This is my first new Richmond home, my last 2 were also Richmond which I didn't know until I realized how particular I am in what I like. Richmond provides an amazing home and an amazing experience. Everyone was so great! So excited for this chapter in my new home.

I bought my home on August 7th, moved in on August 28th, and then on September 7th, there was a backup due to the plumbing company not connecting me to the city. I called the warranty division, and things appeared to be going okay. They sent out a company to dry out the affected areas, then they keep promising carpeting, but each week, that is cancelled. The worst part, I'm losing time at work waiting for them to come out and complete the repairs. Then they cancel. contact and communication is minimal.

Overall a very nice home. Team has been good to worth with. Not many issues but wish they coild be resolved sooner.

Great service during the buying process and quick response to any issues. Overall great experience and quality build.

With new construction it would be nice to offer filters to protect the already built homes(first 10-20 built homes) water lines for sinks, toliets, those areas effected by ongoing construction

Love the home and Dani was helpful but the maintenance items which were supposed to be completed after closing have not been. The worst part is that the work has been scheduled multiple times but no one ever shows up. We've even delayed moving in and gave the key to Logan to make it easy for them. Not sure what we did to deserve such disrespect. Please help us!

Our overall homebuying experience with Richmond American Homes was extremely disappointing and far more stressful than purchasing a new-construction home should be. We were excited about building and moving into our new home, but the construction and closing process was repeatedly overshadowed by poor communication, missed expectations, quality-control concerns, and an apparent lack of coordination between the different parties involved. One of our biggest concerns was the inspection process. Our home repeatedly failed required inspections, including multiple failures very close to our scheduled closing date. At one point, 9 of 23 inspections had failed, and subsequent inspections continued to identify unresolved issues. As buyers, it was incredibly frustrating to watch important deadlines approach while still questioning whether the home would actually be completed, inspected, and ready on time. We had to repeatedly follow up ourselves to understand what was happening and what the contingency plan would be if the home was not ready. The experience often felt reactive rather than proactive. Instead of Richmond identifying problems, communicating them clearly, and presenting a plan to resolve them, we frequently felt responsible for tracking issues and pushing for answers. That created unnecessary stress, particularly when we were dealing with a closing date, financing and rate-lock considerations, inspections, contractors, and our own schedules. We also hired our own third-party inspector because we wanted additional confidence in the quality of the home. For a brand-new house at this price point, buyers should not feel like they have to constantly monitor construction to make sure things are being completed correctly. There were certainly individuals along the way who were helpful, and we are happy to finally be in our home. However, being happy with the home itself does not erase how frustrating the process of getting here was. Richmond American Homes could significantly improve the buyer experience through better quality control before inspections, stronger accountability between construction teams and subcontractors, more proactive communication when problems arise, and greater transparency about whether construction milestones and closing dates are realistically achievable. Buying and building a new home should be exciting. Unfortunately, much of our experience was instead defined by uncertainty, frustration, and unnecessary stress. Review: I love the location, the open-concept layout, and the overall design upgrades of my new home. I also want to give a special shout-out to my sales manager, Frank, who was great, responsive, and consistently helpful even with things outside his department. Unfortunately, the overall experience and lack of accountability from construction management overshadowed the positives. The Positives: Great neighborhood location and structural layout. Helpful and responsive sales manager (Frank). The Major Issues & Concerns: *****: Communication from the home specialists and management after the sale has been poor, with many messages going unanswered. The HVAC Defect: The second bedroom had a loudly vibrating/malfunctioning HVAC system from day one. Despite being flagged by my third-party inspector and my realtor (while I was traveling internationally), the field superintendent repeatedly dismissed it, claiming it was "up to code" and that they "don't consider third-party inspections." It wasn't addressed until I filed a 24-hour warranty claim post-closing. The HVAC contractor confirmed it was documented prior to closing and required tearing into the drywall—a repair that still isn't fully resolved after multiple visits. Superintendent Professionalism: The superintendent made my realtor and me feel uncomfortable and rushed at the walkthrough, openly admitting he wanted to hurry and finish the project to move to another site. He pressured us to sign documents falsely stating everything was fixed. Finishing & Quality Control: The attention to detail is severely lacking. There are paint drips, uneven strokes, ***** paint lines, and inconsistent closet textures (some smooth gloss, some rough). Additionally, the built-in microwave was installed unlevel (which ***** confirmed is a builder issue), the smart home systems constantly drop offline, and the doorbell is still not fixed. Post-Closing Trespassing & Security: Since closing, construction workers have repeatedly entered my property to use my paid water and electricity (charging drills, plugging in appliances, filling buckets) despite "No Trespassing" signs in English and Spanish. Management essentially shrugged it off by saying "there are always new trades," forcing me to physically lock up my utilities. Unfinished Warranty Work: A painter came out weeks ago to fix paint issues, removed the tape, and left the job unfinished and still waiting for someone to get scheduled to finish the paint. Richmond American's marketing states they are "dedicated to providing exceptional customer service" and committed to quality construction from "foundation to fixtures." Unfortunately, my experience fell far short of those promises, leaving me deeply stressed and unable to fully move in until the lingering construction and finish-work errors are properly resolved. ... My experience with Richmond American has been extremely disappointing, from the sales process through construction quality and after-sales service. The process starts by locking the buyer in before they have enough information to make a fully informed decision. I had to commit to the home before going to the design center. Only after I was committed did I get to properly see the finishes, materials, standard selections, and available options. At that point, even if I disliked what was