floor plans, although the exterior styles vary based on influences from the surrounding area; this is expected in Watersound and future Latitude Margaritaville communities.
These two- and three-bedroom homes range from 1,500 to 2,500 square feet. Standard design includes multiple bathrooms and an attached garage, as well. For those needing more space, larger floor plans include a den, powder room, laundry room, three-car garage, and a covered lanai. At Daytona Beach, prices start in the $230,000 range; at Hilton Head the, $240,000 range.

Want to settle in paradise somewhere else? While Margaritaville is a state of mind, the Latitude Margaritaville communities will be well-dispersed around the country to provide you plenty of options.
“The Margaritaville brand immersion will be consistent community to community and will be reflected in amenities and home styles,” says Bullock. “At the same time, each new Latitude Margaritaville community will, to some extent, take on some of the signature elements of its new hometown. For example, some amenities will be location-specific and the architectural style of amenities and homes will reflect the unique personality and distinctive architectural elements of the geographic area in which they are located.”
