We appreciated working with Gio and Chris when buying our home. They were very caring and offered great advice along the way. If we had any questions about the process or features in the home, they were quick to respond. They were patient with us the whole time. They really care about the homes they build and sale.

Move in date kept shifting. It caused all sorts of headaches with scheduling. Not much notice. Always felt like they were hiding something.

Almost all of them close very tightly, which isn't normal, especially the garage door and the closet door next to the laundry room. The young man who showed us the house said they were going to replace that door, but they didn't. He also came to fix the garage door, but reluctantly, and it ended up worse; it wouldn't close at all. But he was very kind, and overall, the house is very nice. My room is spacious, and of course, the bathroom is very nice, as is the kitchen. The doors are the only thing I didn't like, but they do open and close. Thank you!!! ... More

Brandi was an absolute Angel during the buying process. Nichole was the best warranty manager a homeowner could ask for. The build had dozens of issues it seems like it was every subcontractor's first time building a home. All the neighbors feel the same.

The worst ($%#=/%) underwriter and lender I've ever delt with. Documents lost misplaced or possibly intentionally hidden from the broker. The broker was the only helpful one in the process. If this is your lending institution, you should be ashamed! Worst experience in my life!!

Drainage. Your yard will become an ocean within a couple minutes of it raining. The grading of the landscape is not to code or customer satisfaction. You try to get it fixed, you will get the bare minimum and Richmond really just doesn't care. The Seasons @ Marietta is a prime example. They just care about getting a paycheck and then they are done with you. You have houses being flooded from piping issues. Your electricity and water bills will leave you in a world of wonder as to how high they get. And when you ask questions, Richmond will just give you the run around. They DO NOT care about the quality of the house nor the buyer. I urge extreme caution and suggest a different builder. What was supposed to be a great experience and something to enjoy with the family has been nothing but regrets. Poorly executed installations of systems and materials passing inspections, resulting in discovery of numerous issues by new homeowners.

We fill lucky to locate a new built home making our move from Arizona to Oregon a lot less concerning. Nothing needed to be addressed in the home so all we had to do was to move all our stuff in.

We were given updates every week and answered any questions we had.

Our Builder Kevin is a conscientious and very responsive. He made us feel very comfortable with our purchase.

Tried to get us to finance; quite pushy . Grass put in was very poor quality. Lots of dips and became brown very quickly. Should have replaced ALL the grass when issue was known.

While we understand that this is a new home development and that, as the first homeowners, there can be unexpected issues that arise, there have been several significant concerns that have impacted our quality of life. The most notable issue has been the severe drainage problems, which have significantly delayed the completion of our backyard. After months of waiting, these drainage concerns have still not been resolved. While we have been told that Richmond Homes is working on a solution, there have been very few updates or a clear timeline for when a plan will be implemented. Fortunately, many homeowners documented the flooding by taking their own photos and videos when their backyards were inundated. These records have become an important part of understanding the extent of the problem. There also appear to be concerns with the original drainage design, as water is being directed toward the front of the homes, resulting in substantial runoff flowing onto the streets. After approximately four months of waiting for a resolution—and even longer for some homeowners—a planning engineer and surveyor visited the community yesterday to assess the situation. We are hopeful this is a positive step toward developing a permanent solution. It has also been homeowners who have provided much of the documented evidence of the flooding, although we are unsure what documentation Richmond Homes has collected internally. Sales rep was very very nice, but I would have preferred a better explanation of the impact of what I was signing. Especially re mello-roos, how electric company works(doesnt work) w solar company, and better response to street name error that 3 months later (and involving the city and site construction supervisor myself) is still not corrected. Financing contact made many errors requiring redo of paperwork, down to the last hour of signing closing docs. The warranty guy Mike has been the most helpful out of everybody.

After closing we found a few workmanship quality concerns one was a safety concern but the warranty stated it met minimum standards and they would not repair the issues. Overall the house is great, there's a few things that could be better.

Overall, we had a great experience throughout the homebuying process. The team was responsive, professional, and easy to work with, and they addressed any questions or concerns we had along the way. One thing that would have made the experience even better would be receiving a complete list of the materials and finishes used in our home, such as the cabinet color, interior and exterior paint colors, tile, flooring, driveway pavers, and other finishes. Having that information would be very helpful if we ever decide to repaint, make repairs, or extend any part of the home in the future, since we could easily order the same materials and maintain a consistent look. ... I appreciate Larissa’s help during the sales and closing process. ***** has been so professional and responsive in addressing punch list and warranty fulfillment. He has met and exceeded my expectations.

We have had several is*****s and now we are without AC in a brand new house at 110 degrees outside. ***** manager is pointless, should have ***** during the build and you wouldn't have so many ***** is*****s after the sale. ***** has been someone I would rather not deal with. He is late in responses, condescending and his lack of personal s*****s are to be something I do not care for. My QC manager has people s*****s and his job is to make sure that my customers are taken care of swiftly. ***** gets to it when he gets to it. I have been very disappointed in this purchase. I have had 5 new builds and this is the first time I have delt with a ***** manager. Either you buy the cheapest products or you have no supervision and ***** during the build. Either way we are not excited about this and we even had family buy in our same neighborhood. I will make sure that if my concerns are not rectified soon. I will start letting everyone know. I also know my neighbors are having the same is*****s with *****, garage opener app, ***** camera and improper lighting install just name name a few. ***** love to discuss with someone other than yiu field staff. ***** is the only person from your feild thay actually cares about the people but apparently he has been told to let ***** handle it. The one guy that doesn't answer during his eight hour shift and I have heard he will not answer when his eight hours is up. ... More