offered, I could no longer simply cancel the deal. In my experience, this was not a transparent buying process. Important information came after commitment, when the buyer had already lost most of their leverage. The process appeared structured to secure the sale first and explain the details later. The walkthrough was even worse. I was specifically told that I did not need to focus on construction defects during the walkthrough. Then, at the end, Richmond American attempted to have me sign a document stating that the limited defects identified during that walkthrough would essentially be the only items repaired free of charge. I consider that completely misleading. You cannot tell a buyer not to focus on defects and then, after the walkthrough is completed, suddenly try to make that same walkthrough the basis for limiting your repair obligations. If Richmond American expects a document like that to be signed, it should be provided and explained before the walkthrough starts, not presented at the end when it is too late for the buyer to conduct the walkthrough differently. I refused to sign it. Fortunately, I am willing to walk away from a deal rather than sign something I believe is unreasonable. The pressure ultimately proved meaningless, but the fact that Richmond American attempted to put a buyer in that position at all says a great deal about the process. The quality control is equally unacceptable. I had to pay an independent third-party inspector to identify basic construction defects, including electrical issues and water leaks. These are not minor cosmetic items. A professional homebuilder should not need the buyer's privately hired inspector to identify fundamental construction and safety-related problems that should have been caught before handover. The actual build quality of the house is extremely poor. The home is incredibly noisy, the sound insulation is inadequate, and privacy appears to have been given almost no consideration. My bedroom is positioned next to the air-conditioning equipment of the neighboring property, and I can clearly hear it. I can also hear virtually everything happening in the guest suite from my bedroom. There is essentially no acoustic privacy, which makes the entire idea of having a separate guest suite ridiculous. The materials and finishes throughout the home feel cheap and low-grade. Very little gives me confidence that this house was built for long-term quality or durability. My overwhelming impression is that the house was engineered around minimizing cost and protecting Richmond American's margin, with the buyer left to deal with the consequences afterward. And once the home is sold, the experience does not improve. Defects are reported and then take weeks or months to resolve. For a brand-new home, this ***** of construction quality, quality control, and follow-up service is an absolute joke. I will never buy another Richmond American home. I will also actively discourage my friends, family, colleagues, and anyone else I speak with from buying one. If someone asks me about Richmond American, I will tell them exactly what my experience has been: a sales process that locks the buyer in before all relevant information is available, a walkthrough process that I found misleading, poor construction quality, inadequate quality control, cheap materials, almost nonexistent sound privacy, serious defects discovered by my own inspector, and painfully slow follow-up after closing. ... Overall, our experience with American Homes was positive, and they made the process of purchasing our new home fairly easy for my wife, Kelly, and me. Throughout most of the process, communication was good, and our questions were answered in a timely and professional manner. There were, however, a few occasions when we had questions or concerns that took longer than expected to get resolved. The delays were frustrating for both Kelly and me, particularly during a home-buying process when timely communication is extremely important. That being said, we are very happy with our new home and appreciate the assistance we received throughout the process. Our review highlights our poor experience with Richmond's Lending Team, included in our review since we got a package for Builder + Insurance + Lending for our deal. Working with Grant ***** (Sales Agent) was amazing, he was prompt to respond and very kind. Where the ball was dropped and trumped our complete experience with home buying was working with Darrell ***** and Kristi ***** on Lending/Mortgage side. Communication between Grant (Realtor/Sales), Darrell/Kristi (Lending) and us (buyers) wasn't good throughout the process. We as buyers had to haunt down Lending Team in order to understand process, get answer to questions and determine next steps. Every time we interacted with Kristi it felt as if we were wasting her time with the way she would respond to our questions or just saying "I don't know" a lot of the times. We were suddenly assigned to Kristi, as Darrell left for vacation, we didn't know until we broke the silence after few days. When we asked Kristi if we can meet in person to review some details and ensure we're on the same page, she said she doesn't have a local office (though it's listed on her contact info and email signature). When we asked about certain things, she would say I don't know - and what made it a more negative experience is when we asked her to setup a conference call with her team member that knew more about our process, Kristi said "I don't want to do that, she's working". Making us feel like we're not important throughout the process. Kristi made us pay additional things that were not part of the requirements and when we did she said our process was delayed because we paid it and turns out we didn't really need to pay for that. Very detailed review to highlight that all team members from Sales (Grant R.) Warranty (Nicole), Builder's Rep (Jason) were fantastic to work with! Just Lender's (Darrell and Kristi) made our whole buying experience more complicated than normal, as this is not our first home and we (buyers) work closely with lenders for clients that close on their homes. Overall inside home good quality. Cosmetic concerns throughout the house noticeable, builder very responsive to concern and sends companies very fast. Plants over all healthy with 6-7 dying even with proper care including one if the bigger trees planted in the slope. My big concern that I have with the builder is the side yard were the gate is located. They left the side yard ground extremely uneven where we have slipped and fell. I spoke to the home Care specialist and the superintendent and both told me "that is the way we turn the homes to the owners. Richmand should leave a home ready to live in inside and out and the side yard is dangerous to walk on. Rain splashes to the stucco due to the slope coming from the neighbors yard. My rating is based on the quality of the inside of my home. Tile floors are uneven in some spots the bathroom tile when I walk on it barefoot is a bit sharp. The wall texturing and paint was poorly done. Still waiting for them to address it I have three items that we're not noted in our walk-through that still haven't been addressed. After moving in, we've had plumbing and ***** issues. These homes were built way too quick with no care to quality of work.

