Simply terrible! The quality of fit and finish is terrible. Our house was NOT properly cleaned upon closing, my wife is 69 years old and has been on her knees scraping off adhesive on the tile floor throughout the entire house. Our roof valley was not properly installed despite what Batterbee roofing said. After 61 days, our doorbell works! Our driveway looks like crap! (Cement work) Andrew and Frank are well aware of the problems! We closed and did not hear from them for 46 days until we ran into to Frank walking down the street. These times are unique but the true mark of reputable builder is one who is able to manage the entire building process despite them which far is from our experience. Shifting the blame to others for your end results is inexcusable and only poor management.

After being in the building industry ourselves for the last 30 years, the quality of materials and the workmanship are the worst ever. No insulation, walls not plumb, studs 24 inches apart whereas in most building codes they are 16 inches apart. Cement work was awful, no way did a Georgetown building inspector inspect the inside of this house before giving occupancy, thresholds not finished, drawers and doors on cabinets not screwed in properly, takes forever to get hot water. The list could go on and on. I would not recommend anyone buy a new home built by Pulte in this community.

Very Disappointed in the construction of my home

My construction was delayed and resulted in me having to stay in a rented residence more than 3 months @ $2350. Pulte has ignored my request for reimbursement. The house was not finished properly and my construction contact was not very helpful. He accused me of causing damage to a bathroom tile which is untrue. Refused to help . Very disappointed in the way the house was completed.

Worst Quality I've Ever Experienced

My home was not completed when I was forced to close. 45 days later there are numerous items still not completed...grout not done in tile, drywall patches everywhere, walls not square and damaged extruding drywall. My doors don't fit properly allowing air to come into the house. I can see the light from the outside. My back door threshold looks awful and I'm told that's the best it gets. My kitchen hood is bent and I'm told they will not replace it. I have 2 windows that need replacing and I don't know if they have been ordered. A cabinet door was installed backwards. David hired the worst crew to work on my home. He always complains that he has so many homes that he can't oversee every little detail

what I would like new home buyers to know is that the workmanship is horrible. It seems that Pulte allows the builders to hire the most UNEXPERIENECED tradesmen there is. Subpar would be a understatement. Everyday I find something new that was either not done or done incorrectly, from the poor paint job to mismatched cabinet doors. Thing not working as they should, broken items that were poorly place back to seem to be correct until you touch them. All together, if I could get refund I would, I will NEVER recommend Pulte or Sun City, I am your cautionary tale.

Beware of closing too soon

My experience during the build process exceeded my expectations. Lance was proactive and responsive throughout. However, I was encouraged to close with several punch list items that are still outstanding almost two months later. It seems that once you close you move way down on the priority list. Sadly, this has tainted my opinion of the house and community.

Disappointed overall, TONS of little problems with no end in sight.

While we're happy to have moved in and for the most part (the big things) the house is ok there are TONS of little things that need to be addressed. In addition, we've had to have numerous items fixed and then re-fixed because they weren't fixed correctly the first time. We're now 2 months in and still have numerous issues with no real end in sight since things keep getting delayed and incorrectly fixed. Overall we're rather disappointed and for what we paid, we expected much better quality and better response to issues.

Realtors need to DISCLOSE ALL MATERIAL FACTS up front! That's a FREC LAW..

Realtors did not DISCLOSE ALL FACTS. And when showing them the mortgage documents, they didn't know how to read them. Said that they "were wrong". It was a $30,000 difference! I've been in the real estate industry for many years. I need to give them a crash course in how to read a mortgage loan statement and to advise them that they have an ethical obligation to DISCLOSE EVERYTHING UP FRONT. And if you don't know something, admit it. Don't say "the bank is wrong". I was not told of the extra $195 to Town of Tradition either or the controverial path. I paid 1,000,000. for a brand new townhouse. I bought the model and therefore I am the first occupant. I expected that the home would be in mint condition.I have since found out that the HVAC system was improperly installed. Workmanship is very poor. It is a rush job and the home was 90+ days past the original close date. Quality of materials is cheap. I had 4 construction managers and the hand offs were terrible. I am having warranty issues and am told to wait until I get to a year for these items to be addressed.

I would not wish anyone to have to go through a home buying experience in an over 55 community like we just have! The whole process was poor but like a lot of people we were caught up in the boom market which builders have capitalized on. Eventually we moved into our new home 7 months after our scheduled time. Overall the design is very poor and lacking basic understanding of the age and stage of who they are building for!

This experience was one of the most stressful things we have been through. The only person I would give a 5 star to was our saleperson Brendan. He was fabulous. He tried to help out on many different occasions getting us in touch with the right poeple. We closed in September and there are still so many issues they are addressing and fixing. Horrible sub contractors

The workmanship was/is absolutely terrible. Sloppy work, damaged doors, windows, appliances, garage doors and the list was over 9 pages long. Paint on our floors, doors improperly hung, tile work the worst we have ever seen. Only bright spot was the head construction manager Andrew got involved and has been resolving our issues. But the inconvenience to my wife and I has ridiculous. Almost seven weeks from closing and having to endure continued foot traffic and cleaning up after repair crews.

Experience with Pulte’s representatives has been less than stellar, from sales representative to field managers to mortgage company - lack of the "Courage To Do The Right Thing". Too many people in layered systems. From purchasing through follow up warranty support after closing. Poor communication. Real low quality materials used, especially wood framing. Workmanship quality and accountability of workers not good. They show when they show, do poor to fair work when present, leave low skill workmen unsupervised, and take too long to address fixing what should have been done right the first time.
