Killeen Could Be One of Texas’ Most Underrated Housing Markets

While larger metros like Austin and Dallas often grab the spotlight, the Killeen metro area continues to attract attention for its balanced housing market. It may not be the fastest-growing area in Texas, but its steady performance is exactly what makes it appealing to many buyers.

One of the biggest draws is price. The median new-home price reached about $294,000, while existing homes averaged closer to $266,000. In a state where prices have surged in many cities, these figures stand out.

Affordability has also improved recently, reaching its strongest level in roughly two years. Not surprisingly, demand is concentrated in the $250,000 to $350,000 range, where many buyers are finding the best fit for their budgets.

Steady Growth Creates a Predictable Market

Killeen’s growth story is less about rapid expansion and more about consistency. The number of households is expected to rise from about 188,000 in 2026 to more than 192,000 by 2028.

The area also has a relatively young population, with a median age of 35, and median household income around $73,380. While job growth is expected to increase by 0.6% in 2026, which is slower than other Texas markets, it still supports a stable housing environment.

New Investment Signals Future Potential

In addition to its existing economic base, the area is seeing new investment that could shape its future. A $700 million data center project in Temple is expected to bring more than 500 construction jobs and about 40 permanent positions.

While this single project will not drastically change the market overnight, it highlights growing interest in the region and adds another layer to its economic foundation.

What Buyers Should Keep in Mind

For buyers, the Killeen metro offers a different kind of opportunity. It may not deliver the rapid appreciation seen in some high-growth cities, but it provides a more stable and accessible path to homeownership.
