First of all I had lots of issues with Pulte Mortgage . It was so much back and forth , no accurate calculations too the last moment of closing . They almost refused to close my house with 3.5 % down 3 days before closing !! Insane ! Then wanted $759 more the day of closing at the Title office . Pure emotional roller coaster . My wife was a nervous wreck having to deal with 3 different people from Pulte mortgage . We finally closed after the third delay which costed me way too much . Time out of work and moving arrangements etc . The house overall is good , just not a whole lot of detail oriented workmanship and the painting job inside and outside was choppy . Tiles are not latex well either . Visible uneven surfaces . The lawn in the back really messed up , looks like a swamp out there . No glass inclosure whatsoever in the owner’s shower !?!? No kitchen or bathroom cabinets hardware included , no gutters and downspouts ! No window ledges .The backyard sliding door is such an old model with wood handle !! We have to spend more money to upgrade it to what it needs to be for a home that’s well over 1/2 million . We bought the house because it was a great location and has lake view , also right beside the amenities . I’m not sure if I would buy a Pulte home again to be honest . The initial encounter with the Pulte sales team was pleasant and selecting our options for the home was painless. We were kept up to date on the construction progress weekly by our manager. The home was delivered ahead of schedule. Problems encountered at the pre-drywall inspection were corrected and minor problems seen at the final inspection were finished by closing. We hired our own inspector but his few deficiencies had already been noted by our construction manager. Since moving in, minor problems have been speedily corrected by appropriate technicians. There is construction all around us but no problem getting in and out of the development. Dirt, trash from building is cleaned from the roads on a daily basis. We expected the Fire Place to be in the wall NOT IN THE CORNER. No one told me that it would be in the corner and no one told me that I would lose one window and it would shorten the space in the gathering room. Second FAULTY LAYOUT with one light outside the garage door hiding behind the Pole. No one offered to have wash sink in the Laundry Room which is very important to have it. Most of work seems to be to finish the construction this way or that way and take my money and run away. Very bad experience.

Builder was very helpful in getting things done.

Pulte Homes makes it SO easy to understand the process that goes into building a home! They have very specific guidelines and information for the buyer.

We had no idea what to expect as first time home buyers and Pulte made it easy from start to finish. They were patient and understanding with us, answering all of our questions. They were attentive and very responsive. Couldn't be happier!

Overall the experience was as pleasant as building a house and moving can be.

Found fa bunch of issues during pre-purchase inspection. Though they promised to fix those, non of them were fixed, Only cosmetic work done and others were ignored, but provided wrong status to us. Same issues reported by other buyers in the community. Multiple issues noticed during move-in, submitted tickets. The agent promised to fix the issues during the purchase process, but not updates after that. No response to follow up. Prior to purchase, heard Pulte was a good builder, but now would not recommend to anyone after the experience.

It is really neat to be in on the very beginning of a new community. There’s a sense of family, everyone knows everyone and everyone’s in the same boat. Tony, our construction manager stops by to check on us pretty much every week! :)

We wish we had a few more options and upgrades available . Otherwise we have been happy especially with the construction manager, Gigi, who was very attentive to our needs

So far so good…wish the price could have been cheaper…

Initially, we really loved the models only to find out that a lot of the items had been discontinued. Having then gone thru the designer process, it took 10 months to build and move in. We love our home and only have minor issues to deal with.

Good community and friendly neighborhood. My experience with Pulte was good except for closing date selection. But apart from that good customer service and very responsive to issues. Still only 1 month old home so more to come but so far so good. I am happy with my purchase.

I had good communication with Pulte home sales person through the whole home purchase process with no issue. But Polk County representative reported water leaking on this property just one month after closing. our PM reached out to Pulte home immediately, and they fixed it on the same day of reporting. I appreciate Pulte home's quick response. But this is brand new house, it makes me wondering the quality of the builder for this house.

The homes built by Pulte are great and best quality materials are used. The ground staff are great and take great care in making sure all the expectations are aligned with what was advertised. The sales team is also great and very quick with responses and providing information. The loan approval team (and there are multiple groups) have some overlap and communication can be confusing at times. Just make sure you have everything documented to support you as you progress on finalizing the home that you want. Overall, I am happen with how my home was handed over to my on the day of closing.

Save yourself from pain and misery and look somewhere else.

We had an awful experience with our sales person. Much confusion and back and forth. A lot of information that was provided was just incorrect or portrayed poorly. The one person who made it better was our building manager, Lily. She was one of the only competent, honest and reasonable people we worked with.

Buying my new home through Pulte was one of the best decisions that I ever made. Their whole team is made up of amazing, professional experienced people. From the sales team to the construction managers and the closing team- they all went above and beyond what is required of them to make sure that this process was seamless and pleasant for me! Pulte is very meticulous about their workmanship and they pay great attention to detail! They pride themselves in providing new home buyers with a new home that exceeds all current standards. The homes are built so fast that there is limited quality assurance: heat pump not wired correctly, sewer line blocked by construction debris, lawn sprinkler control faulty, paint and drywall residue on floor tile, seal around front door has a gap that sunshine can be seen through and the list goes on.

Pulte Mortgage: I felt so bad and never expected this from Pulte, I felt ssooooo stressful while entire process, they keep me hold for 60 days, and never move forward keep telling me will get underwriter approval in next day. every single day keep hearing same answer and finally they rejected my loan. I went so stress, sleep less nights and felt night mare, upset with pulte that I brought home with them. Sales: They failed to keep all things aligned together and even threaten me multiple times that they are going to cancel my application. even thought its Pulte mistake as they hold me for 60days, once they rejected my application, sales people gave me 30 days to go side. Once they have your money they are very unresponsive and do not stand behind even their stated timeframes. As an example when you enter a ticket they will “get back to you within 24-48 hours”. Often it is weeks and sometimes not at all. As this is my second Pulte build I thought the first was “COVID related”. It is not. They don’t respect your time, or your property. Very disappointed with customer service and lack of care once the property is sold.