There were major drainage issues that were not addressed. They have refused to take care of it. They know the downspouts put out to much water between the properties. I am going to spend 3-4K to correct it. I have had many LED lights go out and the whole units need to be replaced not jut bulbs. The doorbell they installed doesn't even point forward. Very cheap. They call it a ring doorbell but it's a knockoff.

The process has not been good since agreeing to a deal. The sales person was great. But once a deal was agreed to, Richmond has not followed through with anything. It's been three months and I still have blue tape all over the house, and a huge list of punchlist items that were supposed to be completed before we moved in and promised they would be done. Still nothing. I am having to project manage Richmond through these items and constantly follow up, or they are forgotten about. Even though they still don't get fixed. More times than not the people don't show up to fix it. Also our house flooded the second night we were here because Richmond pushed dirt into the sewer. My house has still not been fixed from all of the water damage that happened. ... More

Unprofessional sales consultant, won't fix issues even if they rolled over from inspection. Don't go with Richmond American especially if you move to Blossom Rock in Apache Junction.

Our experience with Richmond Homes was very smooth from the initial purchase through our final move-in. We'll be honest—we were initially hesitant about choosing Richmond Homes after seeing some negative reviews and experiences shared on YouTube. However, we decided to keep an open mind and judge the experience for ourselves, and we are so glad that we did. While there were some delays related to the sale of our previous home, those circumstances were outside of Richmond Homes' control. On Richmond Homes' end, we were prepared and cleared for our original closing timeline, and we did not experience any major issues or unnecessary hangups throughout the process. We are very pleased with the quality and value of our new home. The home is beautiful, well-designed, and provides the space and features we were looking for. Now that we are finally moved in, we can honestly say that we are happy with our decision and excited to enjoy our new home for many years to come. The Richmond Homes team was professional, responsive, and easy to work with. They communicated with us throughout the process, followed through on their commitments, and worked to keep everything moving forward. Whenever questions or concerns came up, we felt that they were addressed in a timely manner. For potential home buyers, our biggest piece of advice would be to do your research, but also remember that every home-buying experience is different. Online reviews can be helpful, but don't let someone else's experience make your decision for you. We almost allowed negative YouTube reviews to discourage us from choosing Richmond Homes, but we are very glad we gave them the opportunity to earn our trust through our own experience. From the purchase process to finally receiving the keys and moving into our new home, Richmond Homes delivered a smooth experience and a home that we are proud to call our own.
